This two bedroom cottage at Carlton Beach has been renovated to provide a comfortable getaway; ideal for relaxing by the beach. Lovely views to Carlton River mouth and the water of Frederick Henry Bay. Situated at the end of a cul-de-sac and backing onto bush, it is private, quite, sheltered and sunny. There are a variety of bird species who will sing you their songs, a resident bluetongue lizard, bandicoots and wallaby’s.
A great place to day trip and explore Hobart, Richmond, Tasman Peninsula, and the East Coast.

The cottage offers 2 bedrooms, full kitchen, dishwasher, shower room, bathroom/laundry, lounge (with two double futons)/dining and outdoor living. We supply all linen, heat pump and wood/wood fire TV, DVD, BBQ facilities and outdoor setting with umbrella. A pantry stocked with basics and essentials (more info on request). The adjoining Dodges Ferry (5minutes drive) provides excellent grocery, butcher, and bottle shop provisions, has a post office, newsagent, pharmacy, doctor and hairdresser. If you're feeling energetic Healthy Horizons Fitness Centre is a 5-minute drive away.
Dodges Ferry is in the southern beaches area and there are plenty of local beaches, surf, sheltered bays and easy coastal walks. You can walk to Carlton Beach in 10 minutes and the river mouth in 15min, abundance of water birds. Carlton Park Surf Life Saving Club patrols the beach each weekend and public holiday from December to March. Carlton Beach is considered one of Tasmania’s best and safest surf beach’s particularly for learners and children and the river mouth is great for fishing from the shore. Or enjoy Park, Red Ochre and Blue Lagoon Beaches, all within a five to ten minute drive.
There is a boat ramp adjacent to the 'Boat Park' children's playground, so bring a tinny and throw a line in – lots of flat head in Frederick Henry bay. Summary: Superb property with modern conveniences, warm and cosy with magnificent views of the ocean, and surrounded by bush land and gorgeous trees. We thoroughly enjoyed our stay in this beautiful property where we had all we needed, with shopping centres and a magnificent beach 5 mins away. Mostly. we enjoyed the location which is peaceful and quiet, and availed us a most relaxing and comfortable stay.

Summary: The property it appears from the guest book has been in use for some considerable time and this was reflected by things such as a mattress and pillows that where incredibly soft and worn and I found myself sleeping on the sofa. The fire was lovely however, it was disappointing it was not set ready to light (from previous experience in other properties having the fire set and suitable wood close to hand to get started in warming the property would have been a lovely touch); the axes in the wood shed where broken and the lock on the wood shed was a challenge - thankfully we arrived with sufficient daylight to sort these things out. Listed in equipment available was a DVD player, this was not available at the property so cozy movie nights in front of the fire did not materialise. Tiled fire surround was broken and we discovered the pieces in a draw - again highlights long term wear and tear. Stove and oven good and clean, shower good and clean, quiet location with wildlife visiting overnight and close proximity to the beach and good location to explore the surrounding peninsula.

Summary: Have stayed at Little Rocks on a number of occasions now and the property has become the preferred meeting point for family from the north and south of Tasmania. A relaxed and comfortable property (close to a wonderful beach!) and communication with the host has been easy and positive. Definitely looking forwards to the next visit.

Summary: Definitely needs an update on furniture and kitchen accessories. (no whisk etc, just bits and bobs of dishes etc) Lucky my daughter had her van that we could use stuff from. Lounge futons were absolutely uncomfortable. 2nd Bedroom only had bed and chest, no side tables and lamps. TV was not a smart TV. Size doesn't matter but if you are not offering wifi at least we can use our hotspot on a smart tv, especially for the little ones. Didn't use the combustion heater, but handle doesn't close and inside had old ash and something has collapsed inside. Lucky our little dog was trained as the property can not be locked up with gates to keep them inside the property. No flyscreens on windows (mossies throughout) Very windy and eerie through the night. Shower and bathroom was brilliant. Location was great for what we wanted to do.
