2 Bedroom House in Fountain Hills

Fabulous views from 3 decks, the airy upscale condo has two bedrooms and a den, 1590 sq ft, quality furnishings, fully equipped kitchen and a small Weber propane BBQ. So comfortable for two couples with bedrooms on opposite ends. Exquisite heated pool with a fabulous view is 300' away! Den has comfy couch and tv. The desk is in its own perfect spot just off the kitchen. There are tv’s in 3 rooms, super fast Wifi, CoxTV. Ask me more info about 21 day stay.
It is light and open and is on the second floor which provides exceptional views and quiet vistas. The master bedroom is spacious and opens onto the north facing deck overlooking the desert open space and the McDowell Mountains in the background. The living room also opens to this deck and includes a fireplace for chilly winter nights. The den is open to the dining and living area and is great for watching television or reading a book. The kitchen was upgraded in style with quality appliances and granite counters. The washer and dryer is in a closet off the kitchen which also has an eating area. The deck off of this area faces Red Mountain and more desert open spaces and has an outdoor table and umbrella that seats 6.
A single car garage may be provided.
The whole condo is available, along with the views, at no extra charge. The pool and mailbox are available with a key, subject to pool rules. The single car garage is available and won't fit larger vehicles like a Suburban.
I live in Montana, so our contact most often is by phone. Access to condo is with a Schlage deadbolt with security code. Helpful hints will be in the condo together with passwords, restaurant information. We are spending more time in AZ and may be around should you need assistance.
The open space and views in all directions. And one can walk about one mile to the lake, fountain and other FH businesses. Also the golf courses around Fountain Hills are fantastic I am told. The WeKoPah Casino is 5 minutes away or a quiet drive to Rio Verde and one can be fishing or seeing wild horses only 15 minutes away!
No busses, but Lyft or Uber drivers are available and a local taxi service that folks highly respect. This is a safe area for walking and riding bicycles.
If you happen to be traveling with a dog, there is a fabulous dog park with separate fenced areas for small and large dogs. Dogs love it and its fun for us too! We all seem to know the dog's names more than the owner's at times.
A guest registration form is required along with a $25 HOA fee to be filled out in case of emergency and forwarded to HOA.
A pet fee of $110 is required for all non-service animal dogs. More than one dog may be additional.
Short term rental agreement is required for rentals over one month. A higher damage deposit may be required for longer stays and for folks with no reviews.
Rentals under 30 days pay a transient bed tax of over 14% and is included in the fees paid to Airbnb. Over 30 days is just 1.6% for residential rental tax which goes to Fountain Hills.

-Obey pool rules as outlined in the condominium information in the unit.
-Take shoes off at door. New frieze carpet was installed in fall of 2022.
-Clean up after yourself when preparing to check out, i.e. Dishes, grease on stove, empty garbage, leave keys and garage door opener on counter. Don't forget to take your charging cords and other personal items, check the dryer for clothing.
-Additional registration required for homeowner's association that involves registering vehicle and providing contact information, acknowledging rules of the pool area and complex.
-Owner requests that guest advise if you have a service dog.
-Quiet hours after 10 pm please.
-Please text me when you depart at the end of your stay.

Summary: Loved staying here. Beautiful views from all 3 balconies. Well stocked kitchen and supplies. Pool was heated. Nice hot tub. Very friendly people at the pool. Good communications with the owner.

Summary: Although traveling for work. I felt as if I was on a beautiful relaxing vacation. The propety was clean, comfortable and stocked with absolutely everything, including breathtaking views of the most gorgeous mountains. Summary: Overall, we really enjoyed our stay. The condo was spacious and comfortable, and had everything we needed, including spices and cooking oil. We would stay again. There are a few things that are good to just note, in case they matter to you. Fountain Hills is great, but best if you just want to relax and not DO a heck of a lot. It seems to be about 30 minutes from everything we wanted to do. It wasn't a big deal to us, but it's good to know. The pool isn't big or deep, but it's wonderfully warm, and well kept, and the hot tub is great! The views from the condo (TWO inside-access balconies AND a large front patio/balcony) and pool are amazing, by the way! The one real frustration I had with the condo-- which was very minor--was the light switches! There are so many! Lol Some are lights, some are fans, some are outlets. We never figured a few out at all. Also, the unit has tile floor throughout, save for bedrooms and living spaces. It is COLD! Absolutely wonderful in summer, no doubt. For me, and it being winter, I was thankful to have slippers. Vicky did a great job keeping in touch and answering questions. The person who normally would come and make sure everything is good to go was sick, and unable to set things up, so we needed a bit more communication than is probably typical, and she was quick to respond, even though it was on the late side when we arrived. So yes, great host, great place!

Summary: We loved our stay at this condo in Mirage Heights. Within minutes of our arrival, the host greeted us with flowers and fresh fruit. If we had a need or concern during our stay, Vicky was quick to respond and most gracious. The Condo itself was well equipped and met all our needs. The patios and views were one of our favorite things about this unit. We also loved the location, walking distance to the fountain and close to the dog park. We would highly recommend this condo and host but hope it doesn't get too booked as we would like to stay again!
