Villa Palombara: country villa with heatable gated pool, tennis court & cook | Villa in Todi

Situated in magnificent Umbrian countryside, Palombara is perfectly located for walking, cycling and exploring beautiful nearby villages and hill towns.
Dating back to the 17th century, the former farmhouse has been renovated with care and equipped for large groups. A well loved home from home, Palombara has spacious interiors, pretty gardens and facilities for active guests of all ages which works well for family gatherings, groups of friends and retreats.
Palombara is situated off a country road, just a short drive from Todi. Electric entry gates open to lawned gardens and an attractive tree lined driveway which leads to a covered parking area for 4 cars, situated to the side of the house. There is also a covered area for bikes here which are available for guests staying at the house.
Along a pathway from the parking area is the house and main terrace. Doors open into the kitchen and main living area on the ground floor. Here there are comfortable sofas, a TV and well equipped kitchen where 8 people can dine together. There is also one double bedroom (queen size bed) with en suite bathroom with shower, a second room with a double sofa bed and doors to the garden, as well as a storage/laundry room and guest bathroom on this floor.
The first floor is reached by an internal staircase from the living area and external staircase from the garden. On this floor there is a second living room with fireplace, sitting area and a piano. The master bedroom is on this floor and has a private hall connecting to a bathroom (with bathtub and shower) and a children's twin bedroom. Next to the master double bedroom is a children's bunk bedded room which sleeps 5 (two bunk beds and a single bed) which shares a bathroom with the master double and children's twin bedroom. On the other side of the upstairs sitting room is another double bedroom with a sofa bed and a private hall connecting to a private bathroom.
Through the doors from the kitchen and living area there is a courtyard with a covered lounging/dining area (for 13) and panoramic views across the rolling hills of Umbria. Set up for summer living, there is also a wood burning grill and pizza oven with a small fridge by the outside dining area.
A small gate from the terrace leads down a stairway to a fabulous pool terrace with large heatable swimming pool and jacuzzi (may be removed for 2017 - please ask). Next to the pool terrace is a recently resurfaced tennis court which can also be set up for 5 aside football.
Sporty groups will also love the basketball nets and a table tennis table which are usually set up between the dining terrace and house, while the lawn is used for cricket. Sports equipment is available at the house including cricket bats, tennis and table tennis rackets, football nets and all the balls to go with them.
The house is geared to families and friends enjoying time together so there's a good selection of board games, books and a piano, as well as wifi, a television and a selection of DVDs.
For a welcome meal and practical local information, the English/Italian speaking housekeeper who lives in the nearby village and is on hand for guests. She can provide a daily or occasional cook service or babysitting (on request for an additional cost).
In the summer of 2016 a kitchen garden and chickens in a barn were introduced to Palombara and are situated on land below the pool area, so fresh eggs and produce in season are available. There are two dogs on the premises which can be kept in an enclosed area away from the property if necessary.
Approximately 75 metres from Palombara on the other side of the tennis court is another house belonging to the same owners. Recently constructed and not rented, it is to be used by the friends and family of the owners. It has its own pool and driveway, although the tennis court is shared with Palombara. The house is visible from the tennis court but in 2017 it will be screened off with trees so will not be seen from Palombara.
