Positive: The hotel accommodated a very late arrival. The day staff was very nice, professional, the chef was excellent, cleaning staff attentive. The buffet breakfast was nice and the coffee was excellent. The brunch and lunch menus were small but sufficient. Tasty hamburger! Comfortable areas to relax. The room was quiet as requested. The spiral staircase to the 3rd floor was beautiful and easy to manage. Beautiful paneling throughout this renovated home and nicely decorated. Drinks offered after hours but no ice machine. Coffee and tea in the room. Adequate Wi-Fi throughout. A small refrigerator and safe in the room. Nice linens and pillows.
Negative: This is not a property for persons with difficulty managing stairs. The 14 stairs from the lobby into the hotel did not have a handrail to assist, especially with luggage. There were so many small steps and stairs that it was tricky to watch where you were going. One of the old spiral stairs was very, very narrow. At night, the patio steps are not well-lighted. The room was quiet but dark and the bathroom mirror was not well-lighted for shaving or makeup. There is no ice machine although cokes (without an opener), juice and water were available for guests. No Kleenex in the rooms. The TV was difficult to program. For me, the mattress was too hard, not a pillowtop. It was listed as close to Anáhuac University but actually was at least 30+ minutes by Uber.
Summary: A new, small boutique hotel but with important issues to address for guest comfort. and safety.

Positive: really liked the hotel. It is a former house that has been beautifully renovated into a hotel. The terrace and the décor, including the furniture, are very pleasant. The staff has been very attentive at all times, always ready to take care of any need and with a smile o f their face. The bed is extremely comfortable, the sheets and pillows are outstanding, and both the shower and bathroom are excellent. Also the hotel is extremely clean in all areas not only rooms.
Negative: What I did not like (I stayed four nights): 1. Check-in: We arrived late, and at check-in we were given a completely different room from the one we had reserved. It was much smaller and had a strong smell of humidity as soon as we entered. We mentioned it, and the receptionist came back with an air freshener, which is not a valid solution. Since it was nighttime, we did not notice that there was a large skylight right above the bed, which woke us up at sunrise and could not be covered in any way. We complained, and they then gave us a room type consistent with our reservation. 2. Dining area: The dining room does not have tables for more than two people. 3. Menu and breakfast: Some drinks are not included, but prices are not shown on the menu, which should be indicated. The included breakfast is a continental American one (fruit, yogurt, cookies, etc.). If you want eggs or any other dish, they are listed separately with prices. The coffee tastes very strong and was not pleasant to me. The dinner menu seemed expensive considering the quality. 4. Room: We ended up liking our room, although all the towel racks fell off during our stay. 5. Check-out: This was definitely the worst part. I left at 7:50 a.m. with my Uber already waiting, but there was no receptionist, so I had to wait until 8:15 a.m. for someone to arrive to settle my bill. My Uber waited at the door for quite a while, and I had a flight to catch. If there is no 24-hour reception, guests should be informed. I also do not understand why they could not charge my expenses from the deposit so I could leave on time. 6. The bathroom is divided by a glass wall, which is unusual because the other person can see you at all times.
Summary: Good and recommended, but need to improve some things
