Situated on the fashionable West coast known as the 'Barbados Riviera' in the Caribbean between Holetown and Speightstown, in the parish of St Peter.
This small village has been created to reflect the image of typical Barbados Chattel house design. Set amongst tropical gardens & located around a central swimming pool. Wild life includes the Barbados green monkey.
The self catering villa has its own private terrace, with fully equipped kitchen including Air conditioning & ceiling fans. The bathroom has a walk in wet room with shower and the bedroom has a queen size four poster bed.
Mullins beach is about a 5 minute walk away from the villa, hire Jet Ski's or take a short boat trip to see the Turtles. The beach has sun loungers for hire & has a nice restaurant, serving ice cold cocktail drinks.
Restaurants near by in Holetown & Speightstown, do not miss fish fry night.

Summary: Kitchen well equipped. Pool very nice, however very noisy children there all week. There is no privacy at the apartment The front patio overlooks the toilets of the pool The private rear patio from bedroom overlooked by the properties behind and the new deck on the side in heavy shade overlooks pool sunbeds. There was high mosquito activity and as there is no mesh on the shutters and also no glass in the windows it was impossible not to get bitten and very noisy when people were sitting on their own balcony behind. The apartment seemed very cluttered and television wiring not ideal. The loo roll holder needs repositioning as it sticks in your shoulder if you sit on loo. The brush pans mops and buckets need to be put out of sight not in your face when you walk out of the bedroom door. Nicky was extremely helpful and when we checked the night before departure what time we needed to leave he said we could stay as long as we needed as nobody was booked in after us. Therefore we made plans for relaxing last day. Unfortunately received message from him at 7.45am on the morning of departure saying we would have to leave by 11am. The cleaning lady arrived at 10.30. Not ideal. Also be aware the taxes of 100 US per week were not mentioned prior to receiving the booking form and are in addition to prices quoted on line

Summary: My impression of the unit that we resided in Is that it is being lived in from time to time by family and friends, it looks more like someone lives in that unit regularly and when a booking occur they leave out abt a week sooner, just allow income and short stays for the money, the spot needs to be cleaned light bulbs were missing, please bring your own blankets, it gets cool at night and you may chose to use the air for your comfort, the cable unit would sometimes work, for the majority of our stay it worked 30%, we were signed in using our own Netflix acct, the neighborhood will surprise you, the pool was one of the best feature, the pillows on the front furniture are old, the inside of the washer reaks a sour odor, the bucket mop dust pan sits right in view in the kitchen area, the name listed on this email is not the same we stayed at Kings Village… Barbados-Dreaming, there were only two other families in the villa that looks to hold about 30, one family departed a day after we arrived, the next family came the following day which was nice to hear laughter there is no restaurant on the premise, the grill that I saw was rusted, some of the units looked like they haven’t been used in some long months… we did not stay at little battaleys, the name of the place read kings beach villa

Summary: My adult daughter and I stayed here for a week - we had a wonderful, relaxing time. The apartment was comfortable and well located. It was easy to walk to the beach and nearby restaurants and groceries, the villa was quiet, and the pool was lovely.

Summary: This is the 3rd time we have stayed in Ian's super 1 bedroom property. It is perfect for a short stay or like us for 4 weeks. The kitchen is fitted out excellently with every cooking utensil needed for home cooked dinners (restaurants can be pricey). Only 15 steps to the pool and a short stroll to a beach. Easy 20 minute walk into Speightstown for groceries, pubs and restaurants (highly recommend Fisherman's pub for super and reasonable Bajan food and entertainment right on the water). The bus stop is only 1/2 block away and are super and cheap to get into Holetown or Bridgetown even to go around the island. The new deck has a luscious mango tree that provides shade and privacy during the heat of the day. The large deck with large patio table and chairs is where we ate ALL our meals and had many drinks with the collegiate British and Canadians who stay in Kings Beach Villas. The air conditioning is quiet and efficient in the bedroom which we used only at the beginning of the night as the Trade Winds are naturally cooling. Ian provides a plethora of information on his property so that nothing is amiss and his manager Andrea is always available by cell phone, text or e-mail. All in all a real gem. Back next year!

