The house offers 3 bedrooms 2 1/2 bathrooms and is centrally located in the heart of Missoula in a quiet family friendly neighborhood. It is blocks away from the Bitterroot Trail that leads right to the Old Saw Mill District and the beautiful Downtown Missoula. You are minutes from the University of Montana, Fort Missoula, The Southgate Mall and other shopping/ dining establishments and many outdoor attractions.
This house is 2 stories, has a quant little front porch great for enjoying your morning coffee and a little back yard area great for yard games and outside play. You will have access to high speed WiFi, family games, pack n play and high chair (upon request), contactless check-in and check-out with keyless door entry.
The first floor offers an open concept that includes the living room, kitchen, dining room, 1/2 bath and laundry room. The kitchen is fully stocked with your everyday necessities needed for your stay. The living room has a comfy leather sectional couch with 2 reclining chairs. There is a 75” TV and sound bar with Roku so you can log into all your favorite streaming apps. The dining room offers a table that seats 6 but can be expanded to seat 8. You will have full access to a washer and dryer during your stay as well.
Upstairs you will find 3 bedrooms and 2 bathrooms. The master bedroom has a queen bed, 50" TV, walk in closet and en-suite bathroom with a double sink. The other 2 bedrooms have a queen bed, and a twin tri-fold memory foam mattress that can fit on the floor at the end of the bed. Twin mattress's are available upon request. There is also an additional full bathroom. A loft area is located at the top of the stairs which includes a large corner desk perfect for remote working.
Our home does have seasonal individual A/C units in each of the bedrooms upstairs as well as a larger one in the main floor living space. These will be set up and available mid June through the end of August depending upon outside temperature. Please reach out with any questions regarding the A/C units.
Home Truths:
1. Unfortunately, we do not allow pets. If undisclosed pets are brought into the home without approval you will be fined $500 per pet. You will also be responsible for any damage or extra cleaning required due to undisclosed pet.
2. Absolutely no parties, events or large gatherings unless authorized in writing ahead of time.
3. As part of our commitment to being good neighbors, quiet hours are 10pm-8am.
4. There will be a $35 fee charged per guest/per night for each additional guest that stays over and above what is listed on the reservation.
5. Home entrance is located in the alley.
6. 3 parking spaces available in front of the home and other parking available on the street.
7. Minimum booking age is 25. ID’s will be required upon booking for verification.
8. This is a smoke/vape free property.
9. You will be responsible for any missing items or damage to the rental property caused by you or your party during your stay.
10. This property does have outdoor only security cameras for our guests safety as well as for property protection. There is a ring doorbell on the front door, a camera located on each side of the house as well as the back yard.
11. You will not have access to the garage.

Summary: I can't say enough great things about this stay! The communication with the owner was outstanding—she went above and beyond to make our visit comfortable and stress-free. Providing a high chair for my infant was a game-changer, saving us from packing extra gear. The house itself was clean, cozy, and thoughtfully stocked with little touches like warm blankets at the foot of the beds and even Q-tips and floss picks in the bathrooms. The absolute highlight for me as a mom of two little ones was the toy bin upstairs. My kids were entertained for hours, which made our stay so much more enjoyable. Knowing that toys are already provided means I can pack lighter on our next trip—and we will definitely be back! This was such a wonderful, family-friendly rental. Summary: This house was perfect for our little family getaway! The host was very friendly and helpful. If you have kids it’s a great place, there are toys for the little ones and they also have a high chair and crib upon request! The house was very clean and super cute! Summary: The place was spotless. So clean that I'd let my mother stay here (she did: she was one of our group). Ridiculously quiet neighborhood that is close to everything - but not too close so as to have traffic noise. House is bigger than the photos let on - that couch is one of those monsters that can fit an entire rugby team comfortably. Beds were all comfy (even the extra hide-a-matress that we took advantage of was good). And a new bakery opened the down the street on our first day that is fabulous: The Grist. All brand new cookware and cutlery. Dishwasher, laundry washer & dryer. Everything you need and probably better than what you have in your own home! Next time we're in town, we know where we're staying!

Summary: Well executed Vrbo. Very clean and well maintained. Felt like home. Well appointed with towels bedding dishes etc. check in and check out instructions were clear and concise. everything you’d need. Location was decent. Everything in town is within ten minutes.
