Casa Paggetti is located in the heart of the quiet village of Pescina, in the Chianti area, from where you can enjoy splendid views over the hills dotted with farmhouses, vineyards, olive groves and woods. The house has ancient origins, already attested in 1600 as the property of the Paggetti family, whose coat of arms can be seen on the façade. The property has undergone restoration to give it its current appearance as a typical stone farmhouse, a perfect example of Tuscan rural architecture, immersed in the lush greenery of the countryside. Upon entering, the interior reveals a terracotta floor that extends evenly throughout the main rooms. The terracotta tiles, with their warm tones, create a cosy and comfortable atmosphere, inviting visitors to relax and enjoy the rustic ambience. The ceilings alternate between terracotta vaulted ceilings, which give a sense of spaciousness and grandeur, with exposed wooden beams, which add character and authenticity to the spaces. These elements contribute to a warm and cosy atmosphere, typical of country homes. The furnishings are rustic and carefully chosen, with wooden furniture reflecting the Tuscan tradition. In the sleeping area, parquet replaces terracotta to offer a touch of elegance and warmth. Casa Paggetti is the ideal place for those who wish to relax and enjoy the tranquillity of the countryside but, at the same time, have the possibility of making interesting tourist and gastronomic excursions, thanks to its convenient location for reaching the Chianti area, Florence, Siena and other famous places in Tuscany.
Interior:
Casa Paggetti has three floors covering a total area of about 550 sqm. The main entrance on the ground floor leads into an open-plan area with a living room with table and fireplace and a fitted kitchen. The area also has access to the outdoor dining area through a French window. Continuing on is the dining room with fireplace and with access to the outside via French windows and then the TV room. A bathroom with shower and laundry area completes the floor. From the hallway between the dining room and the TV room are stairs leading down to the basement, with another living room with TV, fireplace and access to the garden via French windows, the gym and a bathroom with shower. Returning to the dining room, we find the stairs that lead up to the first floor with the sleeping area comprising a master double bedroom with fireplace and ensuite bathroom with shower and tub, a double bedroom with access to a covered terrace, another double bedroom, a bedroom with bunk beds, a bathroom with tub and a bathroom with shower. Park:
The house is surrounded by a garden of about 3000 sqm and is completely enclosed by a boundary wall, where the pedestrian gate is located, and by tall hedges that offer privacy to guests. The well-kept garden is laid out on three different levels, each with its own particular atmosphere. The first level, around the house, is tiled with elegant stone tiles which confer a rustic, cosy look. Here is the outdoor dining area with table and umbrella, perfect for summer dinners, and an outdoor seating area with sail, ideal for relaxing and enjoying the tranquillity. Adjacent to the seating area is a brick barbecue and a wood-burning oven. The tiling creates a functional and refined area, embellished with flower pots, climbing plants and cypresses that add a touch of elegance. Several stone steps lead down to the second level, where the garden is organised in a tiled area around the house while the rest is lawn. In the tiled area is a further outdoor seating area, with the door leading to the basement of the house and with access to the covered garage, available to guests. Also in this area is the vehicle gate which is reached along a short stretch of road along the boundary wall of the house. Once through the gate you come to the parking area. The lawn area, which can also be reached via the tiled path, houses the swimming pool and solarium area. This level is perhaps the most picturesque, with well-tended bushes, pots of colourful flowers and lush vegetation with cypresses and olive trees that mingle harmoniously with rose bushes, hydrangeas and other plants, creating an environment that stimulates all the senses. A final set of steps in the grass leads down to the third level, also lawned and framed by a stone kerb that defines its boundaries with elegance and order. Here we find the olive trees that add a Mediterranean touch with their silvery leaves and the orchard with cherry and fig trees.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool area is located a few metres from the house, on the second level of the garden, reached down the stone steps or along the path in the lawn. The irregular-shaped pool, measuring 12 x10 m, with the depth varying from 1.20 to 1.80 m, is lined with PVC with a terracotta edge and is equipped with chlorine purification, internal lighting and Roman steps for access to the water. .All around the pool is the sunbathing area, partly stone and partly lawn, equipped with sunbeds, tables, a lounge and umbrellas to offer maximum comfort to guests. This area is immersed in the lush vegetation found in this part of the garden. Also in the pool area is a shower and a heated Jacuzzi tub measuring 2 x 2.20 m with 3 seats. The swimming pool will be open from the last Saturday in April until the first Saturday in October.
