4 Bedroom Villa in Lake Berkley, Kissimmee

Our luxury villa is located in the quiet enclave of Lake Berkley Resort, Kissimmee. This a gated and secure development with a guard present 24 hours per day. The villa is single storey with 4 bedrooms, 3 bathrooms and its own private pool and spa and overlooks a small lake at the rear and a conservation area and as a consequence have great privacy. The lake attracts abundant wildlife and birds. Common sightings include alligators, turtles, otters, deer, ospreys and bald eagles. The pool and spa (its not a hot tub) can be heated but pool heating is charged separately (£110 per week). The pool is heated to 86F and the spa to 102F. We have two sun loungers, two recliners and four outdoor comfortable chairs with an outdoor table for dining on the pool deck. A gas grill/BBQ is available and free to use for guests. A tennis court (free to holiday makers) is within 50 yards of our home. Four tennis rackets and several balls are available in the villa for use by guests. Moreover we also have 4 pickle bats. We also have lots of golf balls for those interested in a few rounds!
The villa is fully air conditioned with decor and furnishings to the highest standard with lots of recent upgrades including: new beds and bedroom furniture and all bathrooms have been fully re-modeled. The villa has a formal dining room and dining kitchen area as well as a breakfast bar. The kitchen has a large electric oven and hob, microwave oven, large fridge freezer, dishwasher and waste disposal unit. All kitchen utensils, crockery, glasses etc are provided. The living area has an “L shaped” sectional sofa with a 65 inch HD TV and embedded Roku. TVs with Roku streaming sticks are also available in the master and second main bedrooms.The Master bedroom has Queen size bed with en-suite bathroom and TV and a 'hotel type' safe which is large enough to accommodate a lap top computer. There are twin single beds in second and third bedrooms; with an adjacent bathroom. Bedroom four also has a Queen size bed and en-suite bathroom and TV. A crib is available if required and we also have a stroller and high chair. Whirlpool washing machine and tumble dryer are available and free to use in the garage. No pets or smoking are allowed.Guests should note that stays of less than one week incur an additional £110 cleaning fee.Things to do near Lake Berkley's Resort. There is an endless list of things to do in Kissimmee / Orlando. You will find theme parks (Disney World (approx 15 mins away), Universal Studios (approx 35 mins away, etc.), water parks (Blizzard Beach, Typhon Lagoon, Aquatica, Volcano Bay etc.), dinner shows (Medieval Times, Arabian Nights, etc.). Animal attractions (Animal Kingdom, Seaworld, Discovery Cove (swim with dolphins, etc.), major entertainment (Islands of Adventure, Disney Springs, etc.) and much, much more....You can travel to the beaches, visit the Kennedy Space Centre, enjoy the thrills at Bush Gardens (Rollercoaster Park)...or you can play golf, go horseback riding, play tennis or volleyball, kayaking (Shingle Creek is about 5 mins away), go shopping, go clubbing at night, or you can just lay back and soak up some sun next to your own private pool...you see...Once you come, you will see first hand why it is considered one of the largest tourist attractions on the planet!

Summary: We have just returned from a holiday at this property as a family of 8 (mixed age ranges, youngest being 6). This property is simply perfect, it’s clean, spacious, has everything you could need and a lovely pool with a fantastic view.When we initially booked we were concerned that with the pool being North facing we wouldn’t get any sun at the back of the property, however, we needn’t have worried as the sun was there most of the day and only started to disappear at about 7pm (April stay). There is also lots of wildlife around the pond which my children particularly enjoyed watching every day (even naming the ducks!).The villa is situated in a lovely gated community and is very close to all the main parks and attractions in the area, making it an ideal location. The local Walmart is also just down the road which is useful. Denise was a fantastic host, very friendly, accommodating and quick to respond to any messages or queries we had. I really can’t recommend this villa anymore, it’s become our firm favourite and we’ll definitely book again!

Summary: We were very pleased with our stay. The property was incredibly clean. It was outfitted with everything we needed from kitchen items, coolers, pool, washer/dryer, etc. The only suggestion we have would be to add pickle ball paddles. Excellent communication!

Summary: This was my tenth stay in Florida and this was by far the best location we have stayed. It was short dives to all attractions, restaurants, and shopping. It was my parents, my husband and I, and our three children (8, 5, 5) who stayed at this villa. This villa was in great condition and very clean! The host was fantastic and checked in during our vacation to make sure everything was going well. The pool was very clean, and was taken care of during our stay. We had everything we needed and more to have a great vacation. The wildlife around the property was interesting to watch and the resort itself had a nice pool and splash pad for the kids. The use of a bbq was also great to have!I would recommend this vacation rental for all of the above reasons. My father and husband did miss having a games room to spend time in, in the evening, but they both agreed that the positives of the property made up for the lack of games room. We had an excellent stay and would 100% recommend !!

Summary: We had a wonderful time in this beautiful home. Everything was exactly as promised! Pleanty of room for a family of 5 and the pool (we did pay to have it heated sine the nights are still cool this time of year) was enjoyed by everyone. We loved the area that had lots of walking paths and playgrounds for the children, I found the communication with the owner to be quick and efficient. We can't wait to come back!

Summary: Denise’s home was perfect for us. The location was great for all the comings and goings each day. We enjoyed using the tennis court out the back door, we went on runs through the gated neighborhood, and we used the pool and spa multiple times a day! The home was clean and very easy to check in. Denise was very helpful and attentive! We loved having the kitchen so we could prepare our own food for some of the meals. Walmart and Aldi are just 2-4 minutes drive away. We thoroughly enjoyed our trip!

Summary: Property is in an amazing location, proximity to shops and parks is really ideal. Communication with Denise was so easy, constant updates from booking through to the holiday. The property itself is exactly as advertised, large enough to cater for more than the 4 of us, cleanliness was excellent, place was spotless when we arrived. Facilities inside the villa were excellent, everything you needed to make for a very comfortable stay. Highly recommend this property, should we be returning to Florida I know where we will be booking.
