Positive: The villa is easily accessible and conveniently located outside of but close to Florence. Now that there's a ZTL (limited traffic area) encompassing the city centre, staying outside Florence is much easier and convenient. There's a village nearby, too - you can get the bus into Florence (around 25 minutes) from there. The owners are lovely - warm and welcoming, and happy to regale you with anecdotes about the property. The breakfast is amazing (and offered at no extra price). We also loved having a very good-sized apartment all to ourselves, and enjoyed being independent while also enjoying what the villa has to offer.
Negative: All things considered, the bed could be more comfortable and the garden more looked after. Unfortunately (and this has nothing to do with the villa itself), there's a restaurant nearby playing loud music well into the night. The owners said they've already tried to solve the issue but the restaurant won't hear it. If you close your windows and turn on the AC, you'll be fine. Otherwise, it may be safer to bring earplugs.

Positive: Great breakfast and good location if you have a car
Negative: Some of the pool furniture was broken. It was hot (36 C) but this is normal for Florence in the summer. The air conditioner was on the entire time and although warm in the room it managed to keep the temperature comfortable.
Summary: It is an old villa and what you would expect to see in an old villa. The staff was very friendly.

Positive: The staff were so accommodating and would do anything to help should you need it - fabulous service. You get the country stay but within a short distance from all of the attractions. There is a bus you can catch (number 23) directly into the centre of Florence from Bagno a Ripoli, and the bus stop was a short 10 minute away from the villa. Not to mention the beautiful villa itself. Would recommend.
Negative: The water pressure was not very good meaning the toilet took multiple times to flush and the shower was not very strong.
Summary: Beautiful villa, great service.

Positive: Big rooms, the villa is old but very well maintained. The host does a very good job and tries to please you. The stay gives you a Tuscan experience and is close to the city. It is ideal if you are traveling by car. The breakfast was simple but genuine homemade
