The "Vecchio Ulivo" is located on a hill with a panoramic view of the Tiber river, below the small medieval village of San Vito di Narni, 79 km from Rome by highway. The property is located within a large olive grove and surrounded by a landscaped garden with a swimming pool of 13 x 6 meters. Downstairs is a large living room with fireplace divided into 4 areas, a confortable kitchen, a master bedroom that opens to the garden on a grape vine pergola and a bathroom with shower. On the first floor, there is an attic with sloping roof, so with a lower wall, divided into 3 bedrooms: two doubles and one twin and a bathroom with tub. In front of the living room with windows overlooking the valley, you come out on a large terrace half covered by a roof, ideal for sitting outdoors evening but protected from atmospheric moisture. Also in the garden, by the pool there is a large gazebo under wich is ideal for dining al fresco on summer evenings,

Summary: We had a great time in this beautiful house, with huge sitting area and a fantastic swimming pool which is perfect for staying cool on hot days. There are many beautiful towns and places to see not far from the house. However, the house was so nice that we spent most of the time in the swimming pool and garden. The owner is really helpful and welcoming.

Summary: We had a lovely time i San Vito. Mum, dad, 4 โ€œkidsโ€ (ages 11-26). Plenty of room for all, and the pool was absolutely perfect as we had 38หšC all week. House has splendid views (even better than pictures) and has all necessary suppliances. Take note, use of A/C is not unlimited, so we had a minor extra charge. Excellent communication uptil and during the stay. Mario in nearby San Vito village-square delivered perfect service. Highly recommended.

Summary: In august/september 2022 we had a great vacation in The Old Olive Tree. The house is beautiful and well equipped with plenty of room for the family. The garden (oriented on the south) is nice and big, offering shade and sunshine. The large p;ool is fantastic for a cool-down and fun. The BBQ and outside dining space are perfect. The staff maintaining the house (Mario for the garden and pool (daily) and Meri for the linen) do a great job and are efficient. We didn't see Mario as he did his work very early. Mario (another) of the pub in San Vito showed us around in the house to get acquainted. Friendly guy - visit his pub for a cool beer and enjoy the view from his terrace. San Vito is very small - a walk around the fortress is recommended.. The surroundings are worthwhile to visit. Narni (25 min. by car), Terni (cascade - check on opening hours!, Otricoli (15 min. by car, visit the Romain excavation!) are nice towns . Supermarkets are closeby (Narni - LIDL) and Otricoli (Hurray). In Otricoli is a great Italian restaurant. And we were even treated on a nightly medieval spectacle to celebrate the rivalry between San Vito and the neighbouring village of Guademelo. For electric car ownerss - can be charged in Narni and Otricoli,

Summary: Itโ€™s a big house with a well-maintained garden which offers ample shade. The swimming pool is big and lovely. One of the bedrooms is located on the ground floor, as well as one of the bathrooms. Three bedrooms and bathroom 2 are located on the first floor, which has a rather low ceiling. On the first floor an aircon unit is installed (no need for at the ground floor). Donโ€™t expect a perfect finished house as some houses in Tuscany/Umbria, it is a big and well-equipped house. Mario, the caretaker, has its business nearby and is a great guy. Friendly owners. The town St Vito is very small and except from Marioโ€™s bar offers no services (go to Otricoli or Narni). The beautiful town of Narni is not far away (25 min. by car) and Rome can easily be reached by train from Orte. Spoleto is within easy reach; we also made a rafting trip in Terni (near the Marmore falls). The area around the house is quiet, although you can see and hear the autostrada in the Tiber valley.