Summary: We have recently returned from our second stay at 16 Kings Beach Villas. It is a lovely villa, very well appointed and maintained. The kitchen is very well equipped, and the living room and bedroom are very comfortable. The villa is situated right next to the pool and has a choice of outside seating areas. The gardens are beautiful and tended daily. Very relaxing to just sit and watch the birds (including hummingbirds), lizards and even occasional monkey! When we have stayed (in August) the complex has been mostly quiet, and we were often the only ones poolside. This really is my favourite location in Barbados. Kings Beach Villas are situated just south of Speightstown, within walking distance. We enjoyed walking up to Speightstown along the beach for a sundowner and supper. In the other direction, Holetown is a 10 minute drive (or bus ride!). The lovely beaches at Cobblers Cove, and Mullins and Gibbes are only a few minutes on foot. (Great snorkelling at the southern end of Gibbes Beach.) Ian is extremely helpful and efficient with the booking process, and sent us lots of information ahead of our stay about the villa, directions, restaurants etc. He also assisted us with car hire, emailed during our stay to check everything was in order and that we were enjoying our time at KBV, and requested feedback if we felt anything needed improvement. We still can’t think of anything that needs improving! Highlights of our visit this year were a visit to the enchanting Huntes Gardens, and a lunch cruise and sunset cruise with Shasa catamarans, an experience not to be missed. We hope to return soon...

Summary: An excellent 1 bedroom villa on the platinum coast of Barbados for a long stay vacation. Within easy walking distance to Speightstown with a myriad of excellent restaurants, pubs, churches and local shopping. Not many tourist shops here but that is the attraction! This 450 sq. ft. villa is 5 steps to the lovely swimming pool on property with ample loungers. The property is very well maintained with super friendly gardeners, maintenance, security and cleaning staff. It is only a 5 minute walk to St. Peter's Bay a small but swimmable beach. Mullins Beach a 15 minute walk is more active with beach bar, restaurant and loungers and umbrellas for rent. The villa is very well maintained by the owner and the kitchen is fully equipped to prepare even the most sophisticated meal! Best part and very rare for the Caribbean is a dishwasher! New A/C is very quiet and efficient. The large patio out front is where we ate every meal for our 4 week stay as it is covered (for the rain showers) and has lovely views of the pool and vegetation. Hundreds of worldwide stations on the satellite allows you to keep in touch with news and sports from your home country of Canada, UK, or the USA. The owner is very hands on and responds within a day by e-mail to any questions we had during our stay. This truly is a gem of a vacation home!

Summary: The apartment is clean and comfortable with all the facilities you need to comfortably self cater. There are good eating out options nearby and the beach at Mullins is no more than ten minutes walk. Kings Beach has a really good pool and is kept immaculately clean and tidy. Would definitely recommend.

Summary: We stayed at Barbados Dreaming for a month this past winter and it was perfect for us (Canadian snowbirds). Kings Beach Village is a wonderful collection of multi-coloured chattel houses around one of the nicest (and least busy) pools I have ever seen. Many times I had the pool to myself for hours; many residents prefer to go to the beach, it seems. The Kings Beach Village gardens are lovely, very well-maintained and create a very relaxing environment for a holiday. There is 24/7 security for the village. We found Barbados Dreaming to be exactly as depicted. It was well-stocked for long-term stays and was comfortable for two people. It would be a little crowded with more (although there is a sofa bed in the living room). The bed was particularly comfortable even though it was queen-sized and I am used to a king-sized. We only used the air conditioning in the bedroom at night (although there is an A/C unit in the living room) and it kept the bedroom wonderfully cool. Ian, the owner, was easy to deal with and responded quickly. His on-site managers, Dave and Anita, were friendly, informative and readily available. I had trouble using the European-style oven (being from North America) but Dave came by promptly and showed me how to use it. We had weekly cleaning and linen changes which was very nice for a longer term vacation rental. As others have said, the location is wonderful. It is between Holetown and Speightstown (closer to the latter) and about 100 yards up from the main coast road. As a result, it was very quiet and peaceful. We ate all of our meals on the front porch because we enjoyed the peaceful garden surroundings so much. We had a car but we probably could have done without one. There is a bus stop at the end of the street which takes you into Speightstown in five minutes and into Holetown in about fifteen minutes. I used the bus for most of my grocery shopping in Holetown. The beach is a 10 minute walk from the condo and, if you time the tides correctly, you can walk along the beach to Speightstown which I did a number of times. Mullins Beach is a 15 minute walk in the opposite direction and you can hire loungers and umbrellas. We enjoyed many sundowners at the Mullins Bay Beach Bar! If you are looking for a peaceful vacation rental away from the busy traffic and noise that you sometimes find in Barbados (but still close enough to enjoy all that Barbados has to offer) Barbados Dreaming will be perfect for
