The villa lies in southern Umbria, 90 km northern of Rome (20 kms from the A1 motorway - Rome / Florence), 1,3 kms from the village of Vigne di Narni and 2 kms from the village of Moricone. It lies on a hill surrounded by vineyards and olive groves in a very quiet location with panoramic views. There are no other houses within 150 meters so it is a perfect place for those searching quiet and privacy. There are in total 14 sleeps shared over 7 bedrooms. A large swimming pool (14x7 meters) with diving board is at disposition of the tenant. The whole property is for private use of the tenant and not shared with other holiday makers. There is a large porch on the northern side of the villa (with sight on the pool area), it's equipped with tables, chairs and banks to eat all together outdoor. There are 2 more porch on the other side of the building, both equipped with table and banks. The upper floor has 3 bedrooms, 3 bathroom, a large dining/living room and a kitchen. On the lower floor there are 4 bedrooms, 2 living/dining rooms with cooking corner, 2 bathrooms and 2 porch. Broadband Wi-fi internet connection available for free. Grocery store, supermarket and a restaurant where it is possible to taste typical Umbrian dishes are at 2 kms from the property (near the village of Moricone). The village of Vigne is at 1,3 km from the villa, there are a couple of grocery stores here. The (very nice) medieval town of Narni is 9 kms from the villa, here you can find different restaurants, supermarkets and other shops. Adviced restaurants: Trattoria da Sara (typical dishes) at 2 kms, Fattoria San Carlo (restaurant/pizzeria) at 16 kms, Locanda del conte Nitto (historical center of Amelia) and La Gabelletta (near Amelia) at 24 kms. There is a cement tennis court at 2 kms and there are red clay tennis court in Narni (9 kms). Summary: Our big family of 13 young and older stayed in this great place for some 10 days. We had such a good time in this big house and by the really nice pool. The house was more than big enough for us, and for making dinners and enjoying eating, playing, sunbathing, swimming and hanging together. The location is great, not too far from the airport and Rome, and with a lot of nice places to visit by car. Communication with owner was great, thank you for having us!

Summary: We were a group of 3 families (13 of us from age 15 upwards). We stayed for a week towards the end of August - I wish we had stayed longer. The house was big enough for us all to get together (around the pool or eating on the porch) or find our own space if we wanted. We ended up spending more time at the house than we originally planned because it was so relaxing being there. The area is not touristy at all so there's not a lot of information about what's on and it takes a while to get to around the area but there's plenty to see and do if you make the effort. Orvieto is beautiful, Spoleto is worth visiting too, teenage girls had a day at a spa, teenage boys did the white water rafting at Marmore which was unforgettable. There was a music festival in Narni which we hadn't known about but was wonderful (master classes every day and performances in the evenings that you could just walk in and watch - lovely hearing opera in that setting) and we ate at a couple of restaurants there that were good and not expensive. Good wine and ice cream everywhere. And I recommend the local supermarket at Morricone - better than the bigger ones at Narni and really friendly.

Summary: The house and pool are fantastic. We planned this as a family holiday with our children and three young grandchildren to celebrate my 70th birthday. During the planning most people were thinking of days or evenings out but once we settled in no one wanted venture away from the property. The setting is amazing and the occasional thunderstorms were a site to see. The track leading to the house is ok for cars but was a challenge for our 7 metre motorhome but the pool man/ caretaker were exceptionally helpful.

Summary: We booked quite late and this property was possibly too big for three of us (it would be a perfect house for a large party). The owner separated off the top part of the property for our use which was more than ample. The drive up is a little tricky and needs to be taken slowly but the views from the property make it very worthwhile. The house is old so do not expect modern day chic, but if quaint rural regency is your thing you will love it. The pool is amazing, deep but with a 'shelf' around the edge that makes it perfect for less confident swimmers. We loved it and had a wonderful introduction to Umbria and this locality. Thank you!

Summary: We had a wonderful week at Villa Gianfranco. The house was very charming, with a fantastic view! The pool was clean, and the pool-area was amazing. We were provided with detailed maps, so the house was easy to find. Arrival time was flexible. The owner gave us tips about local shopping, and restaurants. We will especially recommend the local supermarket in Moricone (only 5 minutes by car). They had very good local food. And the restaurant Grano e Sale in Narni (15 minutes by car) was absolutely fantastic. We got a lot of information from Home Away, and og course from Mr. Gianfranco himself. Great service! We do consider coming back here another year.

Summary: We (4 families, with 8 adults and 7 children ranging from 6 months to 7 years) spent a lovely week in July at this house. We really enjoyed the quiteness, surroundings and the offerings of the house (many hours were spent by the pool area). The owner is a superb person to deal with and has always responded to any queries on a timely manner.

Summary: We spent a very joyful two weeks in this beautiful house with pool in a wonderful setting between olives and vines. If you keep to the arrival instructions given beforehand the house is easy to find. The owner, who speaks fluent German, gave us a very warm welcome and was most helpful in providing us with special recommendations for tours, visits & restaurants. Don't miss out on asking him for his olive oil & Sara's restaurant !! We were a group of, at times, 15 people, incl. children + dog and the house offered enough space/rooms and everything needed for all of us. It is beautifully furnished with antique furniture and the main patio has large enough tables to offer seating for everyone. The grounds are very nice and well-kept; the indoors are older but clean and well-looked after. Shops & Supermarkets are best to be found in Narni Scalo (abt. 30 min drive). Cities as Narni, Spoleto, Orvieto, Amelia and a nightly visit to the waterfalls (Cascate delle Marmore) are definitely worth a visit and all easily reachable within 30-60 min. For a visit to Rome we took the train from Orte which was easy and comfortable. To be on the safe side a min. of 45 minutes for parking & ticket buying should be calculated. We would definitely recommend staying in this relaxing place and hope to return ourselves.
