A unique porch with lovely forest views wraps around the entire perimeter of the home, so guests can take in the tranquil surroundings. The living room and dining area are polished and welcoming, with wood paneled walls, comfortable furnishings, and cheery pops of color. The wraparound porch will be your favorite place to enjoy fresh air and great company - spacious enough to accommodate your entire group, the porch has seating for ten.
The Book House offers the best of both worlds - acres of private scenery with all the beauty of Hill Country, and easy accessibility to Austin’s amenities and attractions.
A warm, welcoming living and dining area with wood-paneled walls and immaculate hardwood flooring is the perfect entry to your cabin-style retreat. Unwind with a good book on the stylish sofa or play cards at the dining table. When you’re ready for dinner, the kitchen is fully equipped with brand-new appliances to prepare a delicious meal. The Samsung dishwasher makes post-meal cleanup a breeze.
On the first floor, three bedrooms each contain two twin beds - a total of six guests can sleep on this floor. Cheery décor in different color themes makes each room unique. Travel up to the second floor, where two spacious and airy bedrooms each contain two full beds. Large groups have the benefit of private en suite full baths in each of the five bedrooms, making this the perfect spot for groups of couples or families with kids.

Summary: Our intended stay home had no functioning air conditioning and the inside temperature was nearly 90degrees. Fortunately VACASA did find another home for us but was not in Dripping Springs but Austin. This significantly disrupted our plans and involved a lot more driving. To add to our troubles the house in Austin there was a yellow jacket nest on the wraparound porch that we did not see until my 6 year old got stung. We left Sunday night rather than Monday morning. To be fair this was our first bad experience with VACASA and we will use them again. But we’ll be looking for at least a partial refund on our original rental property.

Summary: Rating Details: The property manager was more than helpful. The vacation rental was very clean. I was more than happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Rustic, comfortable place. Beds comfortable, charming inside. Nice big wrap around porch for gathering. Needs; outside needed attention on arrival, cob webs obviously showed it hadn’t been cleaned for a while. Screen laying on porch, dirty towel and cans in yard. Mentioned to Turnkey on arrival, took 3 days for attention, then just swept off windows. Front steps have several cracked boards, trip hazard strips were broken, another hazard, Inside: kitchen: limited utensils for a 5 bedroom, 4 drinking glasses, 6 spoons, 1 pot, no hot pads, no dish soap or paper towels, nothing to use to wash dishes. Needs measuring cups and measuring spoons, ice maker does not work. 2 coffee pots, one leaks unable to use. Bathrooms: sinks drain very slowly, no washcloths anywhere for bathrooms, one upstairs bedroom needs a bedside lamp. Front door handle came off. One of our guests temporarily fixed it, maintenance came later but had to return 2 hours later to finish repair.?? Beautiful wildlife appear daily ( deer, fox, birds). Such a great place but needs more maintenance for guests.

Summary: We rented this house and the cabin next door for the gathering of a group of college friends for a memorial service. It was a somber occasion, of course, but the location and the house and the grounds could not have been more perfect. More than anything, we loved sitting outside drinking coffee and visiting and watching the deer poke around. The owner was friendly and accommodating, and we had a lovely time, despite the sad circumstances.

Summary: beautiful property with paths to walk in nature. each bedroom has two twin or two double beds and it's own bathroom, wonderfully decorated, clean, common areas inside are small, but the wrap around porch provides plenty of chair and table space for all, lovely to sit outside, even in the heat due to the covered porch.

Summary: The Book house was overall a great place to stay for our memorial weekend getaway. Plenty of rooms and beds for everyone. Not a far drive from downtown but still secluded enough to feel at one with nature with deer on the property. Only issues we ran into were, when most of us showed up to check in, it was dark so we had to drive around the property and find the right house, since there’s no lights on the road leading up, it was a little difficult. Also there were no trash bags or bins for us to dispose our trash in to so that made it difficult to clean up at check out and but we notified the cleaning staff as we left. Reminder check out is at 10am not 11 which I overlooked, but didn’t seem to be an issue.
