Enjoy your friends and family this holiday with out the hassle that snow brings. The Palms is open yearly and we are now taking reservations for your escape!!!!
Escape into your own vacation!! The Palms allows you and your guests to enjoy their vacation without leaving the property. With amenities like a recreation room, a full private yard that supplies you unique and beautiful views and of course the in-ground heated pool; that is heated to 83 degrees. The property also abuts to the canal pier, where you can dock your boat. Not only enjoy the amenities but the peace of mind that you have a hosting agent that will be dedicated to your stay. Scrolling through the pictures will not allow you to experience this property. So, book, stay and enjoy for yourself.

The Property has a total of 3 units:
The Main house (lower Level)
This unit has 2brm. On those scorching days keep cool inside with Central Air. On those cold days keep warm in theThe kitchen has a full sized island with two door fridge with ice/water maker and a wine fridge. The Main House also has 2 full baths, flat screen T.V's in every room. This also has direct access to the pool room.
Upper Condo
There are 2brd and 3 beds in the upper condo. If you pull out the couch you can sleep two more and there is plenty of room for air mattresses to create even more guest sleeping quarters. Each room has a T.V and the kitchen comes fully stocked with the same dishware and silverware that the downstairs has. If you want to hang outside you can chill out on the deck.
Hotel Suit
The Hotel suite has 2 full beds with a full bath. It comes equipped with Microwave, Refrigerator, and coffee maker.
* Pricing from December-Febuary reflects only the downstairs . Full house can be rented at different qoute.
*Some amenities are not available off season. This includes the Recreation room (This is not the pool room).

Summary: We came here for my 50th and had a wonderful, relaxing time. There was enough parking for several friends to join us for daytime festivities, tables/seating outdoors was plentiful, the yard is big enough for outdoor games, and kids & adults enjoyed the pool as well as the pool table! Codey is a fabulous property manager and we saw improvements based on suggestions to him after the first time we stayed. He also brought a whole new set of balls (&cues) for the pool table when a flaw was noticed by my teens.

Summary: We absolutely love our stay here. It has everything you need and more. The two bedrooms have sheer curtains on areas covering a window so sometimes guest were able to see into the room when passing by. Otherwise it was a great time. The guys enjoyed pool in the game room. We all loved the pool and how warm it was. Check in and check out was very easy. The owners are extremely responsive and will be there for anything needed. Since we stayed for our wedding and were trying ro figure out room arrangements, the owners took us on a short tour before our stay which was amazing. There is plenty parking, seating and so much more.

Summary: Great spot for a guys weekend. The indoor pool and being right on the canal watching the boats was awesome. Walking distance to bars, restaurants, and casino. Great stay overall. Owners were welcoming and available if/ when needed.

Summary: We had a wonderful stay at The Palms for Thanksgiving break. We had 3 families with kids from age 5-17. The indoor pool and pool area was fantastic and had a great high top table around a large tv on the wall! Great to watch football while you swim!! Downstairs kitchen was large and connected to living and dining area. Great for fun family gathering where everyone could be together! We had the upstairs for our trip and it was great with another kitchen and living room as well as bedrooms. Was a nice suite for a larger family! Codey was extremely accommodating to any need we had and we really appreciated it! Would highly recommend staying at The Palms for your next family trip!

Summary: What an awesome Fall Girl Weekend! “The Palms” is perfect! Clean, roomy and the pool!! Fun and swimming was had from 10am to 11pm! Corey was prompt and attentive with any questions we had! We will definitely be back! Our favorite location for “Fall Girl Weekend” by far! Our ages were 3-87 fun for all!

Summary: Bathroom fans not working, floors uneven unclean carpets, light bulbs out, total run down conditions. All beds we full size, if that. Pullout couch bed was awful. The pool rurned people's hair blue!This property is in a great location but needs a serious oupdating!

Summary: The palms at Sylvan Beach was the perfect spot for our group. There were 8 of us and there were plenty of sleeping areas and bathrooms. Perfect location right on the canal with Oneida Lake right behind that. Not to mention the indoor pool to relax in during a cool fall weekend. The water pressure in the showers was better than most of the hotels we’ve stayed in.
