This adorable 2 bedroom 1 bath carriage house is only a three-minute walk to scenic downtown Canal Street for shopping, art galleries, antiques, bars, and restaurants. You'll feel like you're staying in an elegant B & B -- only with more privacy!
The New Smyrna Beach Carriage House is just a few short steps to the RIVER for fishing or kayaking and a continuous sidewalk to the BEACH and Flagler Avenue for shopping, dining, and the area's nightlife (bicycle 10 minutes or drive 4 minutes). Nearby you will find bicycle rentals, boat rentals, and a public boat ramp (2 minutes). There are two nearby public golf courses (a 5-minute drive): New Smyrna Beach Municipal Golf Course and Hidden Lakes Golf Course.
The Carriage House sits upon a long lot with mature oak trees and is tucked away for quiet and private enjoyment. A large parking pad and long driveway provide rare premium parking for a boat or RV. This delightful home features central air/heat, ceiling fans throughout, gorgeous hardwood floors, and an open floor plan with 12 ft. cathedral ceilings. The living room is tastefully decorated and offers comfortable seating and a large smart TV. The fully equipped kitchen offers all your cooking essentials and includes a drip coffee maker, small and large appliances, a dishwasher, dishes, glassware, pots, pans, Tupperware, utensils, cutlery, and more!
The main bedroom features a comfortable king-size bed. French doors open up to a second bedroom which features two twin beds. The Sun Room overlooks the lovely tropical grounds and ancient oak trees. There is also a full bath with a walk-in shower.
The Carriage House offers all of the standard creature comforts: flat-screen cable TV, books, cards, board games, hair dryer, iron, ironing board, vacuum cleaner, full-length mirror, bath towels, washcloths, beach towels, and beach chairs. There is a spacious storage room with a full-size washer and dryer.
The Carriage House is one level, however, access does require walking up one flight of stairs. Please contact us about bringing a dog(weight limit, no cats); prior approval is necessary and there is an additional fee. This house is ideal for one or two people but could sleep four. 2-car garage. Small pets(under 20lbs). Please no cats. Mandatory pet fee of $175.
Guests can enjoy an easy, fun-filled day by packing a picnic lunch, surfboards, boogie boards, fishing poles, and other gear in the car and driving right onto our smooth-surfaced beach from the nearby Flagler Avenue beach entrance. The beach has a gentle incline into the water, making it easy to wade, swim or ride the waves.

Summary: From the very beginning of this process, Robert was extremely prompt in answering all questions. The location is absolutely perfect. The neighbors were warm and welcoming. Downtown new Smyrna Beach is absolutely adorable and very easy to walk to. We would definitely stay here again!

Summary: Relaxing , peaceful and quiet. Tucked away in the historic district from the spring breakers! We strolled our grandson who loved the birds, and all the friendly neighbors who stopped to see him. We loved hearing the train whistles too.. The master bed was so comfortable.

Summary: we stayed jan-feb-march and had a perfect time. this is a very comfortable apartment in a perfect location,close to everything. the beach is minutes away as is flagler ave,canal street and all the fun and lovely stores and restaurants. it is very private with plenty of parking. tom and deb are super hosts and you have total use of the BBQ area swimming pool and all the lovely grounds. in our opinion it is one of the best deals in new smyrna and we loved living there for the winter! a wonderful stay in every way!

Summary: We arrived a couple of days after Hurricane Matthew went through the area and the damage to all the beautiful old trees was heartbreaking to see. We had to wait for power to be restored for a day or so before we could move into the Carriage House but it was worth the wait. It's a lovely older property with lots of character and Tom and Deb Exum were gracious hosts. We would certainly stay there again.

Summary: The Carriage House is both quaint and spacious. The location could not be more perfect. It is nestled in a lovely neighborhood and you have the best of both worlds. Within walking distance is Canal Street with its shops and wonderful restaurants. Not even 10 minutes away is the beach. Deb and Tom are gracious hosts. We highly recommend staying at the Carriage House!

Summary: We enjoyed the carriage house. It was the perfect size for my husband and I and our 2 young children (ages 10 and 4). It was charming and on a lovely quiet street. Our kids rode their bikes down the street and throughout the neighborhood. We enjoyed the pool everyday! The yard is beautifully landscaped. My son loved catching small lizards. My husband fished from the river and the river was a very short walk away. The beach is very close- just a short drive away. There was a Publix near by to stock up on groceries. The kitchen was equipped with everything we needed. The town itself is so cute. Deb and Tom were so nice and wonderful to talk with! We usually have stayed on the beach in the past, but I am so grateful we found this place and look forward to our trip here next year! The carriage house was truly a relaxing place to stay!

Summary: The carriage house is a lovely place to stay! The house is very peaceful and Deb and Tom were great hosts. We thoroughly enjoyed the pool. Plus, the house was very close to Canal Street shops so we could easily walk to dinner. Highly recommend!

Summary: We stayed at the carriage house for our fourth year anniversary. We were so in love with the bed and breakfast feel that it had while maintaining privacy. The ambiance of the entire space was so beautiful. It's a very charming and whimsical location. We loved cooking out in the grill area and again the lights in the grill area gave a beautiful ambiance. We cannot wait to come back! McKenzie

Summary: Deb and Tom are beautiful people and are quickly becoming dear friends. They have shaped this property into a peaceful and very comfortable nest for anyone wanting to spend either a short visit in the New Smyrna Beach area or as in our case, an extended 6 week stay. This cozy cottage house is nicely set back from the main house and sits high enough amidst the canopy of some very large heritage Oak Trees to give a sensation of tree top seclusion. It is truly an oasis conveniently located in walking distance to the center of New Smyrna Beach, which has some of the best restaurants we have been to in a very long time. We highly recommend the Corkscrew restaurant but more importantly recommend a stay in Deb and Toms’ Carriage House. Mike and Kim
