La Dimora del Conicchio, recently restored, enjoys a privileged panoramic position, among vineyards, olive groves and Mediterranean scrub. It is an oasis of quiet and relaxation, where you will feel enveloped by the typical Tuscan atmosphere, welcoming and genuine. It is the ideal place to spend holidays dedicated to wellness, sport and culture and where you can also enjoy the products and flavors of the Tuscan food and wine tradition.
The interiors, with attention to detail and personalized furnishings, share a sober and refined taste. La Dimora del Conicchio is distributed on 2 levels. On the ground floor there are: entrance hall, kitchen, living room, veranda, a service area, 2 bedrooms and 2 bathrooms. On the first floor there are: hallway, 3 bedrooms, 1 terrace and 2 bathrooms.
Once you have entered and passed the entrance, you can access the large living room (about 50 square meters), the kitchen (about 30 square meters) and a service room where the boiler, washing machine and sink are housed.
The living room has a ceiling with chestnut beams and has 2 seating areas and a large fireplace.
The kitchen has a long table for 10/12 people and another fireplace.
The kitchen leads to the charming veranda (about 60 square meters), characterized by a warm and enveloping atmosphere.
Also from the entrance, past a connecting glass door, you enter the stairwell and a small hallway where a bathroom and 2 bedrooms ('friendship room' and 'chamber of virtues') face. The 'chamber of virtues' has an en-suite bathroom (green bathroom). The 'friendship room' and the relative bathroom (yellow bathroom) are adjacent.
In the hallway of the first floor overlook a bathroom (heavenly bathroom) and 3 bedrooms ('dream room', 'room of the stars' and 'chamber of secrets').
The room of the stars has an en-suite bathroom (ecru bath) and a delightful terrace on the level.
La Dimora is surrounded by a garden, adequately equipped for guests.
On one side of the house, on the entrance side, we find the panoramic terrace. Beautiful to live at all hours of the day, from the morning for a cheerful breakfast, in the evening for a romantic dinner under the stars.
On the side of the house facing the pool there is a pleasant gazebo with sofa and comfortable armchairs for pleasant moments of relaxation and conversation.
The infinity pool is surrounded by an olive grove and offers the possibility of enjoying romantic and unforgettable sunsets over the Tuscan hills. It is equipped with a trampoline, a steel ladder and a Roman staircase. The dimensions are 6 m x 12 m while the depth is 1 meter for about half the area and gradually reaches the maximum depth of 2.80 meters in the diving area. By the pool there are comfortable sun beds and a shower.
The welcome guests can use, always free, a multipurpose field of tennis and soccer. Possibility to take private tennis lessons on site by qualified instructors (for a fee).

Summary: What can I say ? Dimora del Conicchio was exactly what we’d hoped for. A dream villa for our family of 5 including 2 teenagers and an 8 year old. This property truly offers something for everyone, whether it’s relaxing in the tranquil grounds, cooking a family meal on the traditional Tuscan BBQ or doing something more active like playing tennis or swimming in the beautiful swimming pool. We visited during a heatwave and so having so many different shady spots around the garden and of course the pool was very welcome. In the evening we enjoyed the charming décor of the house. At night the AC option was a real plus given the temperature while we visited and meant we slept really well. The location of the property is great, it’s just in land, set in beautiful countryside, but within 15mins there are fantastic food shops, restaurants and the local beach which we loved visiting for an early morning swim and a coffee at one of the cafes. Also recommended is a trip to Monteti winery. Stunning. To top it all off, the kindness, hospitality and helpfulness of hosts Loredana and Maurizio made the vacation extra special. They helped us with arrangements for a birthday celebration evening and all of their recommendations for places to eat or things to do were spot on. 10/10 - We will most definitely be coming back !

Summary: Excellent property and charming hosts. Well kept, furnished and appointed. The spots where to rest and farniente are well decorated and the ground is expansive with lots of old trees and flower beds. The interior and the rooms are beautifully arranged and equipped with unfailing air conditioning. The pool and tennis court are beyond expectations. We recommend highly without any reservation.

Summary: This is simply a wonderful property, owned and managed by two wonderful people - Loredana and Maurizio. Of all the properties at which we have stayed as a family, this must surely be our favourite, as there is nothing it lacks and so much it has to offer, from multiple tranquil outdoor seating areas to an oasis-like pool, to great sports facilities. The house itself is also beautifully renovated and decorated with all modern conveniences but with a rustic Tuscan farmhouse ‘feel’. Add to this the delights of the surrounding area and you have a truly remarkable property in an incomparable location. We cannot recommend it more highly!

Summary: Just got back - we stayed in mid-September which is probably ideal as not too hot We have stayed at several villas in Tuscany before, but this one is by far the best ! Very friendly host with excellent communication before and during our trip Facilities are amazing, highlights for activities included a super clear large infinity pool with both a shallow and deeper end, full size tennis court and table tennis table (with equipment provided) There was so much space for relaxing both inside and outside the property The property was very clean and well-maintained with lots of personal touches to enhance our stay We will definitely be coming back in the future !! Summary: We had the most wonderful stay at this absolute gem of a property. Loredana and Maurizios welcome was lovely. It was a hot, hot week, and the pool was always welcome, but having so many areas to find your own space was fantastic. The air-conditioning was very welcome, but the house remained cool. It is so well equipped inside and out. We definitely feel we have found a favourite place.

Summary: We have spent 2 weeks with our family on this beautiful spot in the heart of Italy - wild Tuscany, enjoying the great space, the beautiful garden, olive trees, swimming pool, tennis court and various terraces one for each time of the day. We love cooking and dining, the barbecue is great and also the many exclusive restaurants in the region, on walking distance at the neighbors agriturismo, but also the fish restaurants in Porto Stefano. Also a wine tasting is great to experience the culture in this part of Tuscany. The snorkling tours from Porto Ercole are great, we visited spots only reachable by boat, enjoying the beautiful sea world. A special thanks to our hosts Loredana and Maurizio who created this beautiful house and looked after us very well. All double bedrooms with bathroom are equipped well and are airconditioned, which is sometimes necessary for a good sleep, it is quite hot in july august. Arrivederci a Capalbio!
