Set within 1,300 acres of private land, this Fabulous 6BR – 5 ½ BA country home is strategically located in the Valdichiana valley, just a short distance away from the Medieval village of Lucignano and several other magnificent towns in southern Tuscany.

About the property
The home is a renovated water mill situated within a large estate of 560 hectares (1,300 acres), which are currently strictly farmed according to organic methods. The farming is dedicated to the production of sunflowers, extra virgin olive oil & wine and to the raising of the local white-horned cattle for the production of organic “chianina” beef.
About 100 hectares of this extensive property are dedicated to agriculture, while the rest boasts the typical Mediterranean vegetation as well as several oak woodlands, where the white cattle can roam free and wild animals such as deers, wild boars, pheasants & foxes can be spotted.
The home is purposely situated south of the estate near the river Vescina and its name “Il Mulino” (the mill) originates from its ancient use as a water mill to grind wheat. The two long stonewalls, that were originally built to channel the water from the river to the mill, now form the enclosure for the recently built swimming pool.
Quite sophisticated engineering was required at the time to channel the water to the mill and when walking the lower valley (one of the many beautiful trails around the property), it is still possible to see parts of it.
After a complete renovation phase that lasted several years, where all of the original charm and architectural features were strictly maintained, the interiors of the mill have recently been meticulously upgraded to high-end, modern standards.
The thorough attention to details, from the careful selection of the materials used to the exquisitely appointed furniture and art pieces, has contributed into creating a truly unique space that perfectly blends with the building’s original structure.

Location details
The property is ideally located only about 2.8 miles away from Lucignano, a wonderful Medieval hilltop village famous for its elliptic walls and about 14 miles from Arezzo, one of Tuscany’s most important towns.
Some of Italy’s most famous and beautiful destinations, such as Siena (approx. 30 miles), Florence (53 miles) and Cortona (25 miles) can all be easily reached by car or by train. The beautiful Val D’Orcia, with its ancient villages (such as Pienza, 19 miles), wine paths and natural hot springs (Bagno Vignoni, 27 miles) develops west and south-west from the property. Rapolano Terme, with its renowned hot springs, lies only 13 miles west.
Arezzo is the nearest main train station, with frequent trains connecting to Florence (abt. 50 min. trip) and Rome (abt. 1-hour trip). Quite a few trains leave every day also from Sinalunga (8 miles from the property) to Florence.
Montepulciano (14 miles) and Montalcino (28 miles), known for their wine as well as their architectural & cultural life are both within easy reach and not to be missed..
Other fabulous nearby villages to explore such as Monte San Savino, Sinalunga, Castiglion Fiorentin and Foiano are all located within a few miles.
Very interesting art cities in the Umbria region such as Orvieto, Todi, Assisi can all be easily reached within less than an hour by car.

The mill spreads over 2 main floors and a tower, for a total of 6 bedrooms and 5 ½ bathrooms, and can comfortably accommodate up to 10 guests.

Lucignano (2.8 miles from the estate): Considered one of Tuscany’s historical gems, this village is an extraordinary example of medieval town planning, with its elliptical concentric walls, which have remained intact over the centuries. Here you will find grocery stores, cafés, newsstands, banks and a few great typical restaurant/trattorias.
Surrounding villages, such as Monte San Savino (2.6 miles), Foiano (6 miles), Sinalunga (8 miles) and Castiglion Fiorentino (12 miles) all share an intact medieval identity and represent a perfect example of a typical hilltop Tuscan village.
Arezzo (14 miles away): an extraordinary city of art renowned for its goldsmiths and antiques traders. The old town is home to valuable monuments including the imposing Medici Fortress, the Cathedral, the Diocesan Museum and the Basilica of San Domenico. The heart of the city is Piazza Grande, surrounded by buildings of various periods and styles - among them, the Medieval towers and the Renaissance style Loggiato Vasariano. Not to be missed is their Antique market every first weekend of the month.

A visit to the beautiful Santa Margherita Sanctuary, patron of the city, and to the Girifalco Fortress should not be missed. Both are on the highest point on the hill and are easy to reach after a short, uphill walk.
Wine Paths: Great red wines are made in this area of Tuscany, Montepulciano and Montalcino are a must go for wine lovers. Montepulciano is only about 14 miles away and is distinguished from the many other historic “borgo” in Tuscany for its unique “underground” cantinas. Montalcino (28 miles), already well-known for its fine red wines during the 15th century, has been made incredibly rich and famous by its Brunello wine, one of the world's best and most appreciated Italian wines.
Thermal baths: The region also offers some of Italy’s finest thermal baths, such as the ones in Bagno Vignoni, Bagni di San Filippo, or Chianciano Terme. Closest are the famous hot springs of Rapolano Terme (13 miles from the mill).
Fashion Outlets: Just minutes by car from the villa is the Valdichiana Outlet Village (5.9 miles). Fashion addicts can also visit the famous “Prada factory outlet” or “the Mall”, which lie on to road to Florence, about 30-35 minutes away.