Summary: We had a great stay for two weeks at the old Olive tree. The house is charming and the view is stunning. The pool is nice and was ok for 4 children around 10years old to play in for almost the whole day. Owner and Mario the local contact are friendly and helpfull. Wim

Summary: We had a beautiful 2 weeks holiday in this house. Everything was very swell organised, from check in to arrival. Also when something was not convenient, it was fixed almost immediately. Very clean house at arrival, beautiful garden, nice swimming pool etc etc. I do recommend this property to people who like a holiday in a nice relaxing environment with great service and friendly people. Summary: From the very beginning, Isabel was very communicative and kind, and we felt very comfortable renting the property. When we arrived, we were greeted by the incomparable Mario, who generously gave of his time to answer any and all questions. Isabel also left a list of recommended restaurants and local, off the beaten path places to explore during our stay. The home itself is just lovely, and the property grounds are beautiful. As touring can become taxing at times, we spent lots of time just lounging in the pool. The house itself had everything we needed in terms of amenities, and we were comfortable and happy there for our entire visit. It was a great experience, and we are so thankful for the wonderful memories we made there!!

Summary: My family and I chose to rent this villa based on three key points - close proximity to an airport, peace and tranquillity and, most importantly, the size of the swimming pool. Not being a family who enjoy the buzz of busy, popular holiday resorts we were really looking forward to enjoying a couple of weeks away from 'normal' life and were delighted that this property delivered on all counts. Yes - there were niggles but there always will be when you are away from your home environment and this seems to add to the overall holiday experience. There was no kettle, for example ( yes - we are British!) so water for cups of tea had to be heated in a saucepan. The upstairs shower had enough power and heat to cut through solid steel so constant, very careful, adjustment was needed and the traffic noise from the motorway in the valley did permeate the silence. But these are small insignificancies. In the detailed information provided by the owner, Isabel, she mentions that the property is in need of updates etc but this was / still is a family home. As such you can forgive the fact that some of the appliances are getting a bit tired. Everything worked โ€“ thatโ€™s all you need! The pool, at 13m in length, was superb! Our familyโ€™s un-written rule is that you have to do your age in lengths every day. Of course this does mean that the oldest member (me) has to swim the furthest but as I made the rule up I can't complain! I wasn't brave enough to dive off the diving board though... There are enough chairs on the veranda to accommodate a small army and we spent most evenings sitting out drinking wine and enjoying the evening warmth. We were also treated to a number of brilliant lightning storms in the first week of our stay which was fabulous. The property is well within one hours drive of the delightful towns of Narni and Terni which are well worth visiting and it only takes 40 minutes to get into Rome by train from Orte station, which has a huge, cheap, long-stay car park. It only cost us 10 Euros each for a return trip and saved hours of driving and trying to park in the city. If you are looking for 5 star hotel style accommodation then this is not the place for you. If, however, you are looking for 5 star relaxation in a property that has everything you would need for a break away from 'the norm' then we would thoroughly recommend this property.

Summary: We spent nearly two very relaxing weeks in this lovely family home, taking full advantage of the fantastic swimming pool. With temperatures of nearly 40 degrees we were swimming several times a day. The garden was delightful with several choices of eating areas and beautiful views of the surrounding countryside. We usually had our breakfast on the terrace outside the main living area of the house and our evening meal was frequently prepared on the barbeque and enjoyed under the gazebo in the main part of the garden. The owners were always easy to get hold of and dealt promptly with any queries that we had. The kitchen was very well equipped, but one suggestion that I would make is for any visitors from the UK, a teapot would be greatly appreciated!

Summary: We had a great time at the Vecchio Ulivo. The house is really nice and furbished with style. We were there for one week with three children (two teenagers and a 8 year old girl). They had a great time not at least in the swimming pool (big pool and very clean). Even during periods of heath, the garden offers a lot (shadow and great views). The AC at the first floor helps to cool down. Wifi is of good quality. The house lies under the village of San Vito and is ideally located to visit the beautiful towns of Narni (20m), Todi (45m), Orvieto (45m), Spoleto (1h), Amelia (30m). It's also about 1h to the Cascate di Marmore. We also followed the culinary suggestions that Isabel provided and clearly preferred 'Le Delizie' in Otricoli. The Vecchio Ulivo is certainly to be recommended for a quiet holiday with all the comfort you need. The contact with the owner is very easy going and efficient. We hope to come back.
