Villa Caribbean Dawn has the flavours of an authentic Caribbean villa. It is located in Mammee Bay Estate close to Ocho Rios town centre. This is an area of private holiday villas and residential homes with access to Mammee Bay private beach club.
The villa was built in the 50’s and we’ve renovated and furnished with a Caribbean vibe. For instance, we had our kitchen built out of Spanish Elm by a local craftsman. The wood is native to Central America and the Caribbean. We’ve furnished our bedrooms with Bamboo and Wicker. This is a space where you can just chill out and relax, it’s home from home! If you want a villa with a true Caribbean vibe, choose us.
Come on in and check us out. You enter via a nice patio which has the original stone floor. It leads into a huge lounging area that is separated by two archways at the centre. Our Lignum Vitae tree is just a few feet from the lounge, the scent from it fills the air. It’s nice to know that we have a tree that bears the national flower of Jamaica.
Our kitchen is well equipped which leads from the lounge and flows into a separate dining area. From there you can access a courtyard area at the back that steps up to the back of the garden.
The villa has 4 bedrooms and 3 bathrooms which is ideal for families and friends to share. Two of the bedrooms are en-suit and are situated away from each other at opposite ends of the villa. You will have all the privacy you need.
For those who want a longer stay, we also offer a Winter Snowbird package. Guests have the opportunity to spend some of the winter months at a private villa. This could be your home from home where you can just relax and forget about the cold weather and simply enjoy the Jamaican sun.
The Bamboo Master is a large room with a smart television, a private kitchenette and en-suite shower room. This room has direct access to the patio.
The Mahogany Master is a large room with a smart television, walk-in closet and en-suite bathroom. This room has direct access to a courtyard garden. Both Master rooms have full use of the entire villa and gardens.
The large lounging area has cable television, music system, and a games area. It steps-down to our ¾ acre garden with tropical fruit bearing trees such as Mangos, Coconuts, Breadfruit, Banana and Ackee. Ackee is the main ingredient of the national dish of Jamaica, Ackee and saltfish.
We want you to have a great stay at Caribbean Dawn. You will be well looked after by our family helper who will take care of all the domestics. Our Guest Relations Manager will be on hand to take care of any queries you may have and our Gardener will keep the garden looking lovely.
The secure area where our villa is located has a beautiful private beach, which has a restaurant & bar and a gift shop.
The vista from the beach is amazing. Your gaze can follow the curve of the bay all the way down to the cruise ship pier in Ocho Rios. (Take a look at the photo that my husband took). The beach is protected by a coral reef just a few strokes from shore.
If like me, you spend a lot of time in your car dealing with the hustle and bustle of life, you'll appreciate the 10/12 minutes peaceful walk to the beach. You will enjoy the pretty walk, taking-in the nice homes in this exclusive area. What's more, you'll hardly encounter traffic. The beach within Mammee Bay Estate is limited to residents and guests only.

Summary: Our American family of 5 with a couple and 3 other adults had a lovely time for 8 days in this beautiful bungalow. With 4 bedrooms, 3 full baths, large covered front porch, open enclosed backyard and sprawling lawn with garden, there was plenty of room for everyone. Very usable kitchen with large microwave and gas cooktop. The beach and beachside bar are awesome! Do not miss Dunn River falls and the Falmouth Luminous Lagoon. Host is responsive and knows the area well. We loved our holiday here!

Summary: The villa was wonderful and spacious, we were 3 couples and another adult. The grounds around the house were beautiful and we enjoyed the privacy this gave us, as well as the fresh coconut juice we had from the the trees. The octagon table was great for our evening meals. Kay and Tyrone, the owners, were readily available to answers any of our queries. Jean the helper was friendly, informative and very helpful. She came 3 times a week and changed our towels and sheets. Jean also did our washing ( as the washing machine was temperamental). The Mammee Bay estate was very beautiful, well kept and felt very safe to walk around. The Mammee Bay beach was a 10 minute stroll away with free sun lounges and a lovely cafe selling delicious food and serving cold drinks.

Summary: Every room was so lovely and the home has great character. Short walk to an awesome beach with small coral reef and fantastic restaurant on the beach. The only reason we didn't give the home 5 stars is that we would prefer air conditioning throughout the home, it's only in bedrooms but those are nice and cold for sleeping. The fruit on the grounds is absolutely delicious. The pictures are completely accurate. If you want an authentic old Caribbean feel, with ceiling fans and open concept, this is the place for you. We plan on returning.

Summary: Caribbean Dawn is a lovely spacious villa within the safe and well maintained Mammee Bay estate. The Villa has four seizable bedrooms all with air conditioning. There is a very large living area divided into different areas all well laid out. Large double doors look out onto the beautifully maintained garden that includes two mango trees. The villa also comes with a pool table and that most important of modern requirement wifi. A short pleasant walk along a coconut lined avenue takes you to a private beach with a beach bar. It's not cheap but then you a paying for good service and a view to across the sea. There are various activities available or just enjoy a cold beer or cocktail. We were met by Audrey who introduced us to the villa as well as Nellie who comes in each weekday and will cook for a small payment. Her ackee and saltfish went down a storm. Without doubt Nellie is a gem. A short drive along the coast takes you to the busy town of Ocho Rios which contains a number of restaurants. We would recommend Miss T's just past the amazingly busy clock tower on the left. Good quality food at reasonable prices with a number of vegetarian options. Just watch the car's undercarriage when you go into their car park. Evita's is up the hillside and a little more expensive but definitely worth a visit. For those who prefer quick food then try the Island Grill and Juci Patties. There is now a new toll road just down the road from the villa that takes you into Kingston and Spanish Town. State of the art road which goes through some stunning countryside. The national art gallery in Kingston is definitely worth visiting. So for those looking for a good safe family sized villa in a lovely setting, near to the beach and within easy access to Ocho Rios then like us Caribbean Dawn could be the place for you.
