Positive: Spacious and quiet, within 2 miles of trailheads. Our stay was comfortable and pleasant. Will definitely consider this rental again if we're down in Pagosa!
Negative: The property could use some updating, there were some issues with broken window latches and the dishwasher soap dispenser latch was also broken (but it functioned fine). Carpets had several stains and there was a rip in the leather couch. We reported everything to the property management on arrival so hopefully these will be taken care of. The wifi was also flaky at times, resetting the modem helped.

Positive: The house is beautiful! It's situated in a quiet neighborhood, far from the road, lots of privacy. The layout is great and perfect for a family getaway (three bathrooms). The house is just far enough away from civilization to feel like you're getting away, but not so far that grabbing dinner is a chore. The home was fully stocked with essentials and very dog friendly. The fenced dog yard made the stay that much more enjoyable because we knew our pup was safe and secure when outside without having to constantly be leashed. We could easily keep an eye on him. We appreciated the short walk to the Hatcher reservoir - beautiful water scenery and lots of wildlife.
Negative: There could be some improvements made with updating the furniture. Although I'm not complaining about the 90's style decor - it's kind of a vibe, some of the furniture has seen better days. The main couch in the front room I'm sure was a beautiful leather couch back in the day, but is now coming apart at the seams. None of the furniture in the house was particularly comfortable including the beds. However, we took this trip in lieu of camping, so compared to a tent, a folding chair, a sleeping bag on the ground or a cot, it definitely met our needs.
