Summary: The views! You will have those Sedona red rocks *right* in front of you. The hot tub really worked well and was easy to use--not always the case with "we have a hot tub" places. Pleasant, no-fuss owners living next to you in the rest of the house. There are two levels of decking. Foam-on-mattress queen bed very comfy. Quiet.
