Positive: The view was spectacular. AC was cold.

Negative: The water was leaking in the bathroom. The glass door was smeared and we could notice it when looking out. There was no sign to this property and some drivers did not know how to get there.

Positive: The walk down to the beach is steep but the privacy is wonderful and the neighbouring hotel will provide snorkels and other rental water things if you want. We enjoyed being far from the chaos of the Main Street. It’s about a 20 minute walk or 50 BHT per person for a taxi which is great.

Negative: The advertisement feels a little misleading. It is not a one bedroom villa but instead a room that shares a porch with an additional one bedroom so you don't really have any sense of privacy at all. The space is fine but really not in great shape. There are some small things that could really improve the place - like including coffee for the mornings or information about the hotels in the area and what they offer since there is nothing on site. Also having some kind of ability to call a taxi would be great so that you don't have to bother or wait for the host on site if you don't want to take the 20-30 minute walk into the centre.

Summary: Overall we liked our stay but felt that there was room for improvement and it was a bit overpriced.

Positive: One of the best beaches on the island. Boat-free. If you researched Koh Lipe a bit, you know that most of the shoreline here is infested with taxi boats. Then, maybe it is just me, and other people are ok to bump into a boat every 30 seconds when swimming and enjoy a subtle layer of diesel film on their skin when they are out of the water. Anyway, no boats here at all, clean, groomed white sand beach with good entry into the water, good stretch of coral, with a variety of fishes; corals are mostly dead, but that's a global problem of rising ocean temperatures. 10 minutes walking to Pattaya beach where beach restaurants and lounges start, then another enjoyable 15 minutes along the shore if you want to get to the Walking Street. Or you can take the internal island road which is a bit shorter but less picturesque. Or you can ask for a taxi at the nearby Casa Lipe, they are super helpful and have excellent level of service. While getting to the property you will pass through the scenes of a regular Thai village. Which can be disturbing for tourists that are used to spending their vacations within the hotel walls and don't like to see the real simple ways of life of the locals. For those who travel to see how things really are it'll be fine. Communication and request resolution were efficient and well handled both by the owner and the property manager whose contacts we received before arrival. Yes, if you happen to talk to other personnel on site, who don't speak much English, they might smile and walk away. That's not because they are ignoring you, just because they feel shy. I wouldn't call the accommodation that we had a "villa" per se. That's a nicely designed, relatively new ensuite room with its own panoramic entry through a terrace. It is part of a shared modern bungalow that has another apartment for other guests. It must be awesome to rent the whole place if you are travelling as a larger group.

We extended our stay to stay one more night in the main villa cause friends from Malaysia arrived and we shared the villa together. Amazing stay. The private beaches are amazing and the nature around let you forget that you are on a crowded island. Restaurants around and easy short walks to the main beaches like Pattaya beach. Positive: A beautiful location, the best - overlooking the strait between Koh Lipe and the National Park, views of the sunset on a lovely beach that is virtually private. Views of the sea from the house balconies. The house is really comfortable, everything worked.

Negative: Nothing major - we had originally booked into the smaller adjacent villa, but decided to move into the main house which was available, which we agreed with Chip over the phone, who was very helpful and organised it all for us.
