This expansive 40 acre private ranch with large open areas both inside and out is perfect for your family/ group vacation. The house will sleep 32 in beds with plenty of room for additional sleep space. With the convenience of surrounding ski, golf and lake resorts that are now open including Park City and Heber City, this stunning serene estate offers the perfect summer or winter getaway! Located 10 min from the Deer Crest/Deer Valley lift and 25 min to Park City. Also only 5 minutes to Heber City Main St and 3min to Heber City Airport. Ideal for all group sizes looking for a safe and memorable trip. This 40 acre private estate sits nestled in the base of the gorgeous Wasatch mountains offering spectacular views as you make your way up the private drive w/ private gate.
This professionally cleaned property offers bed space for 30+ guests in its maximum configuration. To accommodate all groups sizes there are 2 Kitchens (1) Large gourmet kitchen with all new high end appliances (1) 1/2 Kitchen including fridge, microwave and sink. There are a total of 4 refrigerators for plenty of food space. For those cold nights, there are (3) gas fire places and radiant floor heating throughout. The property also offers central air for the warmer months. There are both large washer and dryer in the dedicated laundry room. For viewing enjoyment, the house features 12 HD TV's and a theater room with projector. Included is Dish Network Premium with NFL and College tickets. For additional entertainment, there is also a pool table, Foosball table, air hockey, board games and a Karaoke machine. Outside features include a 13 person swim spa along with a 8 person hot tub that are accessible from a dedicated door with adjacent wet room and bathroom, a huge fire pit, extra large BBQ and outdoor furniture. You will have plenty of parking space and a huge 3 car garage. There is also tons of grass area for activities and special events (separate fees may apply). The guests will have access to the entire house, garage and property. Because this a working ranch we ask that guests stay away from the barn and animal pens unless accompanied by the property manager or staff employee.
The property is convenient located 5 min from Heber City offering multiple transportation options. Parking is available on property (can accommodate 8+ vehicles) but limited to the garage and driveway area of the house unless otherwise approved . We ask that you keep all vehicles off grassed areas and on paved surfaces.
The views from the ranch are jaw dropping. The immediate area features a reservoir with public beach, boat/jet ski rentals only 5 min from the property. Street legal ATVs are allowed on city roads and there are trails for hiking and biking right from the property. There is also a state run gun range and public golf courses in the area. Horseback riding, fly fishing, and snowmobile tours are also locally available. This is a quiet rural community and we ask that guests adhere to all local laws and respect the surrounding neighbors that make this their home.

Summary: The house is wonderful, so well adapted to a large group. The manager was very helpful. Our extended family LOVED the house. Everyone had a room and most had a separate bathroom. The spa was terrific! The kitchen allowed gathering, talking, AND cooking, all at the same time. We had a fabulous time! The house was a star!

Summary: The location is private, and the grounds are well kept. Daniel is a nice, quiet, and safe community. The children in the group enjoyed all of the grass. It is a working farm so be prepared for the possible sound of machinery at 5:45 a.m. There is ample parking and the use of the garage was nice. A huge plus was four refrigerators for the renters' use. There was adequate space to store non-perishabe items. Our group of 24 had plenty of room to spread out and suitable space for gathering together. The cousins enjoyed the bunk room, and the bathrooms are well placed. The location is close to Deer Creek Reservoir, and we enjoyed a day on the water as well as a train ride on the Heber Valley Railroad. The property was clean and, for the most part, well maintained. The property manager, Matt, was friendly and quick to respond to questions or concerns.

Summary: For a second year in a row, we stayed at this property with a group of several families with children, and again, it was perfect for our ski vacation. The house is clean, comfortable, stylish and enormous--plenty of room for families to have their own space without being on top of each other. The bunk room was a favorite for the collection of boys in our group. The kitchen is spacious and well appointed, which made large meals for our group easy. There was plenty of space parking for parking our various cars. And of course, everyone enjoyed the hot tub. With respect to location, the house is fairly isolated in Heber City/Daniel (wildlife abounds), but dining/shopping in Heber City is just a couple of minutes away; and Deer Valley and Park City ski resorts are less than half an hour. Finally, we really appreciated the efforts of management's representative, who was very responsive to our requests--including hunting our lost electronics and kids toys and returning them to us.

Summary: The home was in the most incredible location and set up against the mountains and hills of Heber Valley, Utah. We all loved the location. Yet, upon receiving check-in details, one hour before we arrived, I got a message from the property manager that there were box-elder bugs which he just sprayed for, but that they were harmless. The only thing is that this was never mentioned before hand and there were not just a few I was sweeping up dustpans full every single morning. Over night there were hundreds if not more than 1K that would appear on the floors each day. I would have liked to have known about this situation before hand or upon booking and so that I could have the option to book another location since our group was filled with clientele who were looking forward to a nice stay and get-a-way. There was also a pretty major water heater / water softener leak that affected one of the bedrooms in the basement that it was clear the property manager was aware of and didn't have under control before we arrived. This leak negatively effected two of our guests and they had to walk on wet carpet beginning the second day of a 4 day stay. One other room in the basement had a door jam fall off as the air flow in that room would suck the door closed slamming it shut if the operator of the door wasn't aware of this air flow effect. On the last day the door jam fell off. I attempted to replace it as it became apparent this had happened in the past, due to a number of nails and nail holes in the door jam, and we were not warned about it. The home comes with a hot tub, which stopped working after we had only used it once. I contacted the property manager to ask if he knew why or what we could do about it to get it up and running again. We heard back from him about and hour and a half later. Not a big deal, but a bit frustrating when we wanted to use it at that time and had to wait. We found the solution ourselves after spending an hour and a half searching for it. Finally on our first morning there, one of my guests came and let me know that one of the upstairs bathroom doors didn't lock or even latch. This was a big deal for this guest of ours as he was dealing with gastro intestinal problems at the time. This would have been helpful to know before I put him in that room, but he was our last to arrive. There was also a hornets nest in in one of the vents in the kitchen inside the home and we had to fight off hornets the whole trip.
