Bnb Booking is excited to host you and wants to ensure you have a relaxing stay.
To create a seamless experience, we’ve outlined some important details and house rules.
### Important Information ###
➖ We have a rental agreement as part of our terms and conditions. Guests must sign the rental agreement.
➖ We also require a copy of your ID (front and back).
➖ We also require a security deposit which will be authorised separately.
➖ No loud noise / no parties or events of any kind. Quiet hours start from 9 pm otherwise eviction could occur.
➖ No more than 8 adults. If you have booked for more than 8 adults, please reach out to our team. If you have not responded to our requests and it is less than 30 days before your stay, no refund will be given and your stay will be cancelled.
➖ We take an external charge hold security bond externally: $250.
➖ All group stays may require a $5,000 external bond so reach out prior to booking please.
➖ We require all guests to inform us at least 48 hrs in advance of any special requests (e.g cot, high chair, baby gear, extra kids’ bed, and which room).
➖ Last-minute requests cannot be accommodated without a minimum 2-hour setup charge of $100.
➖ Call-out fee from our security: $250 for the first call-out. Second call-out: $500 and immediate eviction.
➖ Neighbour Complaints / Security Charges: Guest actions that result in neighbour complaints or the involvement of security or police will result in forfeiture of the bond ($250) and an additional charge of $3,000 for rule violations.
➖ Guests shall be liable for any and all costs incurred by the hosts due to breaches or damage. The security officer has the owner’s consent to enter and inspect the property if there are concerns. If unauthorised guests are found, the bond will be forfeited, and immediate eviction may occur.
➖ Any type of function, party or gathering will incur a $3,000 charge and the booking will be immediately terminated without a refund.
➖ Accidental or deliberate damage will incur additional cleaning or replacement charges. Most guests respect the property, but we must advise of extra charges where applicable.
➖ SMOKING: This is a non-smoking home. Violation will incur a $1,000 “Smoke Damage” cleaning fee to remove odours from the house and/or linens.
➖ No smoking on the property. Cigarette butts found will result in forfeiture of the bond.
➖ No more than 3 cars.
➖ The listing must be left in a clean condition with furniture returned to its original position, or an extra fee will apply.
➖ All Pets need prior approval (for properties that accept pets). Pet fee of $37 per animal, per night (max. 2 pets per stay) will be charged. Please ensure you add pet numbers to your reservation. No pets on any furniture. We do not take pets that bark excessively or shed hair. If there are neighbour complaints of barking, the pet will have to be removed immediately or your stay will be cancelled.
➖ No schoolies.
➖ Bins must be placed out for collection on the day indicated on the bin or Monday night. Yellow bins are collected on alternate weeks.
➖ Only registered guests are permitted unless arranged in writing beforehand. Unauthorised guests will incur a charge of $100 per guest, per night for the entire stay.
➖ Check-in from 3 pm, check-out by 10 am unless otherwise arranged with prior written approval.
➖ Late check-out without notice: $100 per hour charged while cleaners wait.
➖ If no back-to-back booking, a half-day charge of $400 allows a 2 pm checkout with 24 hours notice.

Summary: I am more than disappointed in our stay, not the property itself, there were a few issues, but primarily the property manager. And firstly let me say I emailed and messaged detailed feedback through and have received no contact, no apology. No attempt to rectify the issue. The owner needs to be aware that he/she is being taken for a ride. Secondly am not usually someone to complain, nor get caught up on small issues, but on This occassion I am not impressed and as a host myself know that it's not hard to create a good experience for guests. At 750+ per night I and anyone would expect much more from this whole experience. I have top ratings in all places I have stayed and as stated I am a hosts the email with the check in details was not sent through in time for check in. In addition at the check in period it was near impossible to reach anyone for assistance 2 if is were on the phone for at least 30 min trying to get through to Stayz and the property management group. When the property manager finally called me there was no apology but a defensive tone. Not only was the key in the lockbox not the right key and did not unlock the door, there was another key broken In the lock which required tweezers to open- (of which they later tried to accuse us of breaking!) Thankfully the neighbours heard the commotion and came out and helped, they had the owners number and the number to the cleaners lockbox which held the correct key. After asking for an early check in due to tight timeframes guests were delayed more than 1.3 hrs and consequently late for the function. Other key issues throughout our stay: -Floors dirty throughout- took shoes off as instructed had black feet within 20 mins, surfaces dusty, kitchen bench dirty and floors need a seriously good vacuum and mop. -.Backyard had not been cleaned properly for some time,the neighbours offers to clean due to the poor state, chairs had bird poo, leaves, branches accross the fake turf and very dusty.- this happens, but not after a clean, and as guests we expect the house to be presentable and usable we shouldnt have to clean tables and chairs to use them. - Property not identifiable by pictures, the house is not white. Number hard to see at night - need to update details. For the amount of money we paid this experience was subpar at best. As said in opening gave ample opportunity to rectify and reach out. Not taken. This review is more for the owners benefit

Summary: comfortable with modern furnishings. Beds and linen are awesome. There was dust on the furniture and the rug in the loungeroom smelt of dog. The artifical grass outside also had remnants of dog droppings. More attention to cleanliness and this house would be spectacular!!
