Positive: Clean, tidy and organized Property - internal as expected and advertised Property management was great and with good organization for key collection and check-in/out
Negative: Pool was relatively small and shared amongst over 25 properties and too busy, Sea view was blocked by bushes unless stood up in the garden, vila was next to Benagil Cave caused significant noise of motor boat traffic coming and going every minute, very busy nearby beach, difficult access to property due to narrow road and constant traffic Busy Beach and water was crowded and too noisy with tourists wanting to see Benagil Cave on paddle board or motor board,

Positive: the house itself has a very good view of the ocean. It's not expensive (< $300 / day) and it was very clean. It's good to know the area but unlikely to be a place you will go twice. It was nice to have a welcome bag with some treats - cookies, washer detergent, cleaning spray
Negative: While the house itself is well-located and is clean, the overall experience left much to be desired. Communication with the property manager felt impersonal and slow — initial check-in details came via an automated WhatsApp message, but any further interaction took time and lacked effort to accommodate our needs. It was evident this is a highly touristic area where guest experience is not a priority. Access to the villa is another concern. The road leading to the villa house is narrow and often chaotic, as it can only fit one car at a time. If two cars meet in opposite directions, it becomes quite dangerous. Privacy is also an issue. The house backs directly onto a busy public coastal walking path, with no fence or barrier to create separation — we had people passing by within feet of us constantly, which made the backyard feel exposed and uncomfortable. Basic beach amenities like umbrellas, towels, or bodyboards are not provided. We were told afterward that some items might have been available for an extra fee, but this wasn’t made clear beforehand (this was the first time we didnt have these items available at a beach location). This information was included in the email sent to us weeks prior. We ended up buying all of this. The same goes for BBQ supplies — you’re on your own to purchase charcoal and ignition fluid. Check-out time is rigid at 10am, and there was no flexibility offered. When we asked, we were simply told “we’re not a hotel.” We never met anyone in person, and local information was mostly limited to a stack of generic flyers, aside from a welcome bag, as mentioned. Overall, there was no personal touch or hospitality. Finally, we were asked to pay a security deposit outside the Booking.com platform, which felt less secure. As of now, we haven’t received it back (although they state it can take up to two weeks). In summary: a scenic location, but don’t expect service, flexibility, or thoughtful hosting. You're largely on your own.

Positive: Great location, well equipped kitchen, lots of seatings in the garden, rooftop view. Spacious bedrooms with wardrobes and two bathrooms made our stay really comfortable (family of 4). There’re many restaurants in different price ranges in Benagil itself. Good starting point for trekking to Marinha Beach (east) or Carvoeiro (west). The closest supermarket can be found in Lagoa (8 min by car).
Negative: Ants in the kitchen and mosquitos or nasty flies that were biting us every night (they were not let in from outside, but had some kind of nest or whatever somewhere in the house). Some mould in the living room (should be fixed before the season).
Summary: Great place for a family, with absolutely superb views.

Positive: Location is quiet and peaceful, with access to beach and a few restaurants, but not within walking distance of groceries and the town itself. If you need peace and quiet, with access to beautiful beaches and water activities, this is the place, as we found it nice. It has A/C, which is a must for the summer heat. Our family had fun.
Negative: Nothing really. Everything is there. If you are looking for night activities and parties, you will not find it there. You have to drive somewhere for that. Also, lots of mosquitoes and bugs (seasonal).
