Negative: A privacy fence in the the area by the pool would be nice. Had my teenage daughters with me and I felt as if we were on display when we were in the pool area. It rained quite a bit while we were there and porch at the entrance flooded and stayed flooded for a while. As a result, the carpet out there stayed wet as well. Perhaps sometime of drainage holes in the cement would help.
Summary: All in all we had a great stay. Enjoyed the pool when it wasn't raining.

Positive: The entry was inviting and the layout was good and spacious. We liked the fully furnished kitchen, laundry area and pool. The living room furniture was comfortable.
Negative: Neighbor's big dog barked at us every time we went out on the patio. The pool didn't seem heated. With the location of the immovable living room furniture made the lovely fireplace invisible. The electronics, living room TV and computer were frustrating. We couldn't find local news and the computer would never allow me to login. My wife who is 5'4" said sitting on the bed was difficult and she was stuck in one position once she laid in the king bed. I, however, had no issue with the bed.

Positive: Home was in an excellent location less than 20 minutes from anything you could need on a vacation. Relatively close to the beach and many stores/eateries. Home was clean, well-kept, and everything worked as it was supposed to. No invasive visits from owner/housekeeping and the neighbors seemed ok, which made for a relaxing stress-free stay. This is a super cozy vacation spot for even medium/large sized families with plenty of space to spread out. Even with hurricane Debbie blowing in at the end of our stay, the house was nice and quiet- solid as a rock! Beds were spotless and super comfy. The wifi does in fact work just fine despite previous negative reviews stating otherwise. The Lanai and pool were a big hit with my older kids where they spent most of their time swimming. The biggest plus to our stay was the value. Most places at this level of cleanliness/comfort usually command prices 2-3 times higher. For a working class family traveling on a set budget, Hill House is THE place to stay. I'm reluctant to even say this out of fear that the owner will raise prices, but my grandparents who are natives to Brookville couldn't believe what a value the stay was when we all met up at the property for dinner. We will definitely be making Hill House our first choice for next year's vacation as long as the rates and fees stay competitive and reasonable like they are now. Overall, Hill House is a hidden gem and a great foundation for an excellent vacation that doesn't break the bank!
Negative: The only imperfections of our entire stay was the yard looked a little rough around the edges and there were two wads of blue gum on the concrete of the pool area. In all fairness I am confident it would have been addressed had I raised a concern, but it was really no big deal at all. Those are my only nitpicks on what was overall an excellent stay and value.

Negative: No privacy fence in the pool area. The pool area is visible for neighbors and adjacent road traffic. Neighbors are really close in proximity. The pool temperature was not comfortable. We didn’t want to call to have the temperature changed, we expected a comfortable water temperature as one of the main selling points of this property is the heated pool. We ran out of toilet paper, and there was no replacement rolls anywhere. Although we understand the cameras around the property are for safety reasons, they contribute the lack of a sense of privacy on this property. The picture next the spare bedroom bed is unsettling.
Summary: The stay was what you would expect from an Airbnb.
