Positive: Beds were comfy, cottage is very quirky love the suit of arms, good walks in the area. Hot tub and tennis court a bonus
Negative: Kitchen could have been better appointed with salad bowel, bread knife and sink plug. Lights in kitchen often flickered so had to turn them off lots which made it very dark.

Positive: The cottage was gorgeous, clean and cosy, and as expected. They had a Christmas tree and cute fairy lights which created a festive atmosphere and had kindly left a couple of streaming services signed in to the TV so we could watch stuff. The hot tub was superb and the grounds were at our disposal, although we didn't end up using them. Didn't have any run-ins with the hosts, and felt very at home and welcome to roam around. Even though the cottage is from the 14th century it has been modernised, with central heating and hot water always on, which was great as we had kids with us. Great to have a washer/dryer too. Excellent location, 15 min walk to a Co-op and Waitrose, and a lovely coffee shop, very near a train station and nice trails around. The village is super cute too and was wonderfully lit for Christmas. Good enough communication before arrival, although I had to follow up a couple of times for a few things. It was through an agent, who had to keep going back to the owner, which probably added a bit of a delay. But the agent was lovely and helpful. Great value for money for the amount of people and time of year - definitely a gem.
Negative: The only points for improvement would be to provide some additional kitchen supplies (utensils/pots/pans) would make cooking for many people / multiple dishes easier. Sharpening the knives would help too. There was no salt and pepper, although there were several other sauces. Having those and maybe a bit of oil would have been great. Coffee was running out too. In the information sheets it also said that there would be kindling for the fire in the utility room, but there wasn't any (we looked everywhere) which made lighting fires very difficult (but then again we didn't write them to ask for it during our stay, so that's ok us). So I think just keeping an eye for restocking between stays would do the trick. The mattress in the master bedroom is not very comfortable, and is on a downward slope. This could be fixed by moving the bed to the opposite wall so at least it's your head that's elevated. The others were fine. The wifi was a bit slow, and I did try to work for a couple of days, which proved difficult. The TV was lagging too. But these are minor things, and I would highly recommend a stay in this beautiful cottage regardless!

Positive: The location was wonderful at the end of a long lane. The cottage along with the owners house sit beautifully behind a set of gates. The cottage looks lovely with exposed beams throughout and the gardens are wonderful
Negative: The kitchen appliances I.e hob and oven and the cupboards are beginning to show their age. only one hob was working as we had no matches for the others. A number of the spotlights in the kitchen ( installed above the beams) were not working making the kitchen very dark in places, and inside cupboards. A mirror in the bedrooms would help as struggled to do hair and makeup getting ready to go to a wedding.

Positive: House was lovely in a great location, we had a really lovely time as a group
Negative: Pool was winterised, despite online check-in information stating that the heating was off (ie inferring that the pool was still accessible). Some of the bedding had what appeared to be blood stains. The mattress in one of the rooms was lopsided, leading to a poor nights sleep for those in there. Pots and pans were quite dirty and required deep cleaning before use. The gate also broke and left us stuck inside the property for an hour when we wanted to head out - whilst this is no one’s fault the contact on phone said “this happens a lot”, which begs the question why it hasn’t been fixed.
Summary: We had a great time and enjoyed staying in the house, some minor improvements could be made
