The River House at Sandy Point, VA, in the heart of Virginia’s historic Northern Neck, is approximately 2 hours from Washington, DC and 1.5 hours from Richmond, VA. It rests on the banks of the Shannon Branch of the Yeocomico River, near Kinsale on a private waterfront point. It was initially built in 1932 as a fishing cottage and was fully renovated in 2008.
The River House is now a 2000 square foot single-story house with an open floor plan that includes beautiful panoramic views of the water. Open layout is also wheel chair friendly and has a 12 x 24 waterfront deck with handicap ramp.
The house easily sleeps 10 with 4 bedrooms (2 bedrooms on each wing) and a sleeper sofa, 2 full bathrooms, central air and heat, cable TV, a fully equipped kitchen, a river-side "glassed in" porch with a gorgeous waterfront view, washer-dryer, and a large waterside family room.
Bring your boat and jet skis. There is a pier with 2 boat slips (3.5 – 4 ft MLW) at the property for your use and enjoyment. There is also great fishing and crabbing from the pier. Sandy Point Marina with boat launching facilities and gasoline is located within one mile of the property. Fish the Yeocomico and Potomac Rivers & Chesapeake Bay!

Summary: Our family had a great time in this place. The house is very comfortable and has plenty of space.m for everyone. The backyard is beautiful and very relaxing. Even our dog had a great time! Unfortunately, our boys were not able to swim in the river because there were so many jellyfish. That was very unlucky. We’ll definitely come back! thanks Jeff and Belinda for all your help and quick reply to our questions.

Summary: Stayed here with a group of guys from my church for a fishing trip. The house is clean and spacious. Also in a very quiet neighborhood, it was nice to be right on the water to fish and catch crabs. Would definitely stay again if I had the chance.

Summary: We absolutely loved the river cottage! Mom, dad, me, my sister and our two pups had a wonderful time. It has a rustic feel yet the bathrooms had nice updates. The open kitchen and living room were perfect for cooking together and catching up. The sun room and picnic table on the back deck were our favorite places to dine. Birding, kayaking, watching the pups play in the fenced in yard, and napping were our favorite activities. It is peaceful and secluded. Next time we will bring the hubbies along. There is plenty of space for 3 adult couples and a kids bedroom for 3. For the four of us we each had our own room.
