Summary: Vincenzo is a very friendly host who cares about the wellbeing of his guests. He was always easy to reach when there were questions. The apartment is in a quiet and beautiful location. It only takes a few minutes to get to the beach and town by bus or car. The apartment is well equipped, we didn't miss anything. We had a great stay and recommend the property.

Summary: The place was nice. Not as close to the beach as advertised. The bathroom showers need repair they leak. The hot water was not sufficient and the towels were old and worn. The owner asked if I would water the plants which I found a little odd. If you have four or less it could work as long as something is done about the showersleaking all over the floor. And the lack of hot water. Also ac insufficient for the entire house.

Summary: Pretty, comfortable and cozy house in nice place. The beach is father than we expected (2.3 km instead of mentioned 1.2km), but, first of all, fitness in Italy after lavish meal and wine is very useful, and shuttle bus runs to the beach very often. Two things I'd have in the house - BBQ place and dishwasher machine. Vincenzo is very friendly and pleasant manners man. We had no problems or any inconveniences. I would recommend this property.

Summary: Sabaudia seems to be a purpose built holiday resort, particularly popular with local (Italian) tourists. As such, this is not an old town to visit, but a place to stay (to then go to Rome, Naples, Pompei, smaller closer villages, or just the beach) and some understanding of a few words of Italian helps ... and goes a long way in supermarkets and restaurants. During 10 days we did not feel that we were being ripped off as tourists, probably reflecting the fact that the town replies heavily on repeat local customers. The town has several supermarkets, restaurants, bars etc. and seemed to cater for families. The beach is very long (I guess several kilometres), sand (good quality for digging/building), shallow waters (suitable for younger children, although it could be a bit dull for older children unless the waves pick up), with a lot of open public spaces (rather than organised beaches with umbrellas and loungers). There are very few buildings close to the beach so the impression is of being in nature. Parking near the beach was easy except at weekends. The property itself was well maintained and looked as though it had been painted recently. For a holiday home it was relatively spacious and the kitchen was better equipped than in any other holiday home I have ever rented. Criticisms are minor: no hanging space for clothes in the bedrooms, just drawers; while the bathrooms were clean they could - in my opinion - do with some renovation to bring them up to the standard of the rest of the property. WiFi available :-) The owner is genuinely helpful and willing to provide advice and assistance, with a good level of English. All in all a good place to stay. Just remember: July is hot ...

Summary: Patrick, Patrizia, Cristina and Robert Hull England The house is in a quiet smart neighbourhood on the edge of Sabaudia. Although we paid the additional payment for air conditioning it was reasonably cool in hot weather conditions without this. It is well, if a little sparsely, furnished but this is the Italian style for a holiday property. As we arrived on a holiday weekend and Vincenzo the owner, a great guy, was himself going away for the week he arranged to meet us with the keys at the airport on our arrival and treated us to coffee and panini before we started our journey. The property was clean on our arrival. The basement is essentially a self contained appartment with its own bathroom/laundry room sleeping area and living area. The garden is very pleasant with a nice terrace looking towards the Alban Hills in the distance. There is a road at the bottom of the garden but apart from the occasional enthusiastic motorcyclist on his or her way to the beach it is not intrusive. The beach is at least a kilometre away. Forget parking at the beach unless you go very early or very late. Use the little bus (navetta) which in summer goes to the lungomare every half hour. We liked Spiaggia Blu. Every beach area 'stabilmento' has a beach bar cafe. Spiaggia Blu is away from the town so the prices are more reasonable than those nearer to the town. The beach is as good as you will find anywhere in the world. Sabaudia is very much a resort for Italians which is its appeal to us having Italian relatives in the area. Having been before we are not sightseers but if you are then Rome and Naples are easily accessible by road or rail. If you want a 'Roman' holiday but some sea, sand and sun then this is the place for you. For eating we used Ristorante Zeffiro quite a few times a few minutes walk away on the road to the beach. If you want to eat in without cooking they also provide a takeaway service. As it was the Italian holiday period of Ferragosto there was open air entertainment most nights in the Piazza. The Italian line dancing is a sight to behold. Overall if you want a simple relaxing beach holiday with an authentic Italian flavour Vincenzo's house is as good and as reasonable as you are likely to find.

