Welcome to The Downtown Eagles Nest, a spacious and inviting three-bedroom, three-bathroom condo located in the very center of downtown Newport. This two-level property sits on the second and third floors above local retail shops, giving you unbeatable access to the city’s restaurants, boutiques, and waterfront activities.
The second floor offers two comfortable bedrooms, each featuring a king-size bed and its own adjacent bathroom. The third floor includes a third bedroom with a king-size bed, another full bathroom, a cozy eat-in kitchen, and a relaxed living room perfect for gathering or unwinding after a day out. From the third floor, you can also access the seasonal rooftop deck, a wonderful spot to enjoy fresh air and city views. During the high summer season, AC window units are installed to keep the space cool, and one on-site parking spot is provided for your convenience.
Because the condo is located downtown, some urban noise should be expected. We have a two-night minimum stay and prefer that Friday and Saturday nights be booked together. If you are hoping to stay Thursday and Friday, or Saturday and Sunday, please message us so we can ensure accurate pricing. Holiday weekends require a three-night minimum; if you are trying to book a longer holiday stay and are encountering issues, feel free to reach out. Pricing during the summer is only negotiable within four weeks of the stay, but we are always happy to discuss off-season rates or long-term visits.
Early check-ins and late check-outs cannot be guaranteed in advance. You will receive check-in instructions from VRBO within 24 hours of your arrival. Check-in is at 3:00 PM and check-out is at 10:00 AM.

Summary: Three couples booked this property for a wedding. Our trip was in June, Father's day weekend. This was the perfect spot for our needs and the size of our group. We walked to breakfast, and to some of the wedding activities. The morning of the wedding, the guys went downstairs and got a haircut. The location was super convenient. We had the one parking spot, and the 2 other couples found a lot nearby to park an leave their car. We had a great time and were very happy with our location. This is a great place to stay. There are stairs and there is a lot of noise on the streets - either trucks early in the morning or late night walkers. But we expected this since we were in the heart of the shopping, restaurants and bars. I sleep with a sound machine, so I wasn't bothered by the noise.

Summary: The vrbo was not clean. There was still laundry in the washing machine. We asked for an extra set of linens before we arrived which weren’t provided. For our event we could have been further off the Main Street which is loud.

Summary: On Thames, the location is wonderful. There’s plenty of space and the room unit A/Cs work well. Beds are comfy & kitchen is usable to cook. The property is clean, but needs upkeep and updating. The house is peeling paint, roof deck is splintering, curtain holders are pulled out of walls, marks on the walls from other people’s luggage bumping, etc.

Summary: Our group had a fantastic time and loved the property. This time of year in Newport creates a different travel experience and doing a little homework ahead of time really helped with the trip. Newport is a great place to visit and the property served it’s purpose perfectly. The host maintained communication and all questions and concerns were addressed in good time. Additionally, I forgot an item behind that was both valuable and important. The host contacted me and made me aware of that and I was able to get the item back quickly. I am very thankful to the host, have no complaints, and highly recommend the property!

Summary: We are a group of 5 friends who have known each other for over 40 years. We get together every February and go on a girl’s only weekend trip. This property was a perfect location…lots of shopping, restaurants, mansion tours, the ocean, etc. Would recommend this property to anyone looking for a fun time.

Summary: Perfect location, cozy bedrooms and a wonderful stay. Spent 6 days in Newport right before Christmas. Could walk to almost everything and when we drove the parking spot was a huge plus. We really lucked out with the weather & had several beautiful days. But even on the last rainy day we walked & shopped all day. My kids loved having their own rooms. The beds were very comfortable, the upper deck was a huge plus even in winter. I appreciated the space heater by the bathroom. Newport is magical during the holidays and I highly recommend Yachting Village.
