NECESSARY RULES AND REGULATIONS
Because we care about the guest experience, we must ensure that each home is treated with respect for the following guest. Please make sure that you meet the following criteria and agree to the following rules before you book this home:
-You must be 33 years of age to book this home
-A signed rental agreement is required to book this home
-NO bachelor parties, weddings, or other events are allowed
-Standard Occupancy is limited to (16) with Max Occupancy limited to (22), $150/night fee for guests over Standard Occupancy Limit.
-Exceeding maximum occupancy without prior approval will result in additional charges of $250/person/day and eviction.
-No loud noise after 9pm. Violation will result in removal without refund.
-A valid credit card is required for all incidentals
-Cancellation of a reservation will result in a loss of all rents paid
-Reservations are non-refundable
After you book, you will send us your personal email address so we can send you our rental agreement. We will collect a credit card and ID to place on file. In order for us to verify your identity, we must collect a CC (as we do not charge a security deposit). You are agreeing to submit ALL of this information to us after you book. Also, the agreement must be signed within 24 hours of booking.
For stays of 30 nights or more, we require a refundable deposit and a signed Long-Term Addendum.

Summary: This was an amazing house. The views were absolutely breathtaking! The house was beautifully decorated and very comfortable to spend time in. We could hike wonderful trails so close by at Camelback mountain. The pool, hot tub, tennis courts were great to spend very enjoyable outdoor time at with great views and luxury facilities! We would definitely come back. The neighborhood was great and there were a lot of great restaurants and shopping close by.

Summary: We booked this house for a leadership retreat. It was the perfect size for our group and central location for all. A few pros and cons. PROS: beautiful house and location. House sits right up against the mountain and overlooks the city. Just gorgeous. AV was great with lots of really big TV’s everywhere so we were able to plug in wherever we felt more comfortable. Although the radio/speakers and how to control TV channels was a bit confusing. We were given a run through when we arrived but you’re really only half listening when you first check in so that was really on me. Large kitchen that fit all. All activity amenities were wonderful and never left us looking for something to do. There was something for everyone to enjoy during down times. House was well maintained and kept up with. Pool, lawn, outside furniture. CONS: Kitchen cookware was very sparse. For a house this large there are big groups/families and the pots and pans situation was frustrating. We were only allowed to keep the AC at 72 degrees or higher. Management said “unit would freeze over if lowered”. We were uncomfortable during the hot part of the days as well as when we all went to bed. Very disappointing. In the casita house the AC vent was directly over the head of the bed blew directly down. There is a great ice maker in the bar area with a label on top that read “not for guest use”! WHY?! Overall we had a fabulous time in this beautiful house.

Summary: Great except there were only 10 bedrooms for 10 of us on a guys golf trip Since 2 rooms share the same exntrannce it was like 9 rooms Very disappointing 2 single male adults had to share The reason we cancelled another vrbo was there were not enough rooms We expect a partial refund

Summary: We celebrated our firm's 2022 success by bringing nine individuals that helped us exceed our annual goals. Everyone had their own bedroom and space to get away from others, if needed, but also had enough activities and areas to enjoy each other's company. It was truly a great property to recognize our team's effort and where they all felt appreciated for all of their hard work.

Summary: We had a great time at this property. This was the second property we have done with holiday rentals (the other one was great as well). The house was clean and accomodated our group nicely. The amenities at the house we awesome and we enjoyed them. There is a large leaked in the irrigation drip that we noticed and reported. I should be fixed to prevent damage to the landscape, but it was not a big deal for us. The recommended chef service was also amazing. Thanks for everything. We'll see you year? Can we book directly though holiday rentals next time? Thanks Jack

Summary: The property is well maintained, the pool and tennis court with the backdrop of Camelback mountain is stunning. It was a bit of struggle to work out with the property management company the ability to have someone besides the person booking the rental to check in, even though we offered id's and an additional credit card-another contract had be signed. They claimed it was city law-but there has to be an easier way or addendum to add to the original contract. There is also an additional fee for heating the pool-feels like they could just add it in to the rate and average it over the 12mos...based on the nightly its not that much more. There are some bee issues around the pool-hoping that was just a spring thing, but they tried to address it. Lastly-they need more serving dishes and cooking supplies to support meals for large groups (which the size of the house is perfect for). All these things were minor, just kind of annoying for the price. I would absolutely stay here again and recommend to others.
