Our little cottage offers all the amenities of being home while you're on vacation.
Our cottage offers four bedrooms, two full baths, fully stocked kitchen.
Large deck to beautiful panoramic lake views. Walk off the back deck and you're just
a few feet to the lake and our private dock. Our dock goes in by Mid April and removed in early October. Cast a line and enjoy the view. In the evening enjoy a lakeside fire at the outdoor fire pit. If the evenings are cool come inside and enjoy the double-sided gas fireplace in the main room. Just minutes away from many attractions, restaurants, retail, and local breweries and wineries. Southern Tier Brewery is just 4 miles away, a 3-minute car ride, or a 10-minute walk.
Included amenities indoor: heat, bedroom window AC, fans, indoor fireplace, full kitchen, four bedrooms two large couches (large enough to sleep on if necessary) two full bathrooms with some towels included. washer, dryer, stove/oven, refrigerator, microwave, kitchen dishware, and cooking pans, pots, and utensils, cable television, roku stick, DVD, VCR player (some movies included ) board games. Wi-Fi included.
Included outside: Private dock with swim ladder, docking for two boats with mooring posts, 3 kayaks with paddles and life jackets. We can fit everything from a small fishing boat to a large pontoon boat. Gas grill and charcoal grill/ smoker for cooking, two kayaks ( life-jackets & paddles included), covered deck with patio set, fire-pit, ample parking for cars, trucks, and a trailer or two, and finally...the most AWESOME PANORAMIC VIEW of the east side of the lake each day! We are a dog friendly cottage. We allow up to two dogs per stay for a fee for each dog. As the site will only let us put in a fee for the stay it is the fee for a full week. We will adjust the fee for shorter stays. We do require that all dogs are up to date on their shots as well as being up to date on flea and tick medication and ask that you provide that documentation. All dogs will be leashed at all times. Please respect this as our neighbors have dogs. This form will be attached to our rental agreement. We have placed a small garbage can outside the front porch for dog remains. When your dog does his/her business, you must immediately pick it up, bag it and put that bag into the small gray garbage can near the porch. NO INDIVIDUAL SMALL BAGS ARE TO BE PLACED INTO THE LARGE BLUE GARBAGE BINS. Upon your departure, just tie up the garbage bag and put that one bag into the blue bin for pick up on Wednesday-Thank you!
* We've completed phase 1 of our projects for the spring of 2018. We repaired & upgraded the front porch. Changing the way you enter our cottage to make access easier for our guests. We repaired and upgraded the lakeside deck, doubling its size. We also put in some landscape beds to give our cottage a nice lake feel. We added in some solar lights and have started our plantings.
** May of 2019 we've completed phase 2 of our projects. The larger of the two bathrooms have been completely renovated. We installed ceiling fans in each bedroom as well as the main sitting area. We also replaced ALL mattresses in the cottage. For our past guests, we renovated the Blue bedroom. As of early December 2020, all windows have been replaced as well as a new natural gas furnace that has been installed and will better heat the cottage for our fall and winter guests. Summer of 2020, we did install window air conditioners for each bedroom. Our Kayaks now rest on our fence off the ground freeing up green space and allowing our neighbor to cut more easily. We have also installed four (4) mooring posts to better secure your vessels while docked. We also installed two railings off the back deck. We are making very good progress updating our little cottage for our guests to enjoy their vacations and time away.
*** March of 2021, phase 3 begins. We replaced both tile entries and then replaced all the carpet in the main area and two remaining bedrooms. We painted the main cottage walls and ceiling. Also, we had the Amish over and threw on a new roof in two days, wow! Those boys work hard!. We also replaced all our sheets, pillows, and comforters. So nice.. We also decided to change all the interior doors to white 6 panel along with all-new base molding and door trim. We also got rid of those two older couches and purchased two new couches that we think work perfectly with the decor. We spruced up our mulch and exterior LED solar lights. As you can see, this has been a busy winter and spring for us!
**** Phase 4, Completed. Our final Phase in the Winter of 21/22, new kitchen. We have completely gutted and replaced the kitchen. To include our guest's favorite hyper-elevated island counter. No idea why the previous owner did that! We replaced and strengthened the kitchen floor, replaced all the kitchen cupboards as well as all new appliances with a beautiful granite countertop. We also put a small beverage fridge on the back deck to reduce foot traffic in and out of the cottage. Our new kitchen was a large expense so we hope you enjoy it.

** It's been an awesome five years now and we thank all our guests so very much for all their kind remarks left online and in our guest book. Your kind remarks online & in our guest book make all the work we put in so worth the effort, thank you! You are making this a very fun investment for both our families. As summer of 2023 came to an end we approach winter of 2023/2024. We hope to see you back in 2024 and beyond. For our returning guests, you will notice the changes immediately, for our new guests, just know, over the past 5 years many changes have taken place to bring "LiL Blu" back to life. Previous owner didn't give her the attention she needed and was screaming for attention. Over the last 5 years we gave her what she wanted, LOVE. She's happy again and we hope you enjoy your stay with us and truly enjoy "LiL Blu".

Please read our guest book and follow our simple rules. Our cleaner and friend RITA, takes great pride in cleaning and preparing our cottage for your arrival. We as owners want you to walk in and be impressed with how clean she is, the decor and just be relaxed and home away from home in our comfortable little cottage. We don't ask for much when you leave but we do ASK that you leave "LiL Blu" in decent condition. No dishes in the sink, no stains on our new carpet, no water bottles scattered on our floors, No sneakers in our dryer, (that was awesome), we simply ask that you clean up after yourselves upon your departure. For whatever reason this year we have had three occasions where we have had to withhold part or whole of a security deposit. We take pride in NOT having to do this and in our six years of renting with well over 200 families in and out, we've only had to withhold part or whole deposits 5 times. We don't like doing that. However, we have spent a lot of time & money in refurbishing this little cottage. As we recognize she is not the "Marriott or the Hilton" but she is our little slice of heaven on the lake. I will say, MOST of our guests leave her in excellent condition for Rita but a few have not. Even though she's only 1,000 square feet in size it takes Rita 5-6 hours to prep her for your arrival. That's because she is meticulous in her cleaning. So, we request that you arrive and depart asper our rental agreement. We don't want Rita there alone with guests she does NOT know. Most of all, come and enjoy Chautauqua Lake and LiL blu...!
