The space:
Oversized fabulous lounge with pool table which then leads onto the disco with a bar and karaoke.
Indoor sports pitch with football, tennis and basketball options.
Have a soak in the hot tub in a perfect setting!
A two night minimum stay over a weekend.
Sunday to Thursday can be booked for a one night stay.
As mentioned in the house rules parties are not allowed.
Other things to note:
Behind the property is a well maintained touring site for walkers exploring the Penine way walks. This can mean caravans and tents may be pitched behind the property. The touring site has no access to the property and has a separate driveway.
Other things to note:
After 15 guests there is a fee on a per person basis of £150 per guest for each guest after.
If there are more than 25 guests this fee is reduced to £100 per guest.
The extra guests fee is non refundable.
If guests are brought in without consent given then the fee is raised by £100 per guest applicable for each guest that was not on the booking request.
Please take this as a formal advisory notice before any booking has been made. Cctv is active around the exterior of the property and the car park for vehicle registration. If bookings have been deceitful by bringing extra numbers of guests in or malicious damage has been caused to the property we will refer to the cctv.
Standard check in time is from 3pm onwards.
Standard check out time 10am.
Both times can be flexible witha fee depending on turnaround time requirements.
Friday and Saturdays are a two night minimum stay.
There is a special weekend offer on right now in December 2022 and January 2023 for a 3 nights minimum stay, the Thursdays and Sundays nightly rates are now £400 instead of £990. And the weekend nighly rate is now £900 down from £1350.
If you would like to book just the Thursday or Sunday then the price will be usual midweek nightly rate at £990.
If you would like to book just the weekend Friday to Sunday, it will be the regular nightly price of £1350.

Summary: My family and friends had a fantastic 3 day break over the Christmas holidays. Everyone had nothing but praise for the property. The was a slight issue with the heating, a few texts to the host and the issue was sorted very promptly.The only criticism would be the hot tub water was discoloured and the other was locked. However this did not have a negative impact on our stay.The communication before and during our stay with the host Nikki and Doni was outstanding.

Summary: Brilliant accommodation for a large group of people with plenty to do, HOWEVER ONLY 1 HOT TUB WAS OPEN. When I questioned the fact that there was only 1 hot tub available with the owner, as opposed to the photos online which shows 2, I was told that they only ever have 1 open but I defiantly wasn't aware.

Summary: The Carriage House was a great choice for our belated works Christmas party for employees and their partners. The property is well laid out and very spacious, with activities available to keep everyone entertained. Prior to our arrival we saw a review from December which had mentioned a few issues they’d encountered, these had been mended or replaced. The internet modem has also been replaced and we had a decent internet connection whilst on the ground floor. The property was warm, clean and was equipped with enough crockery and cutlery for large groups of people. We walked into the village of Marsden which took around 45 minutes, but would recommend taking a taxi for the return journey as it’s all uphill on the way back. We all enjoyed our weekend away in the Carriage House, and would recommend to others.

Summary: We recently hosted a company meetup at The Carriage House, and it was an absolutely fantastic experience for our group of 15. The venue checked all the boxes for what we needed! The space was incredibly spacious and accommodated our large group perfectly. It never felt cramped, and everyone had enough room to spread out comfortably. This created an ideal setting for our meetings and group activities, fostering a relaxed and enjoyable atmosphere. Communication with the hosts was great. They were always available to promptly answer our questions, ensuring we felt well taken care of throughout our time there. Check-in was easy and the hosts had thoughtfully laid out the rules and instructions. Everything was clear and easy to understand, which made settling in hassle-free. The entire house was clean and comfortable. In summary, our experience at The Carriage House was outstanding. Summary: Fabulous property with everything you could need for a family break of all ages. The only possible improvement would be to improve WiFi as we virtually had none the whole time we were there and to add a few mirrors to rooms as some had none. These are minor improvements and would not hesitate to stay again
