About this space
Enjoy this entire house all to yourselves! Perfect for a family vacation or just a getaway. Steps from Moose Beach. Swim in the lake or just lounge on the sandy beach. Kids can enjoy the water play park right there. Plus available Kayak rentals, SUP board rentals, boat rentals. Huge parks with all the room you’ll need to play. Enjoy the Orillia Trail System for a stroll or bike ride just across the street. Casino Rama is 10 minutes away for exciting gaming, shows and concerts year round.
The space
Newly renovated! Very clean and sanitized. Includes all utilities. Central air conditioning + heating.
High speed wifi and Netflix. T.V's in all 3 bedrooms. All lamps in bedrooms have USB ports bedside for convenience. 5 brand new appliances, laundry upstairs. Kitchen fully equipped with dishes, pots, pans, cutlery, utensils, glass ware etc. Big backyard fenced in with lots of room for kids and pets to play. BBQ, Bonfire pit and patio furniture on a spacious deck. Parking for 4 cars in driveway. 7 person Hot Tub to enjoy. Sit back and relax as soothing jets massage your body. Please note that although we supply some complimentary toiletries and cleaning items, beverages etc. this is only to get you started and is not supplied for your entire stay. It is the guests responsibility to supply their own food, beverages, toiletries etc.

Other things to note
No access to backyard shed or basement. ABSOLUTELY NO SMOKING OR VAPING OF ANY SORT INSIDE THE HOUSE. Outside in backyard is permitted. GUESTS ENTIRE SECURITY DEPOSIT OF $500.00 WILL BE WITHHELD FOR CLEANING FOR NON-COMPLIANCE OF THIS HOUSE RULE. ( This is strictly enforced as you can understand many people are allergic to smoke. ) We require the booking guest to be 25 years of age or older. We will ask for a copy of your ID to verify if questionable. Please let us know if you are bringing a pet as it does require extra cleaning time. We like to be prepared. HOT TUB RULES AND INFO: No glass or bottles in or near the Hot Tub plz. Always insure water level stays above jets or pump can sustain damage. ( if pump does sustain damage due to neglect of this rule guests $500 security deposit will be held to pay for repairs) There is a bucket provided for quick top ups if needed. Plz keep temp above 100 degrees. Never put soap or any other chemicals in tub also including If alcohol is spilled or poured into tub causing “extreme” cloudiness and water cleanliness completely compromised requiring us to drain the tub after your stay there will be a $500.00 charge on your security deposit as this is a big job to drain, refill and get temperature back up (especially in mid extremity of winter weather) and tub back to proper order for the next guests booked who may be looking forward to a hot tub that is not ready and in operation for their stay. This can hurt our business as I’m sure you can understand. Accidents happen of course and a drink may be spilled from time to time, in this case please let us know right away so we can take the proper immediate steps to shock the tub water and change filter right away so hot tub water can recover quickly. Please always close the tub lid cover after each use. CAUTION: over flow splashes etc. can freeze in winter and can be a slip hazard entering and exiting the tub. NOTE: Sometimes when jets go on, excessive foam may be present ( this is due to laundry soaps and detergents that are in swim wear or shampoos and or skin lotions you may use) simply add a few squirts of ( foam dissolve/ de-foamer provided) thank you. CAUTION: Use of Hot Tub is at your own risk. And always remember to respect the Neighbours and keep volume down. No loud music or excessive noise. Thank you! Enjoy!

Summary: We did a long term stay here and had a great time. JP and Lorrie were accommodating and super helpful. The property was beautiful, beds were comfortable. Backyard was a nice space with the bonus hot tub. Beach was also close by.

Summary: Place looked like hasn't been rented for a while. There were dead flies and lot's of cobwebs. Floor was dusty, Fridge was dirty inside, fronts of kitchen cabinets were very dirty. 2nd floor was in much better condition

Summary: House was exactly what it seems to be online. Backyard was very peaceful, and amenities (as listed) were all available, useful and working to a tee. Neighbours on both sides are quiet. Neighbour to the side were delights. They keep to themselves but are super- helpful, friendly and respectful when interacted with. Location is within a walking distance to all downtown businesses, (including restaurants, grocery stores, and the Service Canada/BEd Lakehead building) and various waterfronts since it is in between both grand lakes. Now for the hosts... My stay was for 2 months. For the first weeks, the hosts were very caring to ensure that me, as the guest, was comfortable and that things were going smoothly. They were very helpful when it came to reminding me about certain housekeeping measures like when recycling/garbage day was, or to remember to top up the hot tub/chlorine pucks so that me as the guest was not on the hook for the damages from negligence. ****THE MOST HELPFUL**** thing they did for me, took place less than 24 hours after it came up in conversation between them and I. My car broke down and was out for a month, as soon as they heard I was walking around Orillia for a month, they immediately struck to action on helping their guest, and found me a mechanic to come out to the house and fix my car (there is nowhere in any "Vrbo" or related services contracts that state they have to do this; this was all heart). I could go on! BUT there's a max count
