THE HOUSE:
THE APARTMENT is on the ground floor of a villa with a spacious front garden and easy parking.
The house is just outside the town of ARICCIA, in the heart of the ‘CASTELLI ROMANI'.
It’s 20 Km from ROME, 4 Km from LAKE ALBANO, 3 Km from CASTEL GANDOLFO (The Pope’s summer residence) and 20 Km from the SEA.
The owners live on the upper floor, which has a separate entrance, and they use a different part of the garden.
The property is fenced.
The apartment, with 70 sqm of surface, has 1 double bedroom, 1 bedroom with 3 single beds, 1 living / dining room, 1 bathroom with shower, kitchen and entrance. 5 adults can be accommodated comfortably, plus some children.
The apartment has been completely renovated in the months of October-November 2017 and the bathroom is newly built.
The house is very fresh and in summer there is no need for air conditioners.
The garden, shaded by a large Cedar and Pini Marittimi, is furnished with Gazebo, table, chairs, barbecue, deck chairs. It is ideal for enjoying the afternoon breeze and outdoor dining. Sitting in the gazebo, in addition to the evening breeze, you can enjoy a marvelous sea view.
Cedar is attached to a swing that makes children happy and sometimes .... even the great ones!
The entrance to the apartment is directly from the garden.
At the entrance of the apartment and towards the garden, we have planned two new ramps, even with wheelchairs, making it possible to use internal and external spaces without any steps
Our house is ideal for families with children and grandparents or for groups of friends. It can be the perfect place where to relax and take it easy or a place from where to head off for daily excursions to Rome or the many sites of archeological, historical and natural beauty in the area.
ROME is 20 Km away: with a half hour drive you can reach the metro ‘A’ terminus (Anagnina) or, much more comfortably, you can take the train from CECCHINA (1 Km from our house) and in 35 minutes you’ll be in the centre of ROMA, the centre of the ‘eternal city’!
CLIMATIC CHARACTERISTICS:
THE CLIMATE is fantastic in the area of the CASTELLI ROMANI.
In the summer period, the hottest days can reach 32-33 degrees and at night there is always a light breeze that makes you soon forget the day’s heat.
The months of SEPTEMBER, OCTOBER and NOVEMBER, are ideal for visiting the Castelli Romani: there are numerous local festivities with a wide variety of characteristic gastronomic specialties, but, above all, the climate is optimal and the days are perfect for local sightseeing or a trip to ROME.
ARICCIA is on the western slopes of the ‘Castelli Romani’ and this renders its climate particularly mild and dry.
In winter the temperature never drops below 0 degrees and there are rarely more than 2 or 3 consecutive days of bad weather.

Summary: Our host Guiseppe and his wife were a genuinely lovely couple and made us feel very welcome. The apartment was clean, well equipped and overall a good place to stay, in easy reach of Rome centre and the surrounding area.

Summary: We really liked the house. Bedroom, kitchen, bathroom, everything was as described on their website. No problems with the gas heater either. There were proper matrasses, special guidebooks about Rome, various maps of the city, a departure plan and many descriptions on how to get along in Arricia. The flat was just made very cosy and comfortable-modern at the same time. The kids enjoyed the big garden watching the sunset and sitting on a lovely swing. It took about 50 min – including a 20 min walk - to get to Rome by train. It may seem long but it really was absolutely agreeable because it was more relaxed than Rome and as near as possible. The communication with the house owners was really good, too. One of their sons even spoke German. They helpfully explained everything to us – from the shortest route to supermarket to a little facts about the surroundings. Really charming people indeed. All in all we really liked this appartment and would give 5 out of 5 stars to it!!

Summary: Clean and very comfortable house, lovely and very kind family. We'd go again tomorrow if we could. It was great to go back home to a quiet and peaceful place after a hectic day in Rome! Summary: We thoroughly enjoyed our stay at this property. The owner, Guiseppe was very welcoming, and the place was very clean and well furnished. The front yard was enjoyable to sit in the sun. I love to cook, and the kitchen was well furnished. We were suprised to find that Lake Albano and Castelgandolfo was very near, and the sea was a short drive away. We took several local trips, and the train station was very near for our trips to Rome. We were going to stay two nights in Rome as we had tickets to the Papal audience, and Guisppe insisted on taking us to the train station and picked us up in the evening two days later so that our car would not have to stay in the station parking lot overnight. When we left, they gave us a lovely assortment of local bakery items. Ariccia is well known for their Porketta, and there is a row of several restaurants by the large bridge where you can enjoy that speciality, and of course gelato! I would thoroughly recommend this place.

Summary: We stayed at Giuseppe and Michela's apartment during the month of March. By car, the place is very accessible to both Rome and the Castelli area. The apartment is clean, comfortable and warm. Giuseppe and Michela are very helpful and kind but at the same time give you your privacy. A 10/10 experience. Summary: We 've spent a week in the nice spacious apartment not far from Rome. ?verything was wonderful. There was everything we need. There is enough space for children to play both inside and outside. Beds are very comfortable, large soft towels... We were very impressed with lemon and orange (or mandarin) trees near windows. Michela and Giuseppe are very nice and friendly.Thank you for the hospitality and delicious food to our late arrival. Summary: We stayed four nights at i Giuseppe and his kind wife. Here we found a nice big apartment near Rome. By train, Rome is easily accessible. Only especially on Sunday make sure you travel back in time, since then the last train from Termini departs 19.30 hrs. We were here in the second half of October. Therefore we could not try out how good it was bathing in the beautiful lakes in the vicinity of Ariccia. Our stay at Giusepepe we really liked. Giuseppe one recommendation: buy a good frying pan.

Summary: We had a very pleasant holiday in Ariccia. When we arrived there was a "Surviver Kit" (oil, sugar, coffee, including even delicious bakeries from a bakery) prepared by Michela for us. The owners are very helpfully. Our children fell immediately in love with the little dog of the owners. The house stays fresh in warmer days which is very pleasant after a tiring day spent in Rome. The position is ideal for people who would like to discover Rome without its disadvantages. The house is very comfortable for 5 Persons and holiday is a real pleasure. Thank you for welcoming us.
