Your relaxing vacation awaits in the desert oasis 10 minutes south of downtown Moab.
This brand new home is close to national and state parks as well as countless hiking, biking and off road trails. Enjoy the fantastic views and watch the sunrise over the La Sal Mountains from the front porch or covered balcony. Take in the stars or watch the sunset over the Moab Canyon Rim from the back covered patio or private hot tub. Enjoy the fire pit or relax in the hammock in the back yard. Grill up some food and dine inside or out. Enjoy a family movie night or ball game on the large screen smart tv in the family room, which features large leather sectional sofa, and wet bar as well as arcade games. The fully equipped kitchen will allow you to prepare meals and eat inside or outside.
As a guest, we ask that you abide by the following rules:
Guests & Occupants: The maximum occupancy of the home is 10. Only registered occupants are allowed in the property. Any occupant over 18 years of age must be listed on the reservation.
*Please lock all exterior doors and close windows if you are leaving the house and at the time of check out.
*Smoking or vaping is not allowed on the property under any circumstances.
*We understand that you are here to enjoy yourself and that you are on vacation, however please keep noise to a minimum after 9:00pm out of respect for the neighbors.
*Turn off exterior lights when not in use and before going to sleep as not to disturb the neighbors.
*Always keep the hot tub cover on and secured when not in use. Excess winds can blow the unsecured cover away &/or damage. Please unclip cover before opening cover.
*We ask that you please use designated hot tub towels (the striped towels located in the walk-in closet) and do not leave them outside when not in use.
*This property does not allow pets with exception of bona fide service animals. Any animals found on the property in violation of house rules are subject to termination of reservation without refund; special fee of $500 and all costs and expenses needed to clean and remediate the property.
*Events and/or parties are not allowed at the property. Only registered guests are allowed.
*We understand accidents happen so please let us know if you break or damage something at the property so that it can be replaced for future guests. If something is broken or damaged out of neglectful behavior on part of the guest, the guest will be responsible for replacing it.
*Given the quiet and secluded nature of the neighborhood, guests are asked to keep outdoor noise to a minimum. Quiet hours must be observed from 9:00pm-8:00am.
*If any portion of the property requires excess cleaning due to the activities of the guest, including (without limitation) animal waste, hot tub misuse, hazardous substances, or toxic chemicals, excess trash, etc. guest will be responsible for expenses above and beyond typical cleaning of the property.

Summary: We chose this property to stay while we visited Arches and Canyonlands. It was exactly as pictured. The property managers had a lot of thoughtful extras (like extra laundry pods, snacks and tons of spices in the cabinets). The property manager was also very communicative in advance (giving us tips about the parks and following up to make sure everything was okay). There was plenty of room for our group, which had 4 adults and 2 kids under 12. We enjoyed using the hot tub and I wish we could have made use of the fire pit. The kitchen was well-stocked as we did cook a few meals. The a/c splits took some getting used to, but that was just because we're unfamiliar with how they work (though there were written instructions on the counter for us to follow along). The property is south of town. However, that wasn't a problem for us since we had to drive through town to get to Arches and we could easily stop at a store or restaurant on the way back home. Overall, I would stay here again if we came through Moab.

Summary: This property was exactly as described. Beautiful views, plenty of space for a family trip, has everything you would need for cooking, laundry, extra blankets and items for comfort, cleaning extras(laundry soap, dish soap, paper towels, TP, etc.). Perfect distance from anything you need. We had a family of 10 and fit in this house very comfortably. Hot tub was perfect for kids in the mornings and adults at night. Backyard had so much room for kids to run free and adults to play games outside. We ended up staying a couple extra days!

Summary: This place is incredible and in a great location away from all the in town traffic and noise. No matter which direction you looked, the views were incredible. The team was very friendly and took care of any needs that arose. Highly recommend

Summary: House was in perfect condition, lots of room, the host Andria was very quick to respond and very accommodating to our needs!! Lots of parking for Sxs. Only a little ways from downtown. To far away to door dash anything but you can drive for 10-15 minutes to some really great restaurants! We came to ride sxs and we never trailered anywhere to ride! There was some great trails close to here! Fins and things, behind the rocks ( our favorite) hells revenge (scary for me) steel bender (lives up to the name) just a great place to stay!! I think we were the first to stay in the house, we did make a couple of suggestions just because we cooked a lot and there was no casserole dishes, but that was just us. They have too of the line cookware etc!!
