Positive: We stayed two weeks and we can recommend everyone to stay a few days. There are two houses and all our neighbours, who stayed only one or two nights, regretted it. The beaches in the area are all incredible. Beside the hot water beach you can reach the Hahei Beach and Cathedral Cove easily The rooms are very comfortable with the big glass front to the beautiful garden. It is equipped with everything we needed to cook. We slept like babys. With the curtains the bedroom gets very dark and it is almost completely silent. You can only hear the waves softly.
Negative: The internet was very slow and even breaking up shortly sometimes.

Negative: It is difficult to control the temperature in the house. It is too hot without windows open, and there are too many bugs inside the house with windows open.

Positive: The location was great for the hot water beach. It has what we needed for any kind of cooking such as grill, dishes, tongs. However, there is no food in the area to buy for cooking. Lol. It's also relatively close to Catherdral cove. If you have a rental car it's only 12 min drive away. My wife and I were able to do the hot water beach in the morning and drive to do the 35-45 min hike in the next town for the Catherdral cove.
Negative: They need Air Conditioning. Leaving the windows open to cool off at night resulted in us getting too many Mosquito bites since screens are not a thing in NZ. Don't know how we missed that on the initial booking or we just assumed they would have A/C. If you are cooking there is nothing in the area so besite to bring it before you get into town. Or be prepared to drive 45 minutes in narrow winding roads. It should be be obvious but be ready for higher prices. They know it's a tourist destination so be ready for your dinning to be higher priced and small portions. This is understandable as the location is far from any large town and a taxing drive to get there.
Summary: It was great. It would have been perfect with Air Conditioning.

Positive: The layout and location are excellent. Despite being close to the beach, our unit was very private. Great shower. We had a lovely time.
Negative: As other reviewers noted, the comforter had a stain and the unit is a bit tired and could use a deep cleaning. While not spotless, it was reasonably clean. Despite these minor negatives, I rate the property a 10 out of 10 due to bonus marks for the spectacular location and fabulous layout. Also, the host kindly let us check in one hour early.
