Magnolia Hill is a charming and lovingly maintained farmhouse dating back to 1880. An ideal retreat from city life, this gorgeous getaway is an hour outside of Washington, D.C. and 45 minutes from Dulles International Airport.
Nestled into the rolling hills of Virginia’s horse, wine, and hunt country, the house is a short distance from 18th century village of Middleburg, which CNN recently listed as one of the world's 'Ten Romantic Destinations You Should Know About', and less than 10 minutes from local farm-to-table restaurants, markets, butchers, and bakeries in nearby Marshall.

Note that the original structure of the house dates back to 1880, with two subsequent rear wing additions. You will find steps between these additions on both the ground and second floor levels as the house is nestled into a hill. These steps are in addition to the front and rear staircases connecting the first and second floor levels.
Soak in the charm of country life from the covered front porch of Magnolia Hill, which gives way to picturesque views of a 40-foot magnolia tree and a rambling creek that crosses the front of the property. In warmer months fire up the barbecue grill and host a garden party in the large backyard, where you can watch the sun set behind an abandoned silo, and both horses and cows that graze across the ridge of the adjacent property. In cooler months, roast marshmallows over an outdoor fire pit or strike up a fire and settle in by the hearth of one of the home’s two indoor working fireplaces.
The 2,176 square foot, sun-drenched, yellow stucco home offers three comfortable and inviting bedrooms: a master with a queen bed, a guest room with a queen bed, and a second guest room with two twin beds. (There is also a walk-in closet that can be transformed into a makeshift fourth bedroom as needed.)
There are two and a half bathrooms; two working fireplaces; spacious kitchen, dining and living rooms; and a cozy den. Random plank hardwood floors dating back to the early-mid 20th century, antique furnishings, and a second staircase built as part of two separate two-story, rear wing extensions lend extra character to the home.
The towns of Middleburg, Upperville, The Plains, and Marshall, which offer a variety of farm-to-table restaurants, high end shops, local butchers, the National Sporting Library & Museum, and a world-class spa facility, all are within and a 15-20 minute drive. Dozens of other area attractions, including Sky Meadows State Park and Shenandoah State Park, are a 20-30 minute driving distance away.
For lovers of the outdoors, the area offers spectacular vistas of rolling farmland and vineyards from meandering country roads—perfect for biking or afternoon drives. Nature enthusiasts can spot one of dozens of bird types, as well as deer, rabbit, fox and other animals; hike some of the region’s best trails in Shenandoah; or enjoy the ever-changing symphony of wild flowers that spring up alongside the road in the spring and summer.
History buffs will enjoy learning about the historic district of Rectortown, in which the house sits. The Manassas Gap Railroad stop that John Rector, after whom Rectortown was named, was influential in creating still carries cargo trains by less than a quarter of a mile down the road. (The train sounds its horn when passing; most guests tell us they quickly find it fades into the background.) The old Rectortown railroad storehouse, visible from the stone bridge giving access to the property, is one of the many Civil War historic landmarks in the area.
The house has blazing fast broadband Internet hook-up (new as of August 2020), and HD flat screen with Netflix and Prime streaming services. The cozy den and living rooms, both with working fireplaces, and are great places to read. If you finish the book you bring along, take a stroll to the Rectortown Post Office where you'll find a Little Free Library with books for trading/borrowing.
The house can sleep a maximum of six guests in bedrooms. Pets are not allowed without advance permission. Please note the house requires use of stairs and may not be suitable for those with limited mobility.

Summary: A wonderful house that made our Christmas very memorable. The house has everything you need to make your stay comfortable and enjoyable. There are so many activities in the area and also great shopping in the city of Middleburg! Although we used the well equipped kitchen for most of our meals we did enjoy an outing to a nearby restaurant. It's fun to look out the windows at the wildlife. We would recommend this house highly. Summary: We had a blast staying at this property for a long weekend in October. With everything in close proximity, we went hiking, to three foxes vineyard, to heartland farm to do pumpkin and apple picking and to dinner at the tavern in upperville. My kids (under 2 years old) absolutely loved playing the backyard, and my daughter hung out with the neighbor every morning at 7am. For city folk, it was special to see farm animals out of our kitchen window! Adele made the experience so easy, and the house was very clean. I would highly recommend.

Summary: Our family of three kids all under the age of 10, and two adults had a wonderful staycation at what our kids called “the farmhouse.“ We had such a wonderful experience and every day was a new adventure. Looking out for cows and horses and other animals was only half the fun. The kids love roaming the wide open spaces. The adults loved drinking wine at the vineyards and soaking in the beautiful scenery. We did everything from hiking, to swimming, to visiting a cavern, eating and ordering from local delicious restaurants, and most importantly we relaxed and made memories for a lifetime. The hosts were so accommodating, helpful, and friendly! We would recommend this vacation farmhouse to anybody and are excited to visit again. We’ve only been home for one day and our kids keep asking when we can go back!

Summary: The house worked really well for our family of four! Really nice bedroom set up’s and lots of toys and nice kids things around to use. Big dinner table for family dinners and a nice porch for outside time. The property is next to a farm so lots of cows and some horses for the kids to say good morning to each day! The location of this house was 20-40 minute drives to the activities we did.

Summary: We stayed at Magnolia Hill for a month as a base to visit family and friends in the area. The location is really excellent—Rectortown is charming and quaint (complete with a tiny post office) and is very convenient to Middleburg, Upperville, Warrenton, and the Plains, while be close enough to 66 to easily get to DC. There are at least four wineries within a ten-minute drive and it’s an excellent base for equestrian events (there are five tack shops within a twenty-minute drive). I found the house and especially the grounds even more beautiful than the photos and we felt very comfortable there. The house has loads of historic charm with all the modern comforts. The WiFi is fast enough to work from every room and even outside (we loved to work from the large front porch), and the temperature is easy to control with multiple thermostats. Lastly, the owners were lovely and went out of their way to make us comfortable, including leaving toys and toddler supplies in the house for us. They were very responsive and helpful when we had questions. I would absolutely stay again and hope we have the opportunity soon!
