You will have everything you need in this open concept coastal home! Fully equipped kitchen with a table that comfortably seats six, a Keurig Duo coffee maker (pods and ground), 65" 4K TV in the living room with plenty of seating, 50" 4K TV in the master bedroom and full-size washer and dryer.
Weather event cancellations - eligible for refunds when weather or conditions result in a mandatory evacuation order or large-scale outage of essential utilities. Note June through November is considered high storm and hurricane potential season. Travel insurance is recommended - although ensure you are aware of covered conditions.
OCCUPANCY - For a comfortable stay and per the home rules, maximum of 4 guests ages 18+ (booking guest 25+). Maximum number of total guests including children is 7. An additional charge of $25 per night is charged for guests (including children) exceeding 6. An additional fee of $50 per guest will be charged if the number of over-night guests exceeds the number on the reservation and/or eviction without a refund. Exceeding property max will result in eviction without a refund. Maximum combined guests and visitors during the day (to 9pm) is 9 including children. Unregistered guests are not permitted in the pool due to insurance reasons.
PARKING - Although the driveway can accommodate five vehicles, carpooling is recommended. No parking is permitted on the street or grass.
The indoor downstairs recreational room and outdoor entertaining space add SO much to this amazing home! Rinse off in the enclosed hot water outdoor shower after a day at the beach. Cool off in the large private pool during a hot day! Enjoy a game of foosball or darts in the air-conditioned room. Enjoy cocktails at the outdoor fire pit table. The options are endless!
Note that the downstairs is not connected to the upstairs so is not suitable for unattended young children to stay.
Guests must be at least 25 years old to book, able to provide government issued photo ID, and have completed the verification process on Airbnb/VRBO, OR have at least one 5-star guest review. NO third-party bookings permitted. The primary guest that books must be at the home for all the nights.
The unheated private pool is typically available (warm enough to swim in) between April and September (exact dates based on weather). There are no guarantees that the pool will be available considering potential repairs and/or weather-related reasons. Note that the community pool does not open until Memorial Day weekend and closes after Labor Day weekend.
PETS - fully house-trained adult dogs are allowed to a max of two and max 60 lbs each. $60 per dog per stay. We ask that pets stay off all furniture, are cleaned up after (doggie bags provided) and are in a kennel if left alone inside the home. Only dogs are allowed - no other types of pets.
An additional fee of $100 per pet in addition to the standard pet fee will be charged and/or eviction without a refund for undisclosed pets.
Service Dogs - Texas House Bill 4164 penalties for falsely representing an animal as a service animal is a misdemeanor punishable by up to a $1000 fine and 30 hours of community service.
Please review the pictures and the size of the single convertible chair beds as they may not be preferred for all adults.
GOLF CART UPGRADE PACKAGE - must book the upgrade before check in day - full stays only, no daily upgrades. There are no guarantees that the golf cart will be available considering potential repairs and/or weather-related reasons. Upgrade amount will be refunded if booked and not available during your stay.
Refundable deposit - $200
February 1 - September 30 additional $60 per night plus booking channel fee (if applicable) and hotel tax.
October 1 - January 31 additional $50 per night plus booking channel fee (if applicable) and hotel tax.
ADDITIONAL FEES
An additional fee of $200 will be charged for smoking inside the house either upstairs or downstairs.
Guests have access to the entire house with the exception of the supplies closet in the queen bedroom.
Less than a 10-minute walk to the beach with easy access to cross San Luis Pass Rd at the traffic light intersection. Golf carts and vehicles are allowed on the beach - so good to drive down with your beach gear!
