Positive: This might be the most beautiful apartment I have ever stayed at in Europe. High ceilings, central heating and cooling, two bathrooms, a washing machine, and stunning furniture. The mattresses and pillows were amazingly comfortable. The views from the apartment are amazing, facing right onto the Temple of Apollo and at sunset it is amazing. The kitchen is well stocked, wifi was fast, living room comfortable, and interior patio with clothing drying rack great. We wish we could have stayed here longer! The location was amazing too, walkable to all the main sights.
Negative: The lively piazza by the temple of Apollo is certainly lively at night, so be prepared to hear some street noise from people below (but it is not bad, and totally worth the views and location).
Summary: Simply amazing stay!

Positive: The location is excellent, and you are literally staying in an Italian palazzo! so huge we could get lost in it!
Negative: The main bedroom is facing the temple of Apollo and the market, which is great during the day, but unfortunately loud music at night kept us awake till 1am :(

Positive: Perfect location for exploring Ortigia! Balcony overlooking Temple of Apollo and piazza where street musicians play in the evenings. Steps away from the street markets and from a supermarket. Beautiful luxury apartment, like staying in a palazzo, with very nice furnishings. Very spacious for our family of four. Super convenient to have a washing machine to do our laundry and drying rack in a small courtyard. Central AC (which is a rarity in Italy) kept the place nice and cool during the peak of summer. Owner rode with my husband in our rental car to the parking lot while his wife showed me around the apartment and how everything works. Very beautiful apartment, would stay here again if we return to Ortigia.
Negative: Sauna & dishwasher don’t work, and balcony needs some repairs but is still usable. You need to enter ZTL zone with car for ease of dropping off luggage, or else will need to carry luggage quite some distance to avoid driving through ZTL area. Owner submitted something for us so hopefully we don’t get a fine for entering ZTL briefly to drop luggage. Also, you need to carry your luggage up the stairs one floor to apartment which would’ve been difficult without my husband. In all fairness, this has been the norm in every apartment we’ve stayed in Sicily- so pack light.

Negative: It was billed as having a sauna and the sauna was broken and looked like it had been broken a while. Told renter and he did nothing about it. Also, railing on balcony is falling apart.Tried to charge us 4% for tourist tax including VAT when the regulations clearly state net of VAT.

Negative: Lots of deferred maintenance such as the shower doors are broken, one curtain is off the rod, one door came off the hinges and minimally supplied other than dishes, other than the basics. Lots of noise from the street bedroom but worth it for the location.

Positive: The location of this apartment was fantastic. We also appreciated that the owner was communicative and let us check out two hours later than normal.
Negative: The spa (for which the apartment is named) was not working when we stayed, and this was not made clear to us during booking (neither was the dishwasher.) The apartment lists basic toiletries as being provided, but there was no shampoo, conditioner, or body wash available. Neither of our shower drains functioned, and perhaps worst of all, there was very loud music emanating from a nearby bar, which continued until midnight.
Summary: Not a spa-like stay.
