Positive: Great location with view of water from balcony and quiet yet close to town to walk to all amenities. The kitchen was well equipped to self cater and the bed comfortable. Plenty of living and storage space for a week.
Negative: We were disappointed with the cleanliness of the bathroom in particular. It looked as though it had not been cleaned since the last visitors. Generally all areas were dusty. The property advertised a washing machine but a 3kg portable unit was not what was expected. Does it fit the Booking.Com criteria? Anyone struggling with mobility should be aware the access is not level from the car park and there are steps up to property(shown in photo) and down 5 steps from living area to bathroom and bedroom inside the property.
Summary: A lovely little waterside stay.

Negative: Shower had significant black mould in the runners for the shower door and the seals, also on grouting. Hadn't been cleaned properly, we managed to clean the runners very easily and cillit bang would have cleaned up the tiles. Mugs had stains which became clean when run through the dishwasher. There was also a tray in one of the cupboards which hadn't been wiped. Welcome pack could have fresh milk and a few more tea bags. The prosecco was appreciated but when we have stayed in other places there has been oil, some butter, sometimes bread but nearly always fresh milk in the fridge.
Summary: Disappointing but the weather, the balcony and the view made up for it

Positive: The bed was unbelievably comfortable, pillows were great too. Loved the fact there were USB ports everywhere. The kitchen was well stocked and a lovely welcome package. The view was great, shame about the weather, oh well. The whole place was fantastic and we enjoyed ourselves.
Negative: The decking was a bit slick due to the weather but that's about it

Positive: It was exceptionally clean, and in a good location. It had everything we needed including dishwasher tablets, soft towels and a T-Towel. I was very surprised and impressed to find a flannel as I had left mine at home. Not many places have them nowadays! The quality of the furnishings was high and one night we did actually cook. A couple more mugs would be nice.
Negative: It was very awkward to find! We know Rye quite well and I had checked on a map where it was and we still went to the wrong place. It is definitely not down the turning to the Fish Market! We came in from the roundabout where the Windmill is, and from that direction we could not see the road name. The turning is the first place you can turn right from the Windmill roundabout - the river should be on your right, if not, you are coming from the other way. The road does not look like a road but merely a large area in front of some houses, that might extend to a few more New Build houses that are set further back. When you drive down (passing the New Build properties on your right) the Scout building mentioned as a landmark is actually Sea Cadets and the Boathouse new build properties are then on your right.
Summary: Good location, very clean and well equipped.
