Negative: The location is great but I was not expecting such a massive car park between the accommodation and the promenade.

Positive: Easy parking is available at the car park opposite with a digital permit, which expires at 1pm on day of check-out & is organised by the hosts. Upon arrival we were warmly welcomed by Rich. My request for an earlier check-in was agreed & I received a text on the day letting me know our room was ready. We booked our stay to celebrate a birthday and anniversary, which I mentioned when booking. A box of chocolates & a card with a lovely personal message from Rich and Mark was waiting in our room. We really appreciated this gesture. The property is beautifully decorated, clean & well-maintained. Our room boasted two comfy arm chairs by the window with a small side table to perch our drinks on. A smart TV in the room for us to login in to various streaming channels is a bonus, especially when staying out of season. Just remember to log out when checking out. We were able to choose what time we wanted breakfast served (from 7-9am) and opted to eat in the guest lounge as opposed to our room. The leisurely continental breakfast is served in the bright and comfortable dual aspect guest lounge. Take-away meals can also be eaten here with crockery & cutlery provided by the hosts. Wine glasses are also available Nothing seems to be too much trouble for both Rich and Mark. We were offered local restaurant recommendations; although most were closed for dinner due to being off-season and advice on areas to visit. We felt like we were visiting friends rather than staying at a guest house, making our stay much nicer. East Beach Guest House is situated perfectly for walks along the promenade for meals at either The Beach or East Beach Cafe. We enjoyed a superb lunch at the former. The area directly opposite is currently being developed into more leisure facilities for locals and tourists. It's clear a lot of thought has gone into this guest house. We'll definitely be back for a short break.
Negative: The continental breakfast offered is very good. As a diabetic, however, a high-carbohydrate breakfast would not be suitable for me for more than 2 days. I also prefer to stay in the guest house for a leisurely breakfast rather than have to rush out to one of the local restaurants. Whilst it may not be feasible nor the hosts' preference to offer a cooked breakfast, it would be great if East Beach Guest House offered a savoury & more nutrient-dense alternative. This could be an option to select when booking a room with breakfast. Some ideas for a cold, savoury breakfast are smoked salmon & cream cheese bagel, avocado & smoked salmon on sourdough, a wrap with smashed avocado, black beans, spinach & salsa, charcuterie & cheese board with warm baguette or a Mediterranean vegan mezze-style platter.
Summary: A perfectly comfortable & leisurely stay to relax. Already been recommended to friends.

Positive: Wonderful accommodation, clean and comfy. Extremely friendly hosts, delicious breakfast. Dog friendly is an understatement ( of course as long as your dog is a good doggo as I hope our Cody was :)). Will definitely come again if we return to Littlehampton.