Summary: Sympathetically restored, generously appointed and centrally located, this villa was the jumping off spot for our nine member family August exploration of Tuscany. Summary: The pictures don’t do it justice. We loved our stay, the peace it brought, the surrounding beauty of the huge estate, the thought into the decor and room comfort was wonderful. Lots of evening walks, wine and charcuterie on the patio, and time to enjoy family. The pool is huge and wonderful on hot days. We loved every second of our stay. The grounds and house are well kept and the family caretakers do a great job making you feel welcome with wine, jams, local produce and fresh flowers from the estate. Also the do have services for grocery delivery- I would recommend that, it would have been much easier although we enjoyed learning the local shopping. Surrounding restaurants are sooooo good!!!

Summary: We loved our stay at Il Mulino, look forward to returning and highly recommend the property. The team is extremely professional and helpful, available at all times to make sure we had everything we needed. The home is unique and authentic and thoughtfully designed, completely comfortable for our family of 6 adults. We explored the nearby towns and had a wonderful cooking class on the property. This was an ideal home base for our week in Tuscany!

Summary: This beautiful home lived up to all of our expectations for a farmhouse in Tuscany. The home was both beautiful and comfortable. The setting in a wooded pastureland was breathtaking. On arrival the owners provided a beautiful bounty of summer fruits and vegetables from the farm as well as several bottles of the wine they make--which was quite good. We also toured the farm one morning with the farm manager Paolo which was fun and educational. I have to add that we experienced a medical situation that our liaison Vanda helped us navigate with great care and attendance. One drawback that I never saw noted in any of the reviews was that when we were there in mid-September, there were a lot of flies and mosquitos, that made it difficult to stay outside for long periods of time without lots of insect repellent. Other than that a delightful and beautiful stay.

Summary: Everything about our stay at the villa was perfect. The grounds and pool were beautiful. The house had all of the necessary amenities. The location was great. Christina cooked us an amazing dinner and the entire staff could not had been any nicer. You are so close to two amazing towns. I highly recommend Le Bindi if you want an unique Tuscan dining experience and the local butcher in Lucignano is a must if you plan on cooking in one night. If you are really adventurous you must do the the electric bike tour through the vineyards with Urban Bikery. It was everything that I ever imagined staying in a villa in Tuscany would be like. Can’t wait to go back!

Summary: We were four family couples who had been to Rome, Florence & Venus 4 yrs. ago. We loved the Tuscan region so much we booked this villa for a week. This Villa was everything and more. If your looking for tranquility in a location where you could get to Siena, Greve and many other wonderful cities this is your pick. The Villa was spotless & everything was thought of when it was renovated and stocked. The staff were professional, helpful and offered great tips on restaurants and more. There was more room than you will ever need and you could be on your own in several areas of the home. The patio area was so serene & quaint we spent a great deal of time there. The pool, 50ft. long!!! The closet village of Lucignano ( 3 miles) had everything you could want ( good restaurants, gelato, cafe, small but well stocked grocery store, butchers shops & more. You must give this Villa a very serious look. Worth every penny. Fabulous!

Summary: Our family of ten visited Il Molino this summer for five days and we wish we could have stayed longer. I am not sure I can't put in writing all the great things this property offers. The place was spotless and the rooms were big and charming. Plenty space for our family to gather and relax at the end of the day. After a long and busy day visiting some of the towns and cities around the region it was great to come back to Il Molino to unwind and be together while having a glass of wine. For the kids it was great to come to a place where they could jump in the pool and run around the fields playing games and having fun. If you are looking for a true Tuscany experience, this place is for you. You will fall in love with the views, the wine, the food and more than anything the people. Everyone at Il Molino made us feel so comfortable that at the end of the trip I felt like I was leaving my home and part of my family behind. Cristiana and Jenifer were fantastic! So warm, so sweet and always with a smile. They cooked for us one of the nights and it was the best meal we had during our two week stay in Italy. They also gave our kids a cooking lesson that was not only fun but also delicious. The kids are still talking about it. I could go on and on about our experience at Il Molino, but it is something you have to experience yourself. If you want to find a place that will make you want to come back every year, this is the place. You will not regret it! Thank you to Cristiana, Jenifer and everyone at Il Molino for making our visit to Tuscany one that we will never forget.