Summary: We were very happy with our stay at this lovely house. It was very spacious and provided all the amenities we required. The pictures are accurate except they can not really show how lovely the out door space is. It was very nice to have such an enjoyable green space and the patio is wonderful for dining or just relaxing after a busy day. Vincenzo was very patient in waiting for us to arrive when we were running very late. He welcomed us warmly and provided us with lots of helpful information on things to do and see in the area. The beach is absolutely beautiful and is definitely not as crowded as some other areas in Italy. There is ample public beach or if you prefer there are a number of lidos where you can rent sun beds and umbrellas. There are many wonderful restaurants but if you prefer cooking your own meals there are many shops where you can get wonderful fresh local products. One of our favourite restaurants was Lo Zeffiro. It is in walking distance of the house and the food was "buono" and the staff were great. They are very busy so we would suggest making reservations. In town we found Tavoletta Pasquale. It is a simple restaurant with a comfortable outdoor eating area and the food was delicious and the staff were friendly. We would definitely recommend this beach house and hope that we can return some day.

Summary: We found the house in Sabaudia as decribed in the Homeaway pages. It was quite OK for us = four adults + a baby of 6 months. The house was clean and furnished as described. The garden was beautiful even in November with many flowers and a small orange tree with oranges. However, the fire place was useful as the temperatures outdoors sank to around 10 degrees Centagrade during the night .The downstairs room was a bit damp. Nice places to visit from Sabaudia within a day, if you have a car, include Nettuno, Anzio, Sezze and Terracina. We also recommend to visit the local markets - you will find the list where/when in the net. We visited the Sezze market (quite small) and the Sabaudia market (very big indeed!). The drive to Sorrento took appr. 2 hours, then we continued to Amalfi, another 2 hours, had lunch at the very beautiful Piazza del Duomo , and then drove back first over the mountains to the plains back of Naples and back to Sabaudia. The Amalfi coast road is probably the most beautiful drive in the whole world! To visit Rome we took the train from Priverno-Fossanova and arrived to the middle of Rome to Termini station where also the Hop on, Hop off -busses start their routes. The tickets we had bought from the tourist center in Sabaudia. All in all, Sabaudia is well-located to make trips around the Latina area and further, and in the summer also a very nice place just to stay there and enjoy the fabulous beaches. We will gladly recommend this house! Marja-Terttu

Summary: We had a very good holiday in Sabaudia Beach house. The house was as described in the HomeAway web page. We got a very good information package after the booking and we got all the information we needed before the holiday. The house is very nice and clean and the garden is very beautiful and well-maintained. The house was spacious enough for our group of five people. The house is located in outskirts of Sabaudia town in very nice and quiet area. Beach is over 1km away and to the center of Sabaudia is about 1km away. Bicycles are very handy in Sabaudia. It is sometimes (in weekends) hard to find parking lot at the beach, but a bike you can park anywhere. Sabaudia area is quite flat, so it is ideal for cycling. There are several places to rent a bike (Nolo Bici). My recommendation is Zicchieri Cicli e Pesca – in Corso Vittorio Emanuele III. There was large variety of different types of bikes and very good service. Even if the house is located in outskirts of Sabaudia, there are several restaurants and pizzerias nearby. The restaurant Lo Zeffiro is located very near the house (although you must walk around the block), which I recommend very warmly. The beach of Sabaudia is amazing: almost endless sandy beach and clear water. The beach is not too crowded even on weekends. Sabaudia town itself is not very typical Italian town. It is founded in 30ies, that’s why it is quite modern (wide streets and functionalist houses). For a Finn it felt like home, it looked like Mr. Alvar Aalto (famous Finnish architecture) would have designed the whole city ; ) The town is midsized and big enough to have the needed services (bars, restaurants, groceries..) for a vacation. We found a very good Conad grocery “supermercato” in Corso Vittorio Emanuele III. The location of Sabaudia is optimal for a longer vacation. It is in the middle of Rome and Naples (by car 1 – 1,5 hour to both). There is a lot of interesting places reachable within one day trips. From nearby towns (San Felice in Circeo and Terracina) you can take boat to Ponza Island, which is worth to visit.
