The villa, surrounded by olive trees, lies 2 km from the charming village of Montecchio in a hilly and very quiet location with panoramic sights on the Tevere valley, halfway the beautiful cities of Orvieto and Todi (both around 25 kms far away) and 35 kms from the sand beaches of the Bolsena lake. It is a quiet location and there aren't other houses directly around (nearest one at 700 meters) so it is an ideal place if you search privacy. The whole property is for private use of the tenant and it is suitable for up to 10 persons. There are 4 bedrooms (two with double bed, one with double and single bed, one with 2 single bed). The 2 on the 1st floor have air conditioning. Baby cot and extra bed available on request. In front of the house there is a 9 by 3 meter swimming pool, the pool area is fenced for the security of the small children. There is an equipped covered terrace to eat outdoor with sight on the pool and panoramic sight on the Tiber valley. On the lower floor there is a large dining/living room with a well equipped kitchen. Bedroom with double bed, bedroom with double and single bed (both have direct access to the garden). One bathroom. At the upper floor there is a double bedroom and the oter has 2 single beds. This floor has 2 bathrooms. All the most common household appliances are available. Broadband Wi-fi internet connection available through satellite. From Montecchio it's possible to reach quickly the principal cultural and naturalistic beauties of Umbria, Rome and northern Lazio, southern Tuscany (it's at 20kms from the motorway Rome-Florence, exit Orvieto). The train station of Orvieto is at 25 Kms, from the train station it is possible to reach Rome and Florence in around 1h30. In the village of Montecchio thereare: bar, baker, butcher, small supermarket, grocery, pharmacy. There are 3 more supermarkets and other shops in Baschi (11km). Big supermarket, often open on Sunday, available in Orvieto Scalo close to the motorway exit. Recommendend restaurants: La Perla (in the centre of the village of Montecchio, Sala della Comitessa (Baschi, 11 kms), Casa Vissani (Baschi, 11 kms...very expensive), Il fontanile (7 kms from Montecchio). At 10 km it is possible to visit the Falesco winery (visits and tasting from Monday to Friday).

Summary: Lovely secluded and peaceful property. Fantastic views from the terrace and delightfully refreshing swimming pool. This was our second visit and it didn’t disappoint.

Summary: After booking in 2019 covid had caused a couple of changes to our booking, Guido (villa manager) was very supportive and helped with all our changes which was greatly appreciated, Guido’s communication via email was great, he would get back to me within 24 hrs of any question I had. 2022 and finally our dream holiday was becoming a reality. We flew into Rome and hired a car (which is a must to travel and see the different areas of Umbria) it took us just under 2hrs to drive. When we arrived to the villa we were blown away by the most incredible view. The villa itself was beautiful, large bedrooms, great entertaining space downstairs and a lovely patio dining area which we spent most of our evenings playing cards with a glass of wine :-) The pool was perfect, and our kids loved every second, a lovely gentleman came to clean the pool 2/3 times a week which was also great! Beautiful surroundings, there are the most amazing sunsets every evening which we would relax back and watch from the patio :-) We saw porcupines, lizards, scorpions, deer right in the grassland by the villa, it was incredible! The road is a bit bumpy on the drive up to the villa but after a few drives you get the hang of how to drive on that terrain ;-) Tips on amazing places to visit locally, Orvieto was our favourite place (the cathedral at night is breathtaking) some beautiful places to visit and great gelato bars! Todi is also lovely very hilly! Lake bolsena was a hit with the kids, they spent hours swimming in the lake with the most beautiful views, it was so warm like a bath. A couple of adults visited marmore falls which was a bit too hot for the kids to walk around. Montecchio has a lovely little village store where a gentleman sells his very own home made Olive oil which was delicious. Lots of local wines to try. All the locals were so friendly to us, Google translate became our best friend as many locals could not speak English. We loved this experience. If your looking for a holiday in an area not full of tourists Umbria is perfect. This villa was perfect, where we made lots of special memories with our family! Summary: We had a wonderful time in the villa. We were a party of 8 and the villa was clean when we arrived and spacious to accommodate us. Three large clean bathrooms and two living areas one upstairs and one downstairs gave us room to spread out. The pool area was very nice-surrounded by olive trees, and lavender- and was cleaned regularly. Beautiful views from all windows. Good internet connection upstairs, a little weak downstairs but was fine. The kitchen was fine well equipped with dishes, glasses and pots. Clean linens and towels were there for us. The villa is located not far from the town on Montecchio and 30 minutes away Orvieto. There was a grocery store in town and one located just down the hill from the villa. The last part of the road is gravel to get up to the villa but was not a problem as it added to the privacy and the views. Pleasant in the morning and evening and warm during the day. The owner was very responsive to some issues in the beginning of our stay and throughout. We wanted to explore Umbria as we have been to other areas of Italy and were very happy we did and this villa was a good launch point to enjoy the peace but to also travel around the region.