Summary: I spent a wonderful 5 1/2 weeks at Il Mulino from May 22,8 - June 30,8. I had, in my mind, what I was looking for-authentic-location - privacy-near a small town-pool-air conditioning- # of bedrooms - near trains etc) Il Mulino fit all and far exceeded my expectations. I was staying the entire 5 1/2 weeks. My husband was there for the first 12 days & the last 15 days - going back to NY in the middle. Family & friends would join us at different times. We had days when it was just the 2 of us & days we had up to 7. From us & our friends(in our 50's) to our 4 children & their friends(in their 20's) to our family with a 1 year old & 4 year old - Il Mulino worked for all of us. Upon our arrival we were greeted by 5 of the wonderful staff of Il Mulino - they even retrieved us from the road when we lost our way. The house is absolutely lovely - it is authentic - charming - comfortable. Everything I wanted & more! I felt right at home as I settled in for a long stay. Il Mulino was our home & from here we had a variety of plans depending on our guests at the time. Il Mulino is a beautiful private sanctuary. You can spend the days touring & visiting some of the most beautiful towns in Tuscany & Umbria or relaxing & enjoying the property & beautiful pool. The staff at Il Mulino was the element I could not have imagined. No detail is spared. The staff is available to help in any way to make sure whatever you might need is taken care of. Our car broke down on day 2 - Hewelin to the rescue - we could not have navigated this without her. On one of our last days now with a flat tire over 1 hour away- Hewelin got us help within 10 minutes. Make sure to have at least one dinner(or more) prepared by Christiana. Her food is outstanding! She is warm, friendly & just lovely. We also enjoyed a great family cooking class with her & Jennifer. We made homemade pasta & pesto - delicious & fun. Another highlight was a tour of the property with Michele & Vanda followed by a picnic (again from Christiana) by the lake in a wonderful tree-house type structure. We spent hours relaxing & enjoying a beautiful setting. Each day the villa was cleaned while we were out. The grounds were beautifully tended to. While all the traveling and towns were wonderful some of our best moments were sitting outside enjoying food & wine. Vannozza & Aldo - thank you for your warmth & hospitality. Our time at Il Mulino was truly special. The villa and staff are very special!

Summary: We spent a week at Il Mulino (June 24th - July 1st) in the middle of our Italian holiday this summer. We were two couples celebrating our anniversaries with our first trip to Italy. We started in Ischia for a few days, then a week at this fantastic Il Mulino villa, then finished in Venice. We loved everything about Italy, but the highlight of the trip was our unforgettable time at Il Mulino! Beginning with our welcome to the villa, where we were warmly greeted by Hewelin, Cristiana and Michele, to the day we had to say goodbye to Il Mulino, the staff were so friendly and helpful. The staff and the awesome care they gave us was unexpected, and completely exceeded our expectations. Too many details to list them all, but I'll mention a few here: - First and foremost, don't stay at Il Mulino without enjoying a meal cooked by Cristiana and learning some Italian cooking from her in a "class" she will give in the villa. Cristiana is delightful, funny and a very skilled chef. She made us dinner the first night we arrived and it set the tone for the entire week. It was outstanding. Later in the week we scheduled a cooking class with Cristiana that was one of the highlights of the whole trip. We learned to make handmade ravioli from scratch, with ricotta and spinach from her garden. We also made veal stuffed with sheep's cheese and prosciutto, topped with fresh sage. And a (very!) fresh salad from the garden and great wine from the owner's vineyard. The food was great but Cristiana was better - and she took care of us the entire stay. -Hewelin was a gracious host and attended to us the entire week, helping to schedule things or giving us advice as needed. She seemed to genuinely want us to have a fantastic time and we certainly did with her assistance. -Each day the villa was cleaned while we were away. In addition, the villa has what we called a "magic wine rack" that was stocked with excellent wine from the estate. Each day we would drink a bottle or two (OK, maybe three), and the next day new bottles would appear in the rack when we returned to Il Mulino! The wine is not “free”, but it is reasonably priced. We really want one of these "magic wine racks" in our homes back in Texas, but I don't think they work the same outside of Il Mulino. (But we are having some of the wine send to us back home to try!) Out of space, so I'll close by saying that Il Mulino is one of those amazing, beautiful and special places in the world that should not be missed.
