Positive: Location was central. Unpretentious. Individual style.
Negative: Property is being renovated with rooms and communal areas available on one level. Host was unobtainable to let us in - entry was done remotely with no direction to the first floor where the room was. Complimentary glass of wine was not available without asking. We were locked out on the balcony area and host did not respond to our dilemma. Ultimately we sought assistance from a passer by in the street for door to be unlocked. There was no indication that the use of air conditioning was an extra to be charged later.
Summary: Good location. Disappointing. Unfriendly and poorly run.

Positive: Super kind staff, great location from the city center + train station! I see that the owner had a good care on the place with love and proud. Great to stay in the place, might ask for another time when i visit Lucca again!

Positive: A very quirky clever spot. In the heart of Lucca, it is in a perfect location. Parking is an issue as it is placed at the perimeter of the city and you have to hike into the location. We got the studio suite which is a working photographic studio, brilliant. Lucca is such a magical place and this B& B makes it even better
Negative: Light switches were a bit confusing. Location is a bit tricky at first.

Positive: Great Location. Great staff/owner. They offer a fridge and a freezer to store our food and there is a dispenser of water. The minibar i think it is based on a honor system where you pay the price written on it.
Negative: In short, this facility is not an hotel, it is more of a B&B. So if you arrive out of hours or you want to collect luggage it can be complicated (I did not wanted to impose on the owner too). On the practical side our room had a window which faced the terrace where other guest can have breakfast (i.e. no privacy, noises both ways). Any movement i the bed resulted in terrible noise. No conventional bidet.
Summary: I would return, but for the same price I think I'd rather chose smthg more conventional