Summary: We had a fantastic week in this really wonderful property in its peaceful location. It was just as described and photographed - if not nicer! Leading up to our week, communications regarding the property were very good and any queries promptly answered. The check in arrangements were easy and Claudia showed us to the property tucked away down a track a couple of miles from the village of Montecchio. The house really is lovely. Very well equipped indeed with everything you could possibly need! The kitchen was really well equipped with loads of pots, pans, utensils and crockery, cutlery and glasses. We mostly ate in and cooked our own food and even made bread most days as it was so easy to do in such a warm climate! We ate every meal outside on the beautiful table which was bordered by rosemary and lavender bushes and so would get lovely fragrant wafts every now and again! Just gorgeous. If I was the owner of the property, I would be tempted to trim the rosemary bushes down by just a few inches so you could really appreciate the amazing view from the property as you can’t really see it whilst sitting at the table. I liked the proximity of the pool to the house - really handy and the pool - which is absolutely lovely - is reached by a beautiful foliage covered walkway. The bedrooms and living areas were really spacious and very nice and there were spare fold up beds so the property would sleep quite a lot of people if required. There was also a table tennis table and table football which kept our family entertained when not in the pool! We also used the huge barbecue several nights and it was great. We would have liked an outdoor wood fired pizza oven to try our hand at pizzas however. The picturesque village is Montecchio is nearby with a few small shops and a bar with good gelato. We used the biggish supermarket near Orvieto for food shopping which was about half an hour away and their is another reasonably sized supermarket about 15 mins away in a nearby village. We also got the train in to Rome - fast train took 50 mins and the station was about half an hour away. All in all a wonderful holiday in a really peaceful, get-away-from-it-all location. Highly recommend.

Summary: We had 2 wonderful weeks in Montecchio, nice place, nice people, nice food. Very good position between Siena and Rome, + lot to see like Orvieto and Viterbo Umbria is really fantastic

Summary: Great stay - the house is located on a challenging dirt road around 2 km from the nice town of Montecchio. The team dealt swiftly with some minor issues upon arrival. Good sized bedrooms and nice living room. Pool a little small, but nice and terrace is also nice, but only limited shaded space. View is second to none! You can see Monte Amiata from there! Be aware the house is around 30 min from a motorway exit.

Summary: We, - myself, wife, son and girlfriend, daughter and boyfriend AND mother-in-law ( ! : ) , spent two absolutely wonderful weeks in this spacy and tasteful house, situated in perfect surroundings, - ( if you couldn't care less about the missing walking trails in the surrounding area ). The dirt road leading to the house is somewhat rough - and steep in places - but both our Kia Picanto and daughter and boyfriend's leased Mercedes-Benz ( Oh lord.. : ) survived just fine. You know, - I really can't tell you how much I loved this house, this place, these surroundings, - fabulous view of the valley and hills beyond, - perfect micro-climate, - ( better - "cool" mornings, fresh, gentle breeze, perfect day temperatures - than any other place I've been to ! - e.g. Southern France, Israel, India, California..), - but what if I tell you that not at any moment did any of us step on each others toes, - quite the contrary, - as it was two weeks of smiles and laughter, and what can I tell ya.., - except YOU'LL LOVE IT TOO ! As a matter of fact, we were so overjoyed with our stay, that I hesitate to report a few minor, insignificant issues.. - unsecured wifi for instance, power plug dimensions and positions, not all that comfy outdoor dining chairs, occasionally the distant dog(s) barking.. Conclusion: I / We'll be back !
