A former 18th century farm house transformed into a beautiful and comfortable country house, villa "IL GREGGIO" is located close to Avigliano Umbro, a small town typical of the south of Umbria, with all amenities (the nearest supermarket is 7 minutes walking distance, there are two banks, one post office, all types of shops, restaurants…). It is an ideal starting point to visit the beautiful ancient towns of Todi (about 20 km), Orvieto (about 50 km), Narni (about 25 km) Km) and Spoleto (about 38 km). Rome is 1 ½ hour away by car and trains for Rome leave every hour or so from Narni/Amelia station.
The property is situated in magnificent grounds of about three hectares (with olive grove, orchard, vegetable garden +++), a beautiful panorama over the surrounding countryside and a spacious covered terrace equipped with a wood oven for pizzas and a barbecue, ideal to spend pleasant evenings with family or friends. Enjoy a sunny holiday on the deckchairs by the beautiful pool heated by solar panels of approx. 100 m2 located in a all-fenced area, where you can refresh yourself after a sun bath.
The house and its annex can accommodate up to 15 persons and two children of less than 4 years (two baby cots ans two baby chairs).
The main house of 400 m2 can accommodate up to 10 persons. On the ground floor, you will find a living room with satellite TV, DVD and CD player, a large dining room with an all-equipped kitchen, a pantry with a freezer and fridge, a laundry room with washing machine and dryer as well as an office/guestroom with a large and comfortable convertible sofa (1m60) with adjacent bathroom; there are 4 bedrooms upstairs (one with a double bed (width 1, 60) and three with twin beds, with en-suite bathrooms. The annex of 80 m2 can accommodate up to 5 persons and features one double bedroom (with twin beds) and one living room with a comfortable convertible sofa (width 1m60) and a convertible armchair, as well as a bathroom. At the rear of the annex, you will find a storage room and a shower/wc.
The property has 4 parking spaces in total (two of which are in the shade). Air conditioning in the annex and in all the bedrooms of the house. Mosquito screens on all windows. Free Internet access.

Summary: We were a party of 11 people including my six year old grandson. The villa itself exceeded our expectations and we were thrilled with its spaciousness. The kitchen was fully kitted out with everything you might need. The bedrooms were beautifully clean, light and airy and air-conditioned, which was a blessing as the the outside temperatures were almost unbearable during the day. Some family members ventured out each day, but we all enjoyed relaxing at the villa and by the pool, which, incidentally, is huge and in the late afternoon its temperature was like bathwater! There is a shallow end of the pool but our six year old couldn't touch the bottom which is something to bear in mind if you have little ones. He was more than happy playing on the steps and jumping into the waiting arms of various aunties and uncles though. On our last night, we'd all run out of steam and made a last minute decision to order a meal to be delivered. Orietta managed to produce enough food for nine people including two vegetarians at very short notice which was superb. Finally, the communications with the owner and Noemi, who was our go to in Avigliano, were first class. Nothing was too much trouble and any questions were answered promptly. If you are considering Il Greggio, we would all highly recommend it. It's not cheap but it is worth it.

Summary: We enjoyed a wonderful family holiday at Greggio in Umbria. I would highly recommend this property, it is a beautiful location with stunning views. The property is spacious and well equipped, it is close to a small town with supermarkets, shops, bars etc. The owner could not have been more helpful ahead of our holiday and during our stay the housekeeper, who speaks good English, was always available to answer any questions and give advice. A highlight of our stay was when Leonardo, a local pizza restaurant owner, came to Greggio to give us the full 'pizza experience'! He prepared and cooked an amazing selection of delicious pizzas for us. I hope that we will be able to make a return visit to to this lovely destination.

Summary: What a lovely property! We enjoyed our week here so much! Beautifully appointed house set in fantastic grounds. Great swimming pool! Excellent communication throughout- including the great team locally who were friendly and very helpful. A minor problem with an air conditioning unit was rapidly resolved. The house is within easy walking distance of the little town and the small supermarket and bars and restaurants. We would love to return in the future.

Summary: The house and grounds are beautifully kept, there is everything that you need for a fabulous holiday. The pool is massive and the surrounding area is perfect for lounging. The house itself is huge and plenty of space to find a quiet corner. There’s table tennis, table football, volleyball if you are feeling sporty. Just perfect

Summary: Me, my husband and our family stayed there for a week. We are eight adults and seven children age 2 months to 10 years. Each family had their own room and bathroom. The kitchen, living room and the terrace was big enough for us all. The swimming pool and it's surrounding was also a great success. Isabella, the contract person is one of a kind, she was so nice and was eager to help us in anyways. The surrounding areas are nice and there are few but very good restaurants in the neighborhood. I can definitely recommend this place.

Summary: Would really recommend this place, we were four families together (15 persons in total) and the property is perfect for a group like this. Beautiful house, amazing surroundings, big pool and overall very spacious both inside and outside. The vegetable garden was also amazing to use in the fantastic kitchen area. Summary: The property itself was fabulous, everything had been thought of from the room sizes, lighting to the spacious surroundings and facilities available. Anne-Marijke was very prompt at answering questions and the local team were great, they helped with all our questions too. We were two families and all had a great time. The village is just a 5-10 minute walk and both restaurants and the people were so nice. We highly recommend this property.

Summary: My extended family, 15 people in total, went on a vacation in Umbria and stayed in this wonderful villa for a whole week. The pictures you see don't lie - the house is completely renovated and feels brand new, but with a rustic atmosphere. The rooms are very spacious, all en-suite, with spacious kitchen, living-room and dining areas (inside and outside). We had everything we needed. The garden is huge and well looked after, and the swimming pool is fantastic (but without a shallow area for the kids). The house is located in a rural area with spectacular views - we ate every dinner outside... A 20-30 minutes ride in rural roads will take you to the highway, with easy access to the main attractions in Umbria. We also spent a day in Rome (easy access by train). The few problems we had were very quickly taken care of by the nice supervisors, Orietta and Noemi. All in all - a perfect villa for a family vacation, very recommended!
