2 Bedroom House in East Dereham, Norwich

Perfect for family gatherings.
- Kingfisher (sleeps 4 & cot), Nightingale (sleeps 4 & cot) and The Nest (sleeps 2) are brand new, adjoining, purpose built holiday cottages located in the heart of Norfolk. Rented together, they can accommodate up to 10 adults.
- Rural location on a small farm, 10 miles west of Norwich, 40 minutes from the Norfolk Broads and within an hour's drive of the North Norfolk Coast.
- Finished to a high standard, two pubs and a bus service in walking distance.
- Guest also have use of indoor heated swimming pool, air conditioned gym, Sauna & Steam Room, a wide range of fitness classes, and outdoor activities including squash and tennis, all just a 5 minute drive away
- Games Room and Laundry Room
-Award winning on site farm shop sells goats milk, cheese and other local produce including honey, eggs, ice cream and seasonal products.
- Onsite kitchen, open seven days a week, selling delicious food.
- Free wifi included
**Child friendly - high chairs, stair gates and cot available. Games room with Table Tennis, books and games. Fully fenced lawn area.
Meet the goats and cows in the next door paddock.
Inside Kingfisher and Nightingale: Entrance leads into large open plan kitchen (fridge freezer, microwave, dishwasher), dining (high chair available on request) and living area (TV), with patio doors leading outside. Separate downstairs WC.
Stairgate can be provided on request.
Both Kingfisher and Nightingale have two ensuite bedrooms upstairs, one king bed (with bath and shower ensuite), and one twin (with shower ensuite). All bedrooms have views over the lawn to the horse menage, and woods beyond.
A travel cot can be provided (please bring own bed linen for cot). Other bed linen, towels and hairdryer are provided.
The Nest is a first floor apartment (accessed via an internal flight of stairs) with open plan living (TV), dining and kitchen (dishwasher, microwave, fridge with freezer compartment). King size bedroom and spacious ensuite with a large, double ended bath and double shower enclosure.
All three properties are fully double glazed with electric heating and air conditioning.
Outside: Kingfisher and Nightingale have patio doors leading to private outdoor dining areas, each with a picnic bench and garden umbrella. Beyond the dining area is a fully fenced lawn area shared between the three properties.
Off road parking.
No smoking. No naked flames. Pets permitted in Kingfisher & Nightingale sorry not The Nest. £20 per pet. .

Summary: The cottage was very nice, spacious and clean. The fenced garden was great for our dog and son to play. The food in the Goat Shed cafe was very tasty. We will be coming back definitely!

Summary: Booked the Nightingale very last minute and was pleasantly surprised. A very quiet location on a working farm with it's own shop and cafe, our cottage was more than adequate for 2 adults and 2 children. Sam answered our questions promptly and everything was fully functioning within the cottage. A very enjoyable stay and would highly recommend.

Summary: The Nightingale Cottage is a lovely comfortable cottage fully equipped for a stay in a rural location but near enough to visit Norwich and an hour from Cromer. A bonus are the goodies in the on site farm shop and complimentary access the a local Gym/Pool/Spa - I would stay here again.

Summary: Peaceful and beautiful area. Accomodation large and clean. Onsite game room and laundry. Dishwashing materials supplied. Tennis courts, pool and gym about 5 min by car. Due to covid we could only play tennis . Only criticism would be that there was only one wine glass but we made do by using champagne flutes. Dog friendly with enclosed garden, shared by other cottages. Tiny dogs could crawl under the fencing. Lovely stay. Would return.

Summary: The cottage was very nice, the games room was adequate & the facilities at the hotel were vey good. What we weren't expecting and what is not shown in the photos were the caravans at the bottom and side of the garden. On site farm shop could be useful for bits & pieces such as milk, eggs etc.
