Positive: We were the first people to stay in this charming guest house, with Nymphenburg Castle on one side and a flower garden on the other. I thought the picture of the castle through the window was doctored, but it really looked like that! The bedroom was a nice size and the location was great, with two tram stops close by, a cafe and bakery just a few yards away, and a place to sit in the garden and enjoy breakfast. I loved running and walking through the grounds of the castle (and I hear that the botanical gardens are very nice). Constantin was very responsive when we needed anything.
Negative: An old historic building has some limitations. There is a small shared kitchen/living room area but they were not able to put in a sink or stove, so you are limited to coffee, tea, or water (there is a large fridge is you want to store other things). But, with a cafe, bakery, and other eateries nearby (including a great kebob truck at the Romanplatz tram stop), the limited kitchen amenities were not a problem.
Summary: Staying between a castle and a flower garden was a great experience!
