Positive: Location was excellent, directly on the lake front. You don’t hear cars passing by and an excellent place to watch the sunset every evening.

Negative: We were on a cycling holiday so it was about a 15 minute cycle to town. So slightly less convenient for us without a car.

Positive: The location was so beautiful it could not have been better. Right on the lake, a house all to myself, with beautiful birds and some animals around me... I loved the garden, no houses nearby to see you or hear you... I loved the simplicity of the house itself, it is also very close to beautiful Bolsena, maybe 5 minutes drive but not so close you hear any noise. The house is well built and well-designed, with modern appliances and modern electrical work which is pretty rare in Italy. I loved the peace at this property. There is a strong wifi connection but you can also turn it off completely and have the internet without the wifi if you have a cable with you. So good, I could sleep right through the night. Heaven! If you want you have a private entrance to enter the water, and easy access. If you want, you have a large fireplace to toast marshmellows or just sit in front of... the heaters in the home meant I didn't have to light the fire, even tho I was there in January, and it was cold and wet outside. Actually it got too hot and I had to turn off the heaters at night before going to bed. There is a covered verandah so I could sit outside, in the sun, but still undercover if I wanted to. The sun sets over the other side of the lake so the afternoons are particularly beautiful at this house. I hope to return, or move in!

Negative: I wished there were two or more teatowls, and a dryer, but, actually, I left my clothes on the drying rack one night and in the morning they were dry so even on a cold, wet day the clothes dried. The bed is a bit unusual. It is comfortable but not springy. It is a kind of memory foam, I think, where, it kind of remembers your shape? I'm not sure but I found it comfortable, just odd, to get into.

Positive: Beautifully situated right next to the lake! Kitchen was well equipped and the bed comfortable albeit a little soft for us! We were impressed with the flyscreens, so essential next to open water! I even had my feet in the warm water! Very relaxing 😁

Negative: Only the softness of the bed as we are used to a firmer mattress!

Waking up to the tranquil views of the water was a daily highlight, and the villa’s proximity to the lake made it easy to enjoy the peaceful surroundings. The house itself was impeccably well-equipped, with everything we needed for a comfortable stay, from a fully stocked kitchen to cozy furnishings that made even the coldest winter evenings feel warm and snug. One standout feature was how dog-friendly the villa was. Our dog had plenty of space to roam freely, both inside the house and in the secure outdoor area. It’s rare to find such a perfect blend of luxury and pet-friendliness, and this villa truly delivered. Despite visiting in winter, the villa stayed warm and comfortable throughout our stay, making it the ideal retreat for colder months. Positive: This property is located right on the shores of Lake Bolsena. It is extremely quiet and very private. The house provides everything you need for a comfortable stay- we even had ripe figs to enjoy from one of the trees! It is about four kms from Bolsena so a car is essential but the location is excellent for day trips. The address given on Booking.com is a little misleading but our host Roberto met us on the roadside. We thoroughly recommend this place.
