Positive: The room and bath were a bit bigger than other business hotels. I liked the wide glass window for the view from the room. The hotel is old but well-maintained, especially the cleanliness of both the room and bath. I like it that the hotel gives a peaceful and restful feeling, and it is interesting that you can still find a lot of information printed and compiled in a folder, like it used to be. The room type was Comfort Single Room but the bed was large enough for a couple and very comfortable, with soft pillows to go with it. It could have been better to have a smaller bed and leave some space for luggage or a bedside table. The breakfast served on the 14th floor, with a nice view of the surroundings, inspired me to have one, which also presented a lot of choices for the palate. Some reviewers stated it is possible to see Mt. Fuji, but the clouds did not allow it this time. The hotel is conveniently located within a 5-minute walk to the train station and within a 3-minute walk to a convenience store and shops for dining, quick snacks/meals or shopping.
Negative: The hotel used to have a dining area or lounge but was closed during my stay. All of the tables beside the windows on the 14th floor were reserved for a group of tourists at breakfast. It would have been nice if they were available on a first come, first served basis, especially since most of the reserved tables were empty when I went to eat breakfast.

Positive: The lobby and waiting area is quite good; however the room is a different story. facilities are quite old with little design touch. Room space is quite small too. We booked a room for 3 persons, but it’s actually a room for two persons with a smaller single bed added into the spare area. Won’t recommend this hotel for 3 persons

Positive: Overall the room was great except the bathroom (see below). The bed was spacious and there was room to unpack. Location was excellent for Makuhari Messe. Staff were very courteous, friendly and helpful. The view from the breakfast room was great. Wifi was very good.
Negative: I didn't think the breakfast was that good, there was almost no fruit (a small bowl of grapes, some orange wedges and I think figs), unlike the advertising photos suggested. The bathroom in my room needed updating. Although everything worked, the toilet lid would not stay open on its own due to the position of the sink. This meant that whenever I was sitting on the toilet, the toilet lid was resting on my back, which is just gross. I didn't bother reporting to reception as I figured there's not much they can do. For the calibre of hotel, I felt these two things weren't quite good enough.
Summary: Good location for Makuhari Messe, otherwise felt it didn't quite live up to what I expected.

Positive: Room was great, location was excellent for Makuhari Messe. Breakfast was solid - a standard breakfast buffet, Japanese options were nice, otherwise it would have been a bit boring. Konbeni probably has more interesting options.
Negative: Had to get an iron from reception, but this seems like a pretty common thing in Japan.
