This large 6 bed & 5.5 bath pool villa is very well upgraded to accommodate a large family, or even two, in comfort. The open floorplan and easy access to your private pool and patio area, is proven to be attractive features for many guests. There are flat screen TVs in both the living room and all the bedrooms of this home. The kitchen has exclusive cabinetry, with stainless steel appliances and granite countertops. This villa has recently been upgraded with a new and large living room sofa and the game room has also been updated. An upstairs loft area includes a big size flat screen TV and comfortable seating. The outside patio area has a nice pool with a spa and partly covered patio dining area. Cypress Pointe is a gated community for that added security. This home will accommodate up to 12 guests in comfort and style.

Check in time is 4PM or after - Check out time is 10AM or before
At the time, due to prolonged cleaning times we do not accommodate early check in or late check out times.
All homes are stricly non smoking inside and a $350 fee will apply, if our cleaners detect smoking odor in the home.
No big parties or events allowed in any home. No loud outside noise after 10PM in any homes.
First night of Essentials provided, after that the guest are to cater their own. A list of what is included will be provided prior to arrival.
Stroller, high Chair and/or Pack'n'Play+ Grills. These items can be rented through various vendors, and we will provide a few rental company recommendations.
Pool warming is not included and requires an extra nightly standard fee of $35+tax per night. It is recommended between November- May.
We urge guests to add this feature as soon as they place a booking, to avoid any scheduling issues. We turn the pool heaters on the day prior to arrival. There is a 4 night minimum for pool heat charge. An extra call out fee of $25 applies if pool warming is added on the day of, or after arrival.
Facts about pool/spa warming. It takes up to 24 hours for pool to reach set temperature. Pool heaters keep a pool temperature between 83-87 fahrenheit. Pools and spas keep the same temperature as water circulates between them. Pool systems are set on timers so they run from morning to afternoon/evening. Therefore it will be some cooling of during night time when temperature drops. FMH is not responsible for any refunds on freezing winter days (50s and 60s outside temps) which causes lower than normal pool temperatures. Guests are not allowed to tamper with any pool equipment during their stay, this must be handled by a licensed pool professional.
Some homes may have an added secutiry camera or ring door bell facing the driveway/entry of the home for security purposes.

Summary: I have never left a negative review but this needed to happen. Many communications were slow with Fredrick. Needs to update his system with the VRBO systems - Payments didn’t update on line. Was unpleasantly surprised with the filthy, stained carpets, stained-dirty walls throughout the house. The tip over point for us was when we found dirty/stained linens in most rooms, including comforters. No towels were distributed in the 6 bathrooms, they were found in the dryer and on a shelf in the laundry closet. Easy fix but should have been distributed. Even the entertainment room was dirty - cake on the pool table and on the floor. For a house that accommodates 12 people there were only 6 towels for the pool. (Taken care of the next day). Also the dining room table was missing a chair! The bar stools were too short for the bar, but too high for the table. We had 7 people (several children). We made it work. Also kitchen was not inventoried well with pans or bowls. The next disappointment found on the first day was a security issue - the sliding glass door could not be locked. Also closet door off the track and broken - couldn’t be used. On a positive note, the next day after we cleaned as best we could, Gabriel, Andrew and Jose came out and fixed many of issues and were very professional. Want to note a few positives - very nice layout of the home - kitchen, dining room and living room were clean. Sufficiently stocked with household supplies. Pool and patio were clean! Nice neighborhood. Bottom line: Paid too much for the condition of this home. Home needs new flooring, basic cleaning, painting and repairs. Have rented several other homes and always very happy. Extremely disappointed with the start of this vacation.

Summary: We enjoyed the home we rented for our Christmas 2019 Trip, the home was as described on Vrbo, however in the game room items were broken and useless, therefore the kids could not utilize that room for anything useful. We did enjoy the pool & hot tub that was definitely a plus since the game room was useless. The house was carpeted and it desperately needed vacuum there was visible hair, lint small particles all over the carpet. We walked around with socks or shoes on the entire stay) The bathrooms all 5 had some type of black substances around the molding of the tubs & showers and the floors of the bathrooms we’re not clean either. We had to buy some Lysol bathroom cleaner to clean all the bathrooms to feel comfortable taking showers. Kitchen was well stock with eating and cooking supplies. However we had no where to put our trash because the outside trash dumpster was full; so we had to store the trash in the garage/game room. The trash was not going to be picked up until Tuesday after we were gone. We bar-b-que one day but had to deep clean the charcoal grill it was very very nasty (we bought grill cleaner and soaked the rack in bleach- we probably should not have went through all that trouble but.....we did) Some good points: home was in a gated community, it was easy to find. Neighbor was great and the distance from the amusement parks was not a bad drive. Pool & hot tub.

Summary: Firstly the management company were extremely easy to deal with and always available when needed. The property itself very spacious and had a feature on the second floor where you can chill and relax, sort of like a second living room area, and this was greatly appreciated. The rooms were nice and spacious also however one thing I would have liked would have been access to more towels. We did find that one or two plug sockets didn’t work but once we contacted the management company they assured us they would send someone to have a look at it. All amenities were in working order so no problems there. The neighbourhood was also nice and quiet but also friendly when coming into contact with neighbours. Plenty of space for parking and the pool was always kept clean. All in all it was a lovely stay and I would recommend this property to anyone planning on a vacation to Orlando.
