3 Bedroom House in Leakey

Welcome to Frio River Paradise. Our home is approximately 2000 sq. ft. and can accommodate 11 guests (13 if utilizing the queen air mattress located in the downstairs) It has undergone recent updates to include improved stairway with addition of a landing to access second floor, new exterior paint, fully fenced in yard for kids and dogs to play, a motorized gate at the highway, improved parking and all new bedding throughout the home. (Even if you have stayed with us before- you won’t believe the improvements.)
The home is a two story/ split level container home. The downstairs has a beautiful river view with direct patio access. It has a queen bed, a two twin bunk bed, and a queen air mattress. There is also a spacious bathroom with a shower/ tub configuration. Additionally you can enjoy the nice sitting area where you can read and relax while taking in the sights and sounds of the river.
The second level (main level) is where you will find an open floor plan with a spacious living room, fully stocked kitchen, laundry room and a magnificent river view. In addition there are two more bedrooms both with queen beds and two full bathrooms. The sofa in the living area makes out into a double bed with a memory foam mattress. (All linens and pillows for the fold out bed are located in the closet of the tan bedroom)
**PLEASE NOTE** This two story home has outdoor stairs required to access the main level. Please consider this if stairs are an issue for your mobility.
All three of the queen beds have been equipped with Purple brand mattresses for maximum comfort.
This home has two separate patios for your enjoyment. The downstairs patio is 900 covered sq. ft. and has everything you need to enjoy the river- large patio table with chairs, lounge chairs, large gas/ charcoal grill, huge outdoor fan, corn hole boards, fishing equipment, and a flat screen TV ready for streaming. The second floor patio is 300 sq. ft. of uncovered space to sit and enjoy the skies- day or night.
We have tried to anticipate most things you would need to fully relax and enjoy your vacation, and have included the following items for your use-
All linens/ towels/ toiletries/ cookware/ dinnerware/ utensils/ water toys/ kayaks and paddles/ grill/ fire pit by waters edge/ outdoor tv and many other things not listed.
The best part of this property is the unique cypress lined and shaded river bank. We own 150 ft. of river front access with a white sandy beach area. Under the cypress trees there is an additional dining table with chairs, Adirondack chairs, and two hammocks to fully immerse yourself in Mother Nature. The water depths here range from 6” of rocky bottom to a 6’ swimming hole. We are fortunate that the river is always flowing even during times of drought. Fishing is fantastic in the upper/ deeper part of the river. With kayaks it is possible to explore much of the river from our location without a pickup service.
Frio River Paradise is not your average vacation rental. We have taken great pride in trying to create a place you will want to come back to often. Please feel free to use any and all parts of the property, we just ask that you leave it as you found it. We truly hope you enjoy your stay.

Summary: We enjoyed our stay here. Beautiful property with everything needed for a good time. Nice water access, very comfortable inside, outside patio area was nice, with plenty of lighting, games, water toys, fishing supplies, seating, & bbq. The house was fully stocked. If you forget something, they probably have it, if not there are a few stores not too far away. There is a highway close by that is noisy, and neighbors close by, but it didn’t spoil our time here. Beautiful yard from back door all the way down to the water. Lots of shade by the river. Fenced front & backyard for the dog. The kids enjoyed playing football and wiffle ball in the open space. We didn’t use the downstairs quarters that is separate from the upstairs, but it was nice to have for downstairs restroom and fridge since we hung out downstairs most of our trip. If you want to do some hiking, I’d recommend one of the state parks not too far away. The kayaks were a total hit for us. We went as far as we could go in both directions. House was clean and no bugs for us. We went during a burn ban so we weren’t able to use the nice fire pit down by the river. That would have been a big hit, but I do think it would be nice to have a fire pit near the back patio since a lot of time is spent there. It may have also helped with the flying gnats. 5 stars. We enjoyed it here.

Summary: Location was great! We had the best time and were able to see beautiful fall foliage. Spent Thanksgiving with our family and the kids had an amazing time. Would love to be back in the summer. House was perfect for all.

Summary: Great House on the river. The house is well stocked with all you need to be more than comfortable. Tons of water toys, chairs, fishing rods, etc. You can leave everything at home and enjoy your friends and family here. In fact, the wifi went down while we were there and we hardly missed it. The owner was in immediate contact once I let me know about the issue and handle the best he could on a weekend. If I'm being honest it was one of the best things to happen while we were there. It made us all realize that we don't need our screens or wifi to enjoy the best places we are fortunate enough to visit. We could have stayed a whole week without wifi.

Summary: Perfectly relaxing! The container house is amazing and the covered porch overlooking the river is perfect. Large fenced in yard for the kids or your pups… park like setting al the way down to the river…. Well manicured and couldn’t imagine a better place for the family to enjoy playing in the water. We didn’t see a single person or dog on the river so very private and relaxing. We will definitely go back…

Summary: This place is absolutely beautiful. It has everything you need. Can’t think of 1 thing it didn’t have that I would have needed. I’m so use to taking things we normally need & aren’t provided. I can honestly say I didn’t ‘have’ to use any of it however I did since I brought it. The house was nice, the patio was huge & came equipped with everything: bbq pits, gas burners, etc. games, kayaks, floats, fishing equipment & more. The fenced in yard was a nice size & there was also a very large section outside the fence leading down to the river. THE RIVER! The river was absolutely my heaven on earth. There was a fire pit, table with chairs & cushions, a couple of lounge chairs & 2 hammock stands. The hammocks were kept in the downstairs room but they were very easy to handle & hang. I did take a low beach chair to sit in the river & I would still be there if I could 😊. I had my coffee sitting by the river every morning listening to nature & soaking in all of God’s beauty! It was definitely a 10/10! Now, the only hiccup we had, & I say hiccup cause I wasn’t upset about it at all😆 was we couldn’t get the WiFi to work & there is absolutely NO service at that location. The only reason I would have liked to have it was because we have 2 daughters & they brought 3 friends with us. It would have been nice to have been able to have constant contact with their parents in case of emergencies. It never came to that & we went to town to stay in contact! Next trip can’t come soon enough!

Summary: The property was beautiful, peaceful and well equipped. Great place to take an entire family including your dogs. The fenced in yard was perfect for the dogs to be 'free' and safe. The kitchen was well equipped and plenty of towels for bathing as well as river. Washer, dryer and all appliances were easy to use and very helpful. As a previous review indicated the air fresheners in the house were a bit overwhelming. We were able to unplug them all immediately and the air neutralized after a few hours. Kitchen can openers did not work very well. Cell service for our verizon phones did not work in the area - wifi was helpful. Overall great experience - definitely plan to re-book for future vacations.

Summary: This is the second time we go and we gotta say it’s our favorite getaway! Everything is in the back yard and you could just bum around all day and make long lasting memories! Fully stocked kitchen with paper towels pots pans towels… there’s an electric grill outside which makes for easy and quick cooking at one point we’re throwing daggers at the tree, making s’mores, kayaking, slipping down a wet slide and relaxing in the sun while the kids loved playing in the sand! Highly recommend!

Summary: Very quiet. Very peaceful. Would for sure book there again. Nice place for our dog to wonder around. River access is perfect and the Frio is always clear water. They provide a ton of toys for all ages to play. Highly recommend this place.

Summary: We came last year and enjoyed it so much we decided to come again this year. The property changed owners and the new owners were kind enough to allow us to keep our reservation even though I’m sure it was inconvenient for them. We love the access to the river and that it’s shallow but deepens as you go up or down stream. It’s really the perfect setup for parents with children. We plan to come every year.
