Perfectly located between Suttons Bay and Traverse City, M22 and You is bright, cheery, and spacious with 6 bedrooms and 3.5 bathrooms. The sandy beach is just across the road—the perfect spot to enjoy spectacular sunrises and clear night skies.
Inside the home is a large living space with a kitchen, dining room, living room, and family room. There is a 6-person sauna and gas fireplace. The lower level offers an additional kitchen.
In the backyard, there is a fire pit and gas grill. On the lakeside, enjoy 100 feet of lakeshore on the sparkling blue waters of the West Arm of Traverse Bay. At the shore there is another fire pit, kayaks, a hammock, and beach chairs. There is also a dock for guest's use.

I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We decided to have combined Christmas up north with my sisters family. The house was perfect, there was plenty of space for all of us. The rental company was quick to answer any questions and was very accommodating. We actually were able to enjoy some walks on the beach because it was an unusually warm Christmas. We took advantage of the 2 kitchens for our meal prepping and plenty of games of pool were played. I would recommend this house for any large group. We had no issues with the location, and liked that it was between Traverse City and Sutton’s Bay.

Summary: The house was beautiful! Nicely updated and had lots of room for all of us. It was nice and clean and had plenty of towels and anything else we needed. I would definitely book this one again! My only complaint was that we had to leave the dishwasher empty which meant we had to hand wash our breakfast dishes the day we left. Seems it would have been more sanitary to run them through the dishwasher and have housekeeping empty the dishwasher and put them away. But that’s it. Everything else was perfect.

Especially enjoyed the privacy of the beach across the road (busy road tho). Kayaks and paddle boards and long private dock and beach chairs were great! Nice break from the humidity of southern Illinois in August.

Summary: We stayed at the property in mid-June. The house appeared to not have been cleaned well prior to our stay, but we didn't fully notice until the following morning as we arrived after 10pm. We contacted the company for many reasons - toilet paper rack was falling from the wall that we noticed, and the basement was not warming up even though we had the heater going, so the company advised to turn the heat way up which then resulted in the top half being extremely warm. We didn't hear back whether there was a second system downstairs. We also advised there was an ant and spider issue throughout the house, so they came out to put ant traps. It appeared the house hadn't been dusted for cobwebs because they were in nearly every corner with live spiders. We hadn't anticipated staying in the house much; however, given the weather we stayed at the property more and ended up cleaning the spiderwebs ourselves because they didn't clean them. The agency was responsive; however, we never really received a resolution to the many issues, aside from the ants. I would also recommend staying on the other side of the road as it is nerve wracking staying on a busy street and running across the street with kids to get to the beach (the speed limit is 45-55 MPH on the main road you have to go across to access the beach.) For reference, the property does have life jackets; but we couldn't locate the oars; however, it doesn't have kitchen towels or dish washer detergent, so we used paper towels.

Location was perfect and beachfront was the best part of the property.Only negative was the cleanliness of the property. Both twin beds in the basement were loaded with sand (which we cleaned). And there is visible crud around the refrigerator (we did not clean).
